The agent didn't respond in a reasonable timescale to numerous calls for things within the flat to be fixed. They only responded after chasing them several times.

What agent could do to change your mind?
We are totally disappointed with the lack of service received from Belvoir Lettings for the entire time my son rented his flat through them. When he moved in the place was filthy with fittings ie blinds etc. literally hanging off the walls in a disgusting state. The bathroom was just a meca for damp with no window and no working extractor fan and the sink was hanging off the wall. The agent was completely ineffective and took weeks to action any repairs - even when the so called repairs were done the problems still remained and the agent just didn't care.
The cleaning bill on moving out is a complete and utter joke. The agent wants ‚£120 to clean a flat that is the size of a postage stamp and was cleaner than when my son moved in! I have phoned the agent so many times I've lost count but have only ever received one call from them. They say they have asked for a breakdown of the cleaning bill but one has never arrived so you can only draw your own conclusion from that. Eventually I'd had enough of the totally ineffective letting agent and so asked to speak with the manager. What a mistake that turned out to be. Mr Lewis Stuart was extremely aggressive on the phone and refused to listen to anything I had to say. My daughter was in the same room and although I had the phone against my ear, she said she could hear him from the other side of the room! He was not interested in anything I had to say and had zero customer service skills. Belvoir have reduced the cleaning bill to ‚£90 however when I asked for a breakdown of how they had arrived at this new figure Mr Stuart said he had 'plucked it out of the air'. How is this right??
I would never use this particular branch of Belvoir again and would urge others to steer clear as the company clearly doesn't have tenants best interests at heart.

Comment on agent fees
The flat was filthy, smelt damp, was damp and many of the fittings were unfit for purpose. These things should have been rectified prior to my son moving in.
