I chose this agent because I felt very comfortable with Dan when he came to view and value. He wasn't too pushy, he just did his pitch and left me to think about what he said. I reckoned he had more local knowledge than the other agents and he didn't have to persuade me. Result: full asking price achieved. Liz was the one who liaised with the chain and supported me through the sale and she did it very well. Beals did everything they claimed they would.

As a landlord I have tried to do everything I could for my tenants, when new ones entered the house it was always newly decorated and as attractive that I could make, we would spend time doing the garden as we were proud of the house
The house is not a business as we inherited it following a bereavement so we have some history connected with it
When on recent occasion the vacating tenants left the property in such a poor order including dents in the wall and generally dirty and untidy I thought I might get some support from Beals
In fact they agreed with this comment and said I could only get some assistance if I could provide some receipts despite me saying I would clean and decorate myself and ask just for a nominal figure
So I appointed contractors not thinking I would get all my money back just a %
The tenants refused/ issue went to arbitration/ Beals instantly forgot that they thought I had a case I wasn't even asking for

It seemed they just wanted to avoid any problems and just take the commission every month

We have recently completed buying our first house through Beals Hedge End branch. We had 3 viewings, all of which were easy to arrange and Liz and Dan made us feel very comfortable to take as much time as we wanted to look around the property.
The entire process was very easy and smooth from their end and they did a great job keeping us up to date with progress.
The team were very friendly, every time we went in to the branch it felt like a very personal experience.
We are now renting through Beals too and so far the quality of service seems to be just as high!
Overall all the Beals team, especially Liz have been extremely helpful and professional.
We would definitely recommend.

1) Return Customer calls 2) Learn how to treat customers in a respectful way 3) Telephone etiquette 4) Be polite 5) Never hang up the phone on a Customer

I then sent an online request for a call back from Lettings and had still not received acknowledgment. I rang the Office again on the Tuesday and spoke with Adrian to which he advised one of the properties was Let. I advised I would go back on the site and have a further look at potential properties. I came across White Way on the website to which I contacted the Office again and spoke to a Matt in Lettings. He was very abrupt and rude. I passed my details on and arranged a viewing for Whites Way for the following day.
I later received a call from Matt advising me a holding deposit had been taken on Whites Way I then expressed my disappointment in not having my calls returned the previous day, not being told previously that viewings were obviously being taken that day on the property to which I could have attended. Once again he was very rude stating that the deposit had only been taken an hour previously so he "had no idea what my problem was" and then put the phone down on me.

I decided to use Beals following their speculative e-mail to me as a reply to an advert I posted on Gumtree. I wouldn't ordinarily use an agent and therefore I had no hesitation in stating what I was prepared to pay for a tenant 'find-only' service. They agreed. They found a tenant within a matter of days and the quality of the tenant was (has been) great. They dealt with the viewing, references and tenancy agreement as part of the service. I dealt with the deposit protection. The 'Terms of Business' could have been better; certainly more personalised to the circumstances in which we agreed to do business. My only gripe (although it's a general gripe towards the industry and not specifically Beals) is the amount of time it took between the date the tenant paid (i.e. the deposit and rent) to the date it was finally added to my bank account. Online banking today is 'in most cases' 'almost' instant. Therefore (and regardless of whether the tenant paid the deposit by cash or card) ten days is, in my opinion, too long, unnecessary and sometimes divisive between landlord and agent.

Ended up letting it after month's of waiting at £100 under original price (£200 under what they said they would get) because people with muddy shoes were in and out, we had to travel 200 miles to check things out and pay for carpets to be cleaned and decorating, also noticed both toilets had new toilet rolls in for future tenants when we went down toilet rolls were used and toilets were dirty. when tenants final moved in and paid first months rent to Beals on the 7th of June I was told that the money would not be with me until the 17th, Why a 10day delay.

Beals seem to be working for the tenant not the landlord even had to travel 200 miles to do the garden for them as they took so long to find a tenant. was told tenant had 2 children, then found out from tenant that they are expecting their 5 child.

The key to their excellent service is excellent communication. They always let me know exactly what's happening, every step of the way and it's the one time I never leave myself reminders to 'chase' them. I rarely have any time between tenants and never worry that I will be losing rent. It's also a pleasure to receive a service which is personal, friendly, yet always professional. Finally, it doesn't matter who you speak to - everyone seems efficient and you always get a call back!

I found the service from this estate agent to be excellent from my initial dealings with their Manager Stephen Coughtrey and thereafter Daniel Whitton. The brochure was excellently put together and looked expensive and professional and I cannot tell you how many compliments I received about it. Dan was an absolute delight to deal with from the way he handled the viewings through to the eventual sale. He was particularly brilliant when I lost my first buyer who gave no reason for backing out, but my house was immediately marketed within 12 hours with viewings arranged in 24 hours and another buyer found in less than a week - impressive! Dan has the right temperament for dealing with people and I have nothing but praise for Dan who works in an industry that often receives negative press.

The only slight negative i have with the service is the partnership/dealings with Sparks who automatically take over our utilities without asking, the way it was explained to me is that i would get a choice whether i could sign up with them but they just took over and we are now going through a lengthy disconnection phase and will suffer costs because of it, so if you guys could either drop Sparks or make sure you explain the deal properly that would of made the experience perfect.
