Absolute shambles of an estate agent and caused us so much stress when trying to sell our house, despite this being a sellers market. Our house sale very nearly fell through several months after we agreed a sale, specifically because of their incompetence and inability to liaise with any parties during this period.
They sell themselves on making your move stress free and charge more than the basic providers as they are supposed to do the heavy lifting for you – This simply was not the case and my partner and I found they caused more stress then had we done this ourselves (which by and large we did).
The list of calamities was endless; I’ve listed the main issues:
• Initial advert - we had to the team setting up the advert they should note the fact that the bedrooms (in a small 2 bed house) had inbuilt/fitted wardrobes and also to mention the biggest (by far in our view and people looking to purchase based on their comments to us) selling point which was the garden and that this also backed on to fields, as for some reason they opted not to use a photo of this. • Not vetting viewers as promised before booking in viewings, despite promising to (i.e. not establishing agreement in principle). • Bagshaws didn’t initially insist on doing viewings (despite this being one of the selling points..) which was fine at first but given the volume of interest I would have expected them to take some on and, in hindsight, although we didn’t mind doing them I find it odd that they didn’t want to be there to SELL the house, given that’s what we are supposedly paying you for. It was only after we had to put the house on the market for a third time (due to them not vetting peoples buying position/intentions) that I insisted that they do the viewings due to how tiresome it was becoming and I felt that Bagshaws would put more effort in to vetting people if they had to take the time themselves, and even then they were reluctant and kept trying to get me to host viewings. • Never had a response when emailing through the app (for call-backs or queries). • Never able to speak to anyone when we called and often had to keep calling as wasn’t getting call-back from messages left. • Complaints from numerous potential buyers about how difficult it is to get through to anyone and never receiving call-backs. • When we cancelled an evening viewing due to our son showing symptoms of Covid, Bagshaws did not contact them and they made a 45 minute round trip and I had the embarrassing conversation with them as to why we couldn’t let them view. • Constantly having to chase Bagshaws for updates/feedback, they were NEVER proactive. • When the accepted offer was made, it took at least 48 hours for us to be told there had been an offer and that was only after us chasing to ask for feedback form the viewings (this was several days after taking place). We are still in shock about this. • Delays in getting paperwork/agreement in principles because Bagshaws wanted every person making an offer to speak with their mortgage advisors and this seemed to take priority over our sale, despite these people already having advisors/AIP’s. I found this to be the main reason for delays in getting updates and notified of any offers. • Lack of professional knowledge. I.e. it was clear form the first accepted offer that the buyers had no intention of buying the house and simply offered the amount to “hold” the property before getting a second viewing. It was us that pointed this out to their staff and we were soon proven correct. • No dedicated person to contact: There was never any clear point of contact, steven kept saying he needs to check with Dane and vice versa. • Sale board not erected for several weeks after current sale which meant we kept getting other estate agents contacting us thinking we were struggling to sell. • After selling the house for the third time: after 4/5 months from acceptance of offer when the people we were buying from proposed a competition date, it became apparent that our buyers had not once been chased by Bagshaws. We know this because it transpires that the buyers still hadn’t sorted out a mortgage and we had never once been provided with an update by Bagshaws in the 4/5 months (the estate agent we were buying from – Hannells – chased us and gave us updates on a weekly basis by the way). After pointing this out to Steven or Dane they claimed they had been chasing but never had any of their calls returned – if this was true; why would they not find it suspicious/alarming that no calls were returned in 4/5 months and why would you not advise us?! Bagshaws were clearly lying on this one. • I spoke to Dane/Steven and advised them to provide a deadline to the buyers and to get updates as we were still unsure what was going on. I heard nothing back for 48 hours so called the buyers and their mortgage advisor MYSELF and gave Bagshaws updates (wrong way round?!). • After I managed to speak directly with the buyers mortgage advisor (because they were apparently unable to do so) I mentioned to their team that the mortgage advisor told me he had never had a call or conversation with anyone at Bagshaws. I told Steve or Dane this and they claimed otherwise – I asked them what number they had tried to reach them on but they couldn’t tell me. The response was that they had system issues the day they spoke with them so number didn’t save – the alleged conversation was nearly 2 weeks prior, so I questioned how they have been chasing the advisor as previously stated if they didn’t have a number in the past 2 weeks but this question was ignored. So yet more lies. • After all of this I made a formal complaint to the office manager, Kate. Most of my points were ignored, including advising full payment will not be made on completion due to the shocking service received. This did not resolve anything so we did all of the future chasing ourselves and kept Bagshaws updated off our own back and at our own expense. • Bagshaws made no effort to resolve the final amount with us and understand our stance and simply passed us straight to debt collectors for the full amount. There was zero responsibility taken for their failings and no sympathy/empathy for us.
These are not all of the problems we faced. If after reading this you still think using Bagshaws (who aren’t even cheaper than their competitors, btw) is a good idea then you have no one to blame but yourselves when you experience the same painful level of professionalism that we have.

What agent could do to change your mind?
Reasonable monthly fees, but the change of tenant fees are pretty steep given that it's just a cut and paste of the previous agreement with name changes

Well Im not quite sure whether my annoyance is with the company as a whole or whether solely with John in sales whom by far is the most disrespectful Agent/Negotiator I have ever spoken to. Based on the conversation with this awful character I wish to never have any dealings with this agent at all. Avoid at all costs as a buyer or seller. In this day and age Customer Service is what business thrives on, but john on the other hand hasn't the slightest. Plenty of other Agents who are happy to help as much as possible why use this one. I Recommend Hall and Benson , Hannels, even Haart.

Ive tried selling a property throgh them but to be honest they are a complete waste of time and cause more grief then they should. NEVER return calls or reply to emails.
Do not waste your time with them, walking around with a sandwich board with your house details on is cheaper and probably gets a better result.
