Estate agents seem to charge extortionate fees for doing very little

Don’t use them!

Absolutely terrible service from start to finish. I rarely write reviews however I feel I should share my thoughts. Potential buyers were unable to make appointments as the branch was closed on several occasions which made communication impossible, emails were unanswered and calls diverted to a central office which we not acted on. The wrong information was passed to the wrong solicitors which was a breech in confidentiality and caused delays. Despite reporting this to the team they then fell silent and stopped communicating altogether. We are amazed we sold our property at all! Avoid at all costs a go somewhere else.

He helped the vendors and I to negotiate a price, kept the vendors calm when there were delays, helped to supply information to the company providing my bridging loan and was generally a sympathetic ... I can't comment on this as I was a purchaser not a seller.
George went the extra mile in many ways in order to help me to purchase a house in Stanton in Peak. He helped the vendors and I to negotiate a price, kept the vendors calm when there were delays, helped to supply information to the company providing my bridging loan and was generally a sympathetic ear throughout. I can't thank him enough!

I rang and enquired about a property in Gt Longstone, not being from the area and only being up on the weekend i was feeling hopeful, but not expecting to get a viewing on Saturday, unfortunately they were fully booked on Saturday, still i asked Natalie a large amount of questions about the property, area and everything i could think of really. She was extremely knowledgeable and helped me thoroughly. after putting the phone down i realised there were some more things knocking around in my head that were unanswered. this time when i called a young man, George, answered, again he managed to answer the questions faultlessly, and when i mentioned i was unable to visit on the Saturday, and was only in the area for the weekend offered to let me view on Sunday morning! very rarely have i experienced people going out of their way like this ( keep in mind they do not open on Sundays) When i viewed on Sunday George was again pleasant and knowledgeable! Massive thankyou to Natalie and George, for going that extra mile. Definitely recommend using this agency for buying or selling.

We arranged to view a few properties in Tideswell, and a chap called George came to meet us. The first property we saw appeared to be more of a mystery to him than it was to us. His knowledge of the property was non-existent, questions I asked were answered with "Not sure about that, but I'll find out and let you know" he didn't call us though to answer any of our questions afterwards, nor did he call us afterwards for feedback (Sellers Beware). The next property we went to see, also appeared to be a complete mystery to him, in fact, the keys did not open the door, and it seemed to be occupied by squatters, which I appreciate can happen, but any salesperson worth their salt, would have made a few pre-checks to ensure that the property was in good order and available, given that their clients had driven 200 miles to view it. I asked him to call me later on that day to explain what had gone wrong, but once again, he did not call. We called about another property in Cressbrook (Top Cottages) on Monday 2nd July, telling George that we would be in the area on Friday 6th and would like to arrange a viewing. George did not call me back, so I called him on Friday 6th before making the 200 mile trip to ask why he had not called me (again). "We can't get access" he said "Its a holiday Let". So, when exactly were you going to tell me this George? "I was off yesterday (Thursday) and asked somebody else to call you" he said. Well, they didn't call me. (Sellers Beware). George told me that the person he had asked to call me had sent him an email. Really, I said, can you forward that to me please? He said he would, but guess what, correct, he didn't. His telephone manner is unbelievable for somebody in sales, great periods of silence where he doesn't speak, or is too afraid to. We have moved house 8 times in 30 years, and this guy takes the prize for being the most inept, useless agent we have encountered. Remember, if George says he'll do it, he most probably won't..... (Everybody Beware). Deal with somebody else... We will!

One star is being generous 0 is a more accurate ratting . I used these because they were local thinking they knew the area so could value correctly and have a list of potential buyers. How wrong could I be. I am now 100k less than my initial valuation , which to be fair they did not do, however I stressed the need to be accurate and they said they could get 60k more than what it is on at today. I am contemplating legal proceedings so really can't go into my situation too deeply but I can offer some advice if you are thinking of using them. 1) negotiate the fee as they appear to fluctuate what they offer. My fee was point 5% so 0.5% not 1% or anything higher. 2) do not trust what is agreed verbally is reflected in the contract as it is the actual contract you sign they adhere to not a verbal agreement. If you agree anything verbally the get it written on the top copy of the contract. 3) when she asks you to sign the contract check that the carbon copy is the same as the top copy. They stick to the top copy so photo copy their top copy 4) don't agree to sole trader even if you will always just use them. They will claim referrals so a fee will be due to them even if they no longer represent you. This could be for up to 2 years in certain circumstances. I did expect the standard 6 months. 5) a referral is even if someone calls and asks if it has a loo. 6) read the small print that is located in the print on the reverse of the contract after the page you sign on,and don't sign the contract until you have. 7) join the home owners alliance who will check the contract over for you and their membership fee covers lots of free stuff and gives you discounts on others. Best £40 I have ever spent wish I had done it before I signed up. The legal advice they gave me saved my sanity 8) don't trust what they say is gospel. In my case what they inferred was not. 9) before you sign ask them for a blank copy of the contract to enable you to read it in private where you can give it good consideration and not in a position where you are trying to read while they sit there clicking a pen putting pressure on you. Don't accept the comment you can read at your leisure and have a period where you can cancel.
So if any estate agent refuses to show you a blank contract my advice is don't use them. What are they afraid of. They give you a copy so it's not for that reason.
All in all my advice is definitely never use Bagshaws in Bakewell and I personally would not use any Sequence homes branches as they are the group so guessing they know of the policies and staff.
I wish I could write everything Bagshaws in Bakewell said and did to me but at the moment I can't however at some point I will extend this post.
