Guild House Estate Agents opened its’ doors on 2nd Feb 2018 with one goal in mind. That goal was to provide the best all around service in estate agency in Rugby and the surrounding villages.

The whole process from the initial valuation for the sale to completion on our purchase was plain sailing, both Kerry and Toni were amazing from start to finish. Highly recommend Guild House. We had 3 agents value our home, but we had a figure in mind we needed in order to complete our move. Whilst all 3 came up with the same valuation, the other 2 wanted to put it on 10 and 20k lower than that, but ToniAnn at Guild House felt we should get our asking, and she was right! First offer came in 10k over, 2nd person who viewed! I feel this is down to ToniAnn, she was very positive and enthusiastic about selling our home, which we didnt feel from the other agents, so they dont feel it, buyers wont.She took great photos of our property and the brochure looked great! I know theres a stereotype of estate agents, which we had a feeling of with the others, but not Toni! Shes very knowledgable about her industry, ameniable, approachable, and a act! We were always kept up to date with what was going on, great communication, and special thanks to Kerry, who is someone you need on your side to get you over the line!! We were close to having to find thousands more in stamp duty when the cost went up in April, but she chased everyone in the chain to get it done in time, when everyone elses solicitors and agents, were dragging their feet! Overall, a fantastic service start to finish, dont go anywhere !

From the first time I spoke to Kerry to enquire about a property I had seen on Rightmove she was polite, helpful and relatable. Meeting her at the flat, she was honest, friendly and professional. Kerry gives such a personal service, I truly feel I have made a friend. She was so invested in my purchase from me putting an offer in to handing me the keys on the day of completion. She went out of her way to chase, give me information and keep me up to date with everything. There was a lot of stress along the way and hurdles to cross but I felt Kerry had my back and did over and above what she could me. I couldn’t fault the service and would highly recommend anyone buying or selling a property to get in touch with Guild House.

We were kept informed at all stages in the process of the sale and Guild House were helpful in assisting us with contractors to resolve issues that arose from the Home Buyers Survey.
Kerry dealt with the legal & probate side of the sale very efficiently, liaising with our lawyers to resolve any questions & queries as quickly as possible.
Our family had owned the house over 50 years and the understanding shown to our emotional attachment to the house was handled perfectly.

Complaints Procedure
Complaints Procedure (Sales) Guild House Estate Agents are committed to providing you with the highest standards of service. However, if you feel that our service has fallen short of your expectations, we’d like to hear from you; not only to allow us to apologise to you but also to improve our service. Most complaints can be dealt with by our Manager. They will do their best to resolve the matter quickly and to your satisfaction. Stage One If after speaking with the Manager, you think that your complaint has not been resolved, you are invited to make a formal complaint in writing by email or letter. Please provide a written summary of your complaint and address it to Customer Relations Department as detailed below. Your complaint will be acknowledged within 3 days of being received. The Manager will make contact with you to discuss the matter further prior to launching a full investigation. Upon completion of the investigation, you will receive a detailed response advising you of the outcome in writing within 14 days of receipt of the original complaint. If further time is required e.g. for reports to be received from a third party, then you will receive a written explanation at the end of the 14-day time frame. Please forward your written letter or e-mail to: info@guild-house.com Guild House Estate Agents Ltd 27 Tower Road Rugby Warwickshire CV22 5NA Stage Two If, after a full investigation, you feel that your complaint remains unresolved, the matter will be referred to the Company Director who will personally conduct a separate review of your complaint. You will receive an acknowledgement from the Director within 3 days and a full response within 14 days. Stage Three We are committed to ensuring all complaints are fully and fairly addressed. We respect your right to take any unresolved complaint to an appropriate third party for dispute resolution. Therefore, on our final letter we will always confirm when a ‘deadlock’ situated has been reached, which signals that we have come to the end of our internal complaints procedure and that you may now progress your issues to our Alternative Dispute Resolution entity which is The Property Ombudsman. Please note: You should refer the matter to The Property Ombudsman as soon as possible after receiving our final response, but within 12 months of the date of our ‘deadlock’ letter. You will need to complete the above steps before you raise your concerns with the TPO or NAEA.
