AVOID! AVOID! AVOID! Diabolical experience from start to finish. I’m not the first to note the shocking incompetence of David Rothwell at Yopa who was assigned to market and sell our Preston (Lancashire) property and I have no doubt I won’t be the last. Extremely poor communication from the moment you sign up and boy, do I wish I hadn’t! Doesn’t answer callsvoicemailstexts… nothing literally weeks at a time… the longest response time was 6 WHOLE WEEKS!! Zero feedback from viewings, mainly because he wasn’t completing the viewings but was still marking them as ‘complete’ or ‘cancelled on the system! Our property was vacant so David was supposed to be conducting all of the viewings. I took it upon myself to contact all of the people on The Hub to ask feedback- some said they were rejected a viewing because they’d been told by the agent we had taken it off the market, some who were marked as ‘complete’ never even had a viewing because David himself was a noshow, one lady who was very keen to buy said she tried numerous times to get a viewing but the appointment kept getting cancelled by the agent! On the advert, the virtual tour didn’t upload properly and was of poor quality, listing went live prior to approval and our requested changes were never actioned. No For Sale sign 3 months.THREE VIEWINGS IN 98 DAYS. Tried to make me go to auction which was absolutely ridiculous and unnecessary!! I had no choice but to estate agents and still had to pay the pleasure of doing so. Whole experience was utterly bizarre and dodgy. Complaint filed. Ombudsman contacted. Moved to Guildhall who were great and sold our property within 2 weeks of switching!

Total garbage, agent had no understanding of the market, the area of the pricing, only got us a single viewing in 6 months from someone who wasn't even in a position to purchase, had to give it up as a bad job.

We completed on our flat sale in September. Liza was very helpful, supportive and professional, easy to contact and chased proceedings when necessary. She explained Yopa's pricing options very clearly so that we were able to select with confidence the appropriate one for our sale. She kept us informed all the way through the proceedings. I will have no hesitation in using her again if we have another property transaction, nor of recommending her to others. Thank you Liza.

Absolutely awful company please avoid. It’s very true you get what you pay for. Traditional estate agents are good at what they do for a reason do not use these cowboys. All they want is your money they have absolutely zero interest in selling your house
The Yopa model is to get instructions by pricing the properties high so more people use them, they’ll sign you up for the buy now pay in 10 months time and continually badger you to reduce your asking price until you’ve had enough and bin them off. But wait you then have to pay them even though they’ve done nothing to help sell your house. Please avoid it WILL be the worst decision you ever make!!!

AVOID YOPA Not worth even one star. Absoliute waste of time and money, nerves. Signed with them unfortunatelly in spring. Stockport,Manchester agent talked me into fixed price plan with them. Stupid me agreed as market was really good for sellers and had really high confidence in my property as good location, modern finish etc and there it started. Loads of interest, viewings, 4 offers straight away. Stockport afent offered to choose one of them with the highest offer as according to her she did all the searches and buyer provided all the proves and documents needed. Few month later-no progress in sale- comes out buyer and his wife both lives from benefits!!!????......how its possible to miss by estate agent?! 3 offers been refused for the one who lives from benefits and obviuosly couldnt get a mortgage. House back on market-another few offers again advised to choose one of them-withdrown offer..long story short-4 withdrown offers one after another. Finally 5th offer. Seems promissing. Agent garanteed she is on the case, chasing solicitors,buyer and there is a delay from the buyers side but she spoke to him and he definately keep to buy it. Started to get bad feeling and contacted the buyer myself to find out he withdrown the offer as well few days before and agent knew it as well part of the withdraw reason is yopa agent delaying the process as he booked and paid for the survey but agent canceled the date and didnt offer, got back with another ( yopa agent at that time was telling me she is on the case and chasing everyone). At that time was so stressed as had to pay 2 mortgages and lost confidence in yopa and its agent that offered €10.000 discount to the buyer myself to save the sale which he agreed to. Process continued but this time me comunicating to the buyer directly as after confronting yopa agent about not checks been done previuosly,not confirming viewings on yopa hub and them expiring, declining the servey date etc etc she told me not to contact her again and blocked me on watsapp at 10pm in the evening. Even she unblocked me the following morning didnt want to speak to her ever again and she didnt have a clue what she was doing or simply was not interested in selling the house as she had me signd fixed price sale fee nomatter sold or not. At the end I couldnt manage the sale myself as had no experiance/knowledge in the sale process and had no any kind of help even shown inerest from yopa team how its going so had to say no to the buyer who tried to lower price even more and choose another estate agent. Yopa head office/complain team. After few withdrown offers and specially after first accepted offer from the person on the benefits I contacted the yopa main office and requested a new agen as I beleaved I have full right for that if one is incompetent and find out that thats the only one they have in Stockport but will look into speaking with her about what is going on. Main office even asked why I havent checked the buyers incomes ( buyer on benefits) when asked if wasnt it agents job person shut up. Straight away I got a call from the agent telling me because of my complaint she is refusing to process the sale even she booked 7 viewings for tonight unless I call head office and take my complain down ( there were no viewings on yopa hub booked at all but appeared straight away within minutes after she called me...obviuosly me still hoping for the happy ending called yopa back and agreed to give them another chance. Send a complain again about not having another agen, agent being incompetent, rude while replaying my messages, delaying sales, buyer complaying about the agent, agent texting me not to contact her again and blocking me on watsapp at 10pm even we spoke to her few hours ago and it was 4-5 hours since the conversation and text/block. Unblocking me in the morning. For me agent telling not to contact her and yopa not being able to offer the new one is contract termination from yopa side and leaving me on my own so why should I pay them? Aparantly I will have even they partly accepted thier fault ( partly?!) And offered me £200 discount on final price I have to pay them in February by email. Bit later got another email telling because I didnt confirmed that I accepted the offer of minus £200 offer is canceled and I again have to pay in full IOI is it a joke?! Complain department ignoraly was emailing me that they tried calling me but was no answer so asking for another time they can call me. Telling them the time. Waiting for the call,staiering at the phone and them email-I didnt answer! IOI called myself spoke to some guy who was very "concerned and apologetic"told he will call back with the answers-guess if he did?! Now yopa agent told not to contact her, no other agent available. I was forced to find another agency and due to pay £1200 for yopa in February. PLEASE AVOID

The agent did not provide any feedback from the vendor on the offer made.
She spoke with me on the phone after I made the offer (in writing) saying the offer is low and that she would communicate to the vendor (as she has to as per Estate Agents Act). Then disappeared until 9 days later when I emailed to ask. Not professional.

They couldn't sell toffees in a Toffee Factory, disgraceful, please for your own sanity don't ask them to sell your house, they need to go back to basics and learn what a phone is, and learn that when a customer calls, ...answer it, because it might mean they want to view a house.... horrendous experience with prospective house buyers all complaining about the lack of service they've received.

All went well with Yopa with the local Agent Angela being helpful and efficient. The sale happened after a small 2 week hiccup and the the money was with our solicitor who paid us the balance after having paid Bill's including nearly £3000 to yopa. Problem being we had already paid Yopa 4 months earlier. So we have paid twice which off course should be no problem because they'd send us the double payment. After 20 days we still have not been paid. I really cant believe they would keep someone's money for more than a few days. It's a disgrace.

Two months later, the sales process has become protracted and the communication from the seller's solicitor to ours has stalled. As things stand, we have already invested close to £7000 in this process (not including solicitors fees so far) and are frustrated and dissatisfied.

As things stand, we have already invested close to £7000 in this process (not including solicitors fees so far) and are frustrated and dissatisfied.
We contacted our Yopa agent, stating that we were tempted to withdraw from the process if things did not move along and if communication from the sellers did not sharpen. We explained the appeal of the purchase from our perspective was that sellers wanted a swift and a smooth sale, and that, despite being a cash buy and the surveys apparently already in place, it did not look to complete within the Yopa contract's fifty six business day window.
My expectation was that he would assist with moving things along and liaising with the seller - that is the role of the agent. Instead, he phoned me from his car and rather than helpful, it was clear that he was irritated and annoyed. His response was that we were getting the property 'reduced', that he wasn't prepared to show us the property again if were planned to withdraw. He complained that he wouldn't get paid if we withdrew and that this was all a draw on his time, which he clearly resented, and questioned how he was 'supposed to get hold of a solicitor' on a Friday afternoon. Only after we reminded him that his issue should be with the seller rather than us, did he say he would chase them. When we asked for another viewing of the flat, he said that he wasn't inclined to show us round on a Sunday because he could be spending time with his family instead. His suggestion to sort the issue out with the delays was for us to simply stop asking so many questions about the property, stating that he himself had previously bought properties without completing full conveyancing due diligence and that we could do the same.
We expected Yopa and our Yopa agent to help with this process from start to finish, not simply provide a finders service. It is clear, however, that once we paid that buyers fee and now that we are financially locked in, the 'friendly friendly' approach has been dropped, and our agent no longer feels any obligation to be helpful or even polite and that, as buyers, our requests are regarded as unreasonable and clearly an enormous irritation. The Yopa agent set-up allows for overly familiar and unprofessional communications from the agent and lines to be crossed, which would likely not occur in an office.

Going with Richard Fentum to sell my house was absolutely the best decision. Richard clearly is an experienced Estate Agent, whose honest and no nonsense approach was very refreshing. Going with Richard Fentum to sell my house was absolutely the best decision. Richard clearly is an experienced Estate Agent, whose honest and no nonsense approach was very refreshing. Felt completely conned by our agent who 1. Over valued the property massively leading us to put the property on the market - a realistic valuation would not have. Not only this bit he was more interested in a quick sale and not pushing for more than he was in what was best for us the seller. The attitude was you may as well take the offer. his attitude was appealing no accountability and left us out of pocket seeing as you have to pay their fees sale or not after you’ve engaged them . Complete rip off.

When I signed the contract with Phil Williams to sell my property it was not with the expectation that my property would definitely sell, but I did expect he would act in a professional manner to give the best chance of a sale. When I signed the contract with Phil Williams to sell my property it was not with the expectation that my property would definitely sell, but I did expect he would act in a professional manner to give the best chance of a sale. However, my experience of dealing with Mr Williams has included:
- A terrible property write-up containing numerous mistakes that materially impacted the chance of a sale (such as incorrectly stating that the property only had 99 years left on it lease). Also marking the property as “Under Offer or Sold SSC” (even though no such offer existed) so that the advert couldn’t be seen by potential buyers unless they changed the filter to include properties that had an offer or were sold subject to contract (unlikely).
- Property photographs that look like they had been taken by a 5 year old that had just been given their first camera phone.
- Failure to reply to my many phone calls/voicemails/text messages to discuss feedback, changes I wanted to make to the advert, and offers. He completely disappeared!
I have been through the Yopa Complaints process, and they agreed with me on Mr Williams conduct, upholding my complaint. Mr Williams has also been reported to Trading Standards. However, Yopa have only offered to reduce my bill by £250 from £1299 to £1049. Quite what they think Mr Williams has done to deserve this apart from submit an awful write-up and pictures to a couple of property portals I’m not sure. As far as Mr Williams appears to be concerned, as soon as you sign the contract, he will get paid anyway regardless of whether he manages to see the property or not - therefore any level of professional standards and conduct disappear (as does he).

YOPA get paid either way so effort and care are zero both on a local and head office level. I have bought and sold numerous times but our experience has defied belief! Negligent, lazy, unprofessional, totally uncaring.
It was also a probate sale so we thought we could trust YOPA to help ensure that all ran smoothly. Big mistake!
There are lots of other shocking reviews out there too, I only wish I had read them before trusting YOPA and being badly let down and wasting a large amount of time and money.
YOPA were/are trading at a massive loss, probably due to all the above, and should be closed down if they are not providing the service they are paid for. They use the word “smooth” in their marketing which is false advertising based on our experience.

Not worth even one star. Absoliute waste of time and money, nerves. Signed with them unfortunatelly in spring. Stockport,Manchester agent talked me into fixed price plan with them. Loads of interest, viewings, 4 offers straight away. Stockport afent offered to choose one of them with the highest offer as according to her she did all the searches and buyer provided all the proves and documents needed. Few month later-no progress in sale- comes out buyer and his wife both lives from benefits!!!????......how its possible to miss by estate agent?! 3 offers been refused for the one who lives from benefits and obviuosly couldnt get a mortgage.
House back on market-another few offers again advised to choose one of them-withdrown offer..long story short-4 withdrown offers one after another. Finally 5th offer. Seems promissing. Agent garanteed she is on the case, chasing solicitors,buyer and there is a delay from the buyers side but she spoke to him and he definately keep to buy it. Started to get bad feeling and contacted the buyer myself to find out he withdrown the offer as well few days before and agent knew it as well part of the withdraw reason is yopa agent delaying the process as he booked and paid for the survey but agent canceled the date and didnt offer, got back with another ( yopa agent at that time was telling me she is on the case and chasing everyone). At that time was so stressed as had to pay 2 mortgages and lost confidence in yopa and its agent that offered €10.000 discount to the buyer myself to save the sale which he agreed to. Process continued but this time me comunicating to the buyer directly as after confronting yopa agent about not checks been done previuosly,not confirming viewings on yopa hub and them expiring, declining the servey date etc etc she told me not to contact her again and blocked me on watsapp at 10pm in the evening. Even she unblocked me the following morning didnt want to speak to her ever again and she didnt have a clue what she was doing or simply was not interested in selling the house as she had me signd fixed price sale fee nomatter sold or not. At the end I couldnt manage the sale myself as had no experiance/knowledge in the sale process and had no any kind of help even shown inerest from yopa team how its going so had to say no to the buyer who tried to lower price even more and choose another estate agent.
Yopa head office/complain team.
After few withdrown offers and specially after first accepted offer from the person on the benefits I contacted the yopa main office and requested a new agen as I beleaved I have full right for that if one is incompetent and find out that thats the only one they have in Stockport but will look into speaking with her about what is going on. Main office even asked why I havent checked the buyers incomes ( buyer on benefits) when asked if wasnt it agents job person shut up. Straight away I got a call from the agent telling me because of my complaint she is refusing to process the sale even she booked 7 viewings for tonight unless I call head office and take my complain down ( there were no viewings on yopa hub booked at all but appeared straight away within minutes after she called me...obviuosly me still hoping for the happy ending called yopa back and agreed to give them another chance.
Send a complain again about not having another agen, agent being incompetent, rude while replaying my messages, delaying sales, buyer complaying about the agent, agent texting me not to contact her again and blocking me on watsapp at 10pm even we spoke to her few hours ago and it was 4-5 hours since the conversation and text/block. Unblocking me in the morning. For me agent telling not to contact her and yopa not being able to offer the new one is contract termination from yopa side and leaving me on my own so why should I pay them? Aparantly I will have even they partly accepted thier fault ( partly?!) And offered me £200 discount on final price I have to pay them in February by email. Bit later got another email telling because I didnt confirmed that I accepted the offer of minus £200 offer is canceled and I again have to pay in full IOI is it a joke?! Complain department ignoraly was emailing me that they tried calling me but was no answer so asking for another time they can call me. Telling them the time. Waiting for the call,staiering at the phone and them email-I didnt answer! IOI called myself spoke to some guy who was very "concerned and apologetic"told he will call back with the answers-guess if he did?!
Now yopa agent told not to contact her, no other agent available. I was forced to find another agency and due to pay £1200 for yopa in February.
