The service received throughout the process was first-class. We were given good advice and supported extremely well. A very special mention to Michael for all his help, and without it I'm sure we would have struggled. Michael made the journey easy, nothing was to much trouble, and he went the extra mile many many times, so a great job well done. I would recommend Reeds Rains, they acted very professionally in all aspect of the transaction, and i would use again without hesitation if I had a need.

Shocking service.... seen a property I liked, booked the viewing, shortly after offered the *asking price* sent proof of ID proof of funding etc .... was then given the silent treatment, no feedback at all except one email which appear to be spam as it had no title,,,, no acceptance or decline of offer,,, even though at asking price!!!! I can only assume the tenants didn't want to sell to a landlord because they were going into rented accommodation,,, oh the irony,,,, aggent made no effort what so ever to go to sstc.

Reeds rains offered my house for auction through I am sold. The auctioned the property and got ZERO bids. The agent let themselves in as I was getting out the shower at 3pm, I was thinking I wouldn’t have anyone in until 330. Again, illegal. Had to ask them to take their shoes off, embarrassing once more. Haven’t responded/acknowledged my complaint after 9 working days. The property ombudsman service they’re part of has a code of conduct which advises all members to respond to complaints within 3 working days. Fail. 6 more working days to go until the ombudsman said I can go to them, not that I’m counting down or anything..

Branch manager failed to apologise after a complaint I raised at the start of the tenancy. Maintenance didn’t fix an issue that meant I couldn’t cook properly for 4 weeks at which point I wrote said complaint and threatened to reverse my direct debit. Shock, it kicked them into action because money was involved. They only care about getting people into properties.
No response from maintenance, not even an acknowledgement, after 7 days. Unacceptable.
The reason they’ve got so many 5 star ratings is because the branch staff are awarded with vouchers if they get good ratings so they hound you for a 5 star rating after you sign for a property. Tanya actually deserves 5 stars as she makes up for the shoddy response to complaints and the fact if you want anything fixing you’ll have to wait 2/3 weeks or chase it up (wasting even more of your time).
Customer service isn’t needed in an industry where there are so many tenants looking for houses but so little houses available.
Reeds Rains complaints handling and maintenance 1 star. Tanya B 5 stars.

We are renting a house managed by Reeds Rains. Our landlord is wonderful, but our experience with Reeds Rains' poor management has caused serious issues and made us feel insecure in our tenancy, leading to unnecessary stress. In the last six months, we have:
1) been forced to live without hot water/heating (in February) for two weeks as the Reeds Rains' maintenance department did not pass on information about the issue to our landlord. We made a formal complaint to Reeds Rains who reluctantly (after weeks of calls and emails) agreed to compensate us. They did not take responsibility, despite their agent acknowledging that he had neglected to pass the information on for over a week.
2) Despite going on to a rolling monthly contact (SPT), Reeds Rains are now attempting to force us to sign up to a 12 month tenancy, at the cost of £120. We did not have to do this last year and they are not answering our questions appropriately, and their poor communication has given us the impression that we have no choice but to sign up to the tenancy. Their emails have implied that we sign a 12 month tenancy renewal or our notice will be served. We are not in the position to sign up for a 12 month tenancy as, after two years in the property, our circumstances are changing. There has been no acknowledgement of this or any sense of understanding by their renewals team.
3) We are often called for marketing purposes by Reeds Rains local branch who seemingly call to thank us for looking after the property so well and then attempt to sell us products which we do not need, and they will ask questions like 'do you know what you'd do if you couldn't pay the rent?'
4) Our experience when when signing up to the initial contract was comical as their representative was unable to deal with paperwork, frequently lost documents and wasted hours of our time in the branch office during our working days all for a sign up process which should be simple.
5) Their fees are extortionate and we will have to pay £120 to leave the contract.
Overall, our experience has been fraught with difficulties. The company have little understanding of the situation renters are in, and they attempt exploit our position for their financial gain. We would not recommend any landlords to use Reeds Rains to manage their property, and we would advise renters to use a different lettings agent.

Very happy with the Marketing and selling of our property. Good communication with staff and felt fully involved in the process.
However, during the Progressing of the sale/purchase we would have appreciated more regular communication from the agents and a better understanding of our particular requirements. Felt our wishes concerning good notice of completion were disregarded making the final week of the process, with exchange and completion close together extremely stressful. It is not good enough to simply say that this is what always happens.
