Accent property management are not the worst but they could do better. In general they are reasonably professional but they need to treat tenants with more respect. First, they do not always give you notice of workmen visiting your property or of viewings for prospective tenants. This to me is a serious invasion of privacy, Second, when you move out you WILL pay for professional cleaning (including carpets) even if the property has been cleaned to a high standard. They use the rather subjective nature of cleanliness to ensure this. The checkout report will be much more detailed than your check in inventory and it will note every possible defect with exaggerated language. A few pieces of dust will be described dusty, your carpets will suddenly have a strong odour, for example.

This agency charges massive fees yet fails to deliver any kind of service. You will be chasing them from the first day, doing their work for them.
Then when you come to leave, they will try and fleece you for as much deposit as they possibly can.
I found my dealings with them painful and the complete opposite of transparent, you will never feel like they have any of your interests at heart. Their conduct will leave you feeling like you can't trust them.

For example, most tenancy agreements operate on a roll over contract - not Accent Property. In order to continue our lease we had to pay fees of £100 every six months to the company, this was on top of the huge fees paid at the beginning of our tenancy. I have made enquiries and this does not happen elsewhere.

On checking out of the property at the end of our tenancy, Accent Property have attempted to retain as much of the deposit as they possible can even citing 'furniture indentations on the carpet' as a reason to hire a proffessional and hence retain our money. The manner in which Gary Topham has dealt with us has been appauling. He has not allowed for ANY reasonlable wear and tear of the property. It is sad that a company such as Accent Property cannot recognise good tenants. Keeping a tenants deposit is a very serious game to this company and I would warn anybody renting a property that will be managed by Accent Property not to - it's not worth it. They are simply a horrible company to deal with.

What agent could do to change your mind?
Bear in mind that some of your prospective customers are students, who do not have the money or experience that your other customers may have. If you\'re going to reject tenants from renting tell them as soon as you know rather than waiting for them to get in touch, what are you paid for after all?

Secondly, some of the staff were quite patronizing, unobliging and impatient. (We are students they should realise we are not particularly experienced in this field) To add to this, we were later declined from renting a property, but no one thought to get in contact with us. We only found out from them by phoning them 3/4 days later having heard nothing. As a result of this, me and my housemates are probably going to have to split into groups to seek other properties as they have kept us waiting and now there is nothing left.

Terrible agent with terrible customer service
First of all i choose this agent because i was recommend to and in the begining everything was fine very friendly etc. after we speak about the property and about the fees they tell me that first they check with tha landlady and after they will charge me everything ok until here.The landlady agreed and we proceed i pay the fee (wich later i found out it was more than they told me) and the reference company contact me,my previous landlord ,my bank,my employer everything was ok but they called me from the agency and ask me to provide my payslips and i did and then they change their aditude and start telling me that is not ok and we found a problem with you payslips so my employer called them several times and tryed to find a solution in the meantime they start telling me that i can't rent the property only if i pay SIX months in advance i started to become nervous and i called the referecing company to see what happened and they told me that i was ok and passed the check and it was now on agent decision. They refused to rent me the property and also they didn't refund me any money back because it was their "policy" .i am now dealing this case with a solicitor because it was not my fault it was agency mistake.
Try to stay away from them..

Accent is the kind of lettings agency which landlords love but tenants hate. A shiny office and a shiny website, all paid for by obscene fees charged to tenants. Hundreds of pounds charged for every kind of fee they can think of, fees like checkOUT fee, charged when you check-in - such practice is so bad it's been outlawed in Scotland. Any problems with the property are fobbed off by their patronising property management people who clearly have very little knowledge of the property. I was fortunate to not have to go through their checkout process - my landlord saw the light and ditched them for another agent, but the property was not amazingly clean when we moved in and issues raised before we signed up were merely listed on the inventory rather actually resolved. Unfortunately Accent have a lot of nice properties on their books. Landlords PLEASE don't go with Accent - it's not fair on your tenants.

I was told that the property had been re-carpeted throughout, and redecorated. What a joke. There were holes in the stair carpets, marks in the master bedroom carpet and on the landing. The walls were scuffed to hell and back and there was no smell of new paint. It stunk to high heaven and I had to use incence sticks and spray smelly stuff to try and get rid of the smell of smoke.

Whenever we phoned to complain or ask for something to be looked at we were ignored.
I felt I was treated like a piece of dirt.
I then lost my job because I was recovering from Cancer, and was treated like scum.
When I gave notice, I was told I had no choice but to have the property cleaned professionally. Never, ever have I been asked to do this before, at a cost of £200. Which I cannot do without. I was then told the carpets needed to be replaced and the property needed redecorating because of the smell of smoke. I do not smoke!
I now have to go through dispute to get my deposit back.
These people are crooks, and Gary Topham is arrogant to the point of being totally offensive and personal.
PLEASE DO NOT USE THESE AGENTS!!!!! YOU WILL BE THROWING YOUR DEPOSIT AWAY.

I have five properties that are managed by Mitzi and has done for several years , she is fantastic at understanding every tenant and their respective needs for me as a landlord. We rented a property at Warren Close in Cambridge from Accent Property. We found all aspects of dealing with them professional and respectable so I was surprised to read negative reviews on here - hence deciding to write a positive review (I know people love to complain rather than compliment).
The property was kept in a very good condition - when we noticed a couple of things hadn't been included on the inventory, such as a couple of the numbers were rubbed off the gas hob, Accent were quick to amend things.
With maintenance issues we found things were fixed quickly - the lift was the main problem with the building and broke about 3 times in our time there, this was quickly fixed each time.
When we wanted to leave they were very lenient with us. We had not read the contract and assumed we could hand in our notice at any stage of the month. We discovered this was not the case with our contract and we had just missed the deadline by a few days, so were liable to pay nearly a whole extra month's rent - we already had another property lined up so this would have cost us a lot. Accent were very understanding and said that as long as they managed to re-let the property we would only have to pay up to our moving date. They managed to find someone to move in the day after we moved out - so we didn't have to pay anything extra and I'm sure some letting agents would have had us over a barrel!
We had no problems getting our deposit swiftly returned either.
So all in all a very good experience with Accent.

For quite some time, I have been a customer of Accent and the service afforded to me is impeccable. I have been blessed to have had Mrs Emma Hood look after my property and she consistently delivered, sorting mundane issues (broken vacuum cleaner, shower) to larger ones (big repairs). I don't have to worry much and I am very happy that the place is in such great hands. Moreover, although I know Accent acts in the interest of its customers, mainly the tenants, but as a landlord, I have also always had the great feeling that they are acting in my best interests too!

Angie has been managing my 3 properties in Cambridge for many years now (not sure how many but more than 5 years). She is fantastic. She is always available to help, she is often at her desk or working on the weekends.
She is responsive to all my questions. Always does what she says she will do. She does not need any reminding.
The quotes she gets when work needs to be done are always thorough and give me confidence that they are well researched and competitive. She understands the needs of the landlord to minimize expenses. She never wastes my time which I really appreciate.
The rest of the staff I deal with at Accent are generally polite, professional and helpful.

All tenants are carefully screened to avoid non-payment of rent and all the problems that can result from this situation if not controlled.

I have used Accent Property Management for a number of years and have always found their services to be extremely professional, polite and considerate. All tenants are carefully screened to avoid non-payment of rent and all the problems that can result from this situation if not controlled.
There is significant competition within the Cambridge lettings market. Accent has a large and wide property portfolio, which no doubt draws criticism from the cheaper end of the lettings market, where tenants are financially stretched.
Many tenants often have an unreasonable expectation of rental property and fail to make the distinction between a hotel and a home. Standards of property have seen significant improvments over the years, thanks in part to necessary government legislation. This has forced up letting costs and thus has an impact on rental costs to the tenant.
