Been renting with Grainger for just over 2 years in the same flat and Mitch and the team have been fantastic the whole time. Rental increases were minimal which is soooo helpful. Really quick to respond for queries and always available. Best bit is when you need an engineer visit for broadband/fire/boiler checks and the team are on site to assist entry so you dont need to take time off. Would definitely rent with them again.

I just wanted to say a big thank you to the Grainger team. I genuinely LOVED living in my flat at Springfield House. I was very sad to have to leave. The management team run by Edyta are great. Very easy to talk to and flag any issues to if any arise. They're always very supportive and get everything resolved quickly. Now the majority of Covid restrictions have lifted across London, I was really impressed by Edyta's efforts to start to bring the Springfield House community together a little with the odd little event.
Other mentions go to the maintenance team who are kind and quick and efficient and do a great job when needed.
And lastly I just wanted to mention the concierges: mostly Nick and Kevin who to run the front desk who are always keen to help if you need something.
Sadly I've had to move out now. My girlfriend got a job in far West London so we couldn't make it work with a mega-commute from East to West everyday but I really couldn't recommend living here enough.

The property manager and groundsman were always very helpful and responsive to our requests for information and support, which made it a great place to live. If we returned to the UK we would definitely use Grainger again.

Consistent negligence of issues with basic equipment not working. It was extremely slow and inconvenient to get someone to fix the water, and often I'd go full weekends without hot water, forced to take cold showers, with nothing I could do. The attitude of the residential managers was also appalling and unprofessional, not replying to emails and refusing compensation for illegal matters such as leaving residents without hot water for weeks.
DO NOT trust Grainger as a landlord. Their contracts are extremely shady, and there's little power you have as a resident enabling them to ignore major problems with your property if they arise.

Be wary about this developer. I own a flat in building originally developed by Grainger Plc. Grainger plc still holds the freehold. The building is only 12 years old but the roof already needs a complete replacement.
1. The problems with the roof and water leaks persisted for years in several buildings in the development and Grainger did only very minor jobs to fix them while we were under the NHBC license. Now, shortly after the NHBC license expired, they decided to do major roof works and bill more than 5,000 GBP on average per flat for that. They deny that they intentionally waited for the NHBC license to expire but I don't believe them.
2. The company Grainger kept hiring in the past to fix water leaks and related issues are not good at what they do given that the problems have persisted. Guess what? They are hiring this company again to be in charge of major roof replacement and other works.
3. Past surveys identified the issues with the roof and water leaks and design and construction problem.Yet, Grainger are refusing to take responsibility for that and refused to go after the company who they actually hired to design and build our development even though this company was still within the liability period... I consider this as sinister behaviour towards the leaseholders.
Overall, they speak nicely about their history as a company and about their stance in the industry but in the end of the day they continue to fail people they were happy to sell leases to in the first place and who are the truly innocent party.

Grainger response to the roof leak issues in our development has been very disappointing. The leak issues have been happening for a long time and every time Grainger only did some patchy jobs which proved ineffective and short-lived and the problem kept reappearing.
Last time they were informed about the major leak issues in one of our blocks in mid-2019. They were very slow to react to this and to do anything about it that by now in March 2021, when they finally starting doing some works, some of the flats have become inhabitable covered and dump and black mould (ceilings and carpets). Throughout this time Grainger through their managing agent accused affected leaseholders of (i) not being patient enough (recall it's been a year and a half and people witnessed their homes deteriorating quickly); (ii) not providing enough information about the leaks (this is despite multiple repeated emails with photos and everything and even Grainger's own surveyor visiting the affected properties and taking the photos); (iii) exaggerating the problem and advising that flats are habitable (one look at the provided photos or a quick visit to the property would convince anyone it is a health danger to live there).
Overall, extremely disappointing of how slow and ineffective Grainger is in dealing with this issue.

I am writing here to express our disappointment with Grainger as our landlord and freeholder. This review also appears in Trustpilot and has been vetted for accuracy and objectivity.
Having bought an apartment from Grainger in 2009, we have seen nothing but denial and unwillingness from Grainger to rectify the plethora of problems we have encountered. These problems include penetrating damp, flat roofs not draining properly, non functioning entry door systems and most distressingly their choice of cladding at the time of construction. In all these instances, Grainger kept up an air of detachment and reluctance to behave with integrity to resolve these issues, preferring instead to blame their partners and to pass costs on to their leaseholders. Unlike Barclay Homes and Taylor Wimpey who have decided to fund the replacement of inappropriate external wall cladding now found to be dangerous, Grainger are working to force us to borrow their money so that they can put right their mistakes.
Since publishing this review, Grainger have seen fit to deem it defamatory to say that they are working to force us to borrow their money. I was asked to submit evidence and it was simple - their Managing Agent of choice said so in a letter! So now the review has been reinstated and I see that others have had the same response from Grainger that amounts to more of you-are-wrong-and-we-are-right.
Also, since this review appeared in Trustpilot, Grainger has also written to their leaseholders in which the Chief Executive of Grainger, Helen Gordon, has confirmed that their Managing Agent of choice decided to hold a ESW1 survey because of 2 lessees having requested one. This was done without consulting the Residents' Association nor giving what would have been the correct advice at the time which was that the survey was not necessary given our building being under 18 metres in height. Thus we find ourselves being the victims of a lack of professional advice, an unnecessary survey and as a result, a huge bill for mistakes committed by Grainger.
My advice to all is to conduct some serious research into your landlord or developer before you pay your money. There are some who will not behave with integrity and will blame the parties (architects and builders) who were invisible at the time of your purchase.

I lived at two different Grainger properties in 5.5 years. They were great. And they really came through when I hastily had to move to the U.S. during the pandemic and during the last month of my lease - very accommodating about the circumstances and hurried nature of the move out. I was not penalised for it in my deposit which I’m so grateful for. Mitch and Stan were phenomenal and the primary reason for my favorable review. I was sad to leave the beautiful square and their friendly faces.

Its hard for me to find fault with Grainger, I've experienced good and bad landlords over the years and they were without doubt the best.
Our property manager Nicolette always dealt with any property issues or questions very quickly and efficiently. Repairs were always taken seriously and done promptly by professionals. Rent was reasonable and the whole moving in and out process was very smooth.
When the time comes for me to move again, I will be keeping an eye out for Grainger properties.

I was with Grainger for over 4 years after they acquired and refurbished the building I was living in. I was dubious (and worried) about having to deal with such a large company. However, my fears were unfounded. Always professional in their communications with tenants about upcoming work within the building, the refurbishment, which is almost complete, has transformed the apartments into somewhere it's a pleasure to come home to.
I've just ended my association with the company, as I've moved to Spain. There was absolutely no problem getting my deposit returned, for which I am grateful.
If you're fortunate enough to be looking at a Grainger property, my advice would be to grab it with both hands.
