Gordon and Co. are by far one of the businesses I have had the least pleasure in communicating with, not that they do a lot of the communication as they take a significant amount of time even to answer urgent enquiries. We had mould in our bathroom that they were useless in organising repairs for- this occurred in January and we are still yet to hear from them regarding an update with the council despite us emailing on multiple occasions for a reminder on updates- only one of which of which has been acknowledged. We had a big issue with heating and asked for compensation for many reasons associated with this. Despite knowing the landlords answer on said compensation, they regretted to tell us any updates for 3 months despite near weekly emails from us asking for any small progress. Their staff are very rude on the phone and are very accusing and never understanding of a situation- upon a door lock becoming jammed one employee accused us in the phone of doing it ourselves! They are incredibly inconsiderate of a renters situation and I shall make sure to not let anyone I know have to deal with them. They have increasingly tarnished our standard and experience of living and they could not care any less.

Avoid renting any property through this estate agents. Good at the beginning of the tenancy when you have paid them a fortune (£390 admin fees) to move in!!! Extremely awful when you move out and they try to rob your deposit by picking on useless things in the checkout report. i.e. there's a small scratch on the tv unit (a cheap IKEA unit that has dozens of scratches when I moved in), there's a crack in the fridge drawer and will charge £30 (was there when I moved in and it was glued and functioning ok) and so on so forth. I'm my case the landlord was an overseas investor who doesn't care about tenants and it takes him weeks to approve repairs. in some cases he never approved major repairs without any clarification. He once decided to sell the flat without telling me (I found the ad online) or Gordon and Co and liaised with another estate agent to advertise the flat. He then requested Gordon and Co to seek access to the flat to view it for prospective buyers. Go&Co sent me a vague email accessing for access to flat without telling the reasons and I later found out online that the flat was put on sale 3 months after I moved in!!! Got&Co were very biased and always on the landlord's side. I'll be taking them and their landlord to court so they learn some lessons.

Probably the worst letting agents we ever encountered. They will pretend to be nice to you at the beginning so you can put down your money. Once you check out, they will try everything they could to rip you off no matter what. Bunch of liars with no sense of empathy. The Strata building is also a big pile of mess with broken elevators for years which will never get fixed and the rest of people in a 40 storey building have to use one lift. Highly recommend everyone not to rent properties from Gordon & Co and DO NOT stay in Strata.

As just moving to the UK and needing a nice apartment quickly, we were very pleased with Rahan. He was patient and took the time to arrange viewings the same afternoon we walked in the agency because we only had a few hours in London. He helped us secure the apartment and guided us through all the procedure. A few months later, as our family grew, we moved in an other apartment managed by Gordon & Co. The process was really smooth and easy. And the deposit was fully restored quickly after we moved. We would recommend this agent.

I dealt with both Chris and Rahan to secure a rental property, and I was impressed with the service provided. They understood my needs and stayed on top of my case from day 1, which was necessary considering that I had to move my family during the school term. They also helped negotiate a custom deal with the landlord, which was a step beyond what a typical agent does nowadays.
Granted certain move-in logistics could have been handled smoother, but I hold no grudge against either Chris, or Rahan because most the issues were caused by LendLease (developer)and the fact that the property is a new build.
I would definitely recommend both agents to anyone looking to secure a rental property, as I had approached 7 other agents in the London Bridge - Elephant and Castle area at the same time, and I chose Gordon & Co because of Chris and Rahan's professionalism and personal traits.

I had to remind them that giving false information, wrong claiming and unfair practices is an offence under the Unfair Trading Regulations 2008. For example, they produce a fake inventory report that was not signed by both parties and tell you that it was genuine. They claim back money off your deposit from item that does not exist (and when you confront them, they acknowledge it) or claim "dilapidation" without any proof. They will also claim unfair fees, and additionally misleading information. Work is sloppy (no inventory done) and I am talking to the authorities about this agency and unfair practices.

No check in with an agent, keys were dropped in concierge and report was dumped in junk mail, when we asked to resend a new one they didn't. At the end we have to find it in junk mail after months of request( which they did not resent) and released they did not spot out the stains in the carpet and now they are requesting for the tenant to pay the full price for replacing a brand new carpet where the damage was reported 11months ago and no one has taken action on it!
while living in the property, house viewing can go up to twice a week for two months. The flat sound more like a tourist attraction.
Gorden and Co agents can, as they like, just call in and say they are from Gorden and Co and want to view the flat!!!Literally anyone!!!!
The best of all is, Gorden and Co's Agent decided to Whatsapp message too! ALL Random and haunted!
The agent requested for full 12months rents in advance with no discount and nothing at all and ALL I asked for is a hazard-free home to stay for 12months! It took me 20mins to sign the contract and pay and gave my family 14months of horror and sadness! NOW all we can do is to wait for money to be taken off as much as they would love to so they can renew the carpet where the agents must have ruin it when they view the flat!
* We did not get a chance to view the property before we move in! We walked in gorden and Co and paid the money and signed the contract thats it! AND this is what we ended up! paying for someone's mistake!!!!!!!
DO NOT USE Gorden & Co if you don't want to pay for others mistakes! and loss all of your money!
Fun part: if you want to renew contract you have to pay 90pounds for renewal OR if you dont want to renew, 90pounds move out fees!

This is the kind of company that you're warned about when you hear about housing in London.
We rented an apartment in the Strata building and here's everything that went wrong:
1. Ridiculous fees. Apart from referencing, you pay �360 for the contract. But this doesn't include everything, as you will pay �90 every year to extend your tenancy. Don't want to extend it? Too bad, as there's a check out fee of �90 in the contract as well. I assumed this is all standard when I signed, but it turned out it isn't.
2. The minimum charge for all repairs is �30 per the contract. We paid for professional cleaning, yet the landlord said that one of the toilets was not clean enough due to the base being heavily scaled. How much does it cost to clean the part of the toilet where the shit lands? Doesn't matter - �30 is the minimum and we had to pay it.
3. The apartment came with 3 light bulbs not working - even the inventory admits it. This wouldn't be too bad if those weren't those Aurora bulbs which cost �15 each.
4. The apartment had some old sheets, rugs and used things from the previous tenants which were supposed to be removed (which, again, the inventory confirmed). When we asked the agent, they just dodged it and told us to put it somewhere where it won't bother us.
5. The mattresses in the apartment were in a bad state, with the middle caved in. When we brought this up, the agent contacted the landlord and she insisted the mattresses were new, so we just dropped it.
6. A month after we moved in, someone from the agency contacted us saying we have not as yet returned a signed copy of your inventory and schedule of condition (the inventory and schedule of condition came to us as a PDF, which I pointed out). The person just sent another e-mail asking again to sign it and then never contacted us again.
7. The agency kept our service (spare) key. This wasn't a big problem, but the agent wanted to show the apartment when we weren't around. When we offered several alternatives, they pointed out they can just let themselves in using this key. We specifically said we're not OK with this and they didn't, but it just seemed unprofessional at best for them to even suggest using the service key this way.
Please keep in mind all of these things were something Gordon & Co were legally allowed to do - for the fees, we signed the contract. For the old sheets and mattresses, we could've checked before we signed. In both cases, we simply assumed best intentions on their side, yet our trust was misplaced.
There are better, nicer, more professional, cheaper letting agents in London. Please take this into consideration before you go with Gordon & Co.
Finally, to end on a lighter note, a few words of praise - Lisa Archbutt, the Assistant Head of Residential Management, was really good. She was extremely responsive and really did her best to solve what was within her jurisdiction.

now in the apartment and had many problems with heating (firstly no heating), they promised to send a contractor who just turned it off and on again then left- did nothing to fix the issue. At our own inconvenience we got the eon man to come and fix it however now the heating is permanently on the maximum!! meanwhile they are too busy/incompetent to do anything about the issues we have faced
