BEWARE! BEWARE! They are now trading as - SIGNATURE LONDON Unit 12 Town Quay Wharf, Abbey Road, Barking, IG11 7BZ These Cowboys need to be shut down and reported, they took £1850 of my deposit! https://beta.companieshouse.gov.uk/company/10486471/officers The link above shows being run by Mohsin Tahir with a new name or using family members Everyone needs to report these, I am not sure what to do, I cannot even afford a solicitor and now need to save for another deposit! If you google these guys look like they were also previously doing these scams under FRAZER KNIGHT. Also were on Channel 5 and the BBC. Signature London need to be investigated, under surveillance or something so it doesn't happen again!

May 12, 2018I wish I had seen this thread before meeting those scumbags. They found me from gumtree as i had put my property on to let. Sara and Naila would call me all day every after 1hr to hand over the property to them as they have the best tenants around. I got into their trap and signed an agreement for 1 year. Initially naila said I will get 1 month advance and 1 month deposit paid to myself. Later on she refused to give anything. She took the keys off me and let tenants get into the property before the agreement even started. Took £900 off from tenants. Also almost £5k deposit and rent. When asked about deposit, naila said she doesnt have any idea about it. Asked about rent and she goes she needs to discuss this with payment department. Atlast paid me after 3 weeks my first rent. 2nd rent paid after a month late. During that period called them bunch of scammers million of times but those idiots wont pick up nor reply to txt/email and at one point blocked me. I had to call from 10 different number to get hold of them. Deposit has been put under the name of James Bond not under the agency's name. Their website doesnt exists. Email provided on deposit scheme doesnt belong to the company. Tenants asked about the deposit were told to f**k off. Threats given to me and to the tenants. Please stay away from them. You need any information about them then i can certainly share my experience with you. If anyone can help me with how to get the deposit back please contact me. Thank you

May 22, 2018Hi mo (Signature London Letting agent big time fraud ) I been through all they are proper fraud Naila asked for deposit on house I have done via online transfer I told her from first place if I don't get enough document would u give this deposit back she said of course u can get ur money back £800 without any deductions I made sure thrice Then they agency document requirement very high which I can't fulfill what they ask for it now they refuse to give my money back & been so rude on phone so plz come forward if they been through any types of money taken & work not been done I have some Soliciter & legal advice people involved so anyone been through this scam come forward get in touch with me. Oct 30, 2018trying to help a tenant to get back his deposit. The kicker is that mydeposits gave back the deposit to Signature London!!! hence deposit has now disappeared, leaving the the tenant with no deposit for a deposit scheme. Local Trading Standards need to act fast when they operate/restart as another company. Companies House need to be aware. The Redress Scheme needs to work and the The Ministry for Housing, Communities and Local Government (MHCLG) have responsibility for monitoring the Tenancy Deposit Protection Schemes. They all have part in this paving a easy ride for these fraudsters!!! Any have their mobile numbers - these could be potentially investigated by TS to find an address - take them to court and seize assets and properties. Anyone have any CCTV video footage / pictures that could be circulated

We are in process for a civil claim but they closed their office.

Gave my property to carterstones on let only and they gave me fake tenants Ion and Onica Romanians and when I visited the property a week later the property was full of illegal Romanians who were waving a fake tenancy around similar to that carterstones drew up for me except they had made themselves as the landlords. The 20 odd Romanians living there never paid a penny to me to date as they insisted carterstones were the owners. I had to go court to evict as trespassers. Carterstones and the fake tenants all work together. Scums the lot of them.

I tried calling Mohsin too but no answer. I am now starting to think that something went wrong and they have run off with the deposit they were supposed to transfer to me as well as the rent money.
The Docklands office also does not answer the phone.

So I am basically losing out 2k because of this. We need to find out where these agents live. They owe so many of us.
Mohsin answered the phone when I called several times only for me to later read the article about them closing shop (which I suspected since they were closed when I visited and never answered my calls). Mohsin claimed he was on annual leave and I knew he was lying but didn't confront him. I know the more you call him out the more aggressive he gets over the phone.

I am a landlord and so far they own me £3000.
I find out they getting the money from tenants and use that money to buy other property "by to let" they play with the payment dates.
For a year and half I have late payments and I have to contact them so many times and stress my self out so much about this.
When I first gave the property to them to manage I thought with the agents is safe but I don't know in what trouble I was going to put my self.
By low they should belong to a redress scheme but they don't belong to any.
I think If we can get all together we can close them down by reporting then to inland revenue or somewhere else, if there is someone out there that can advice please do so.

Hello guys
I paid my holding deposit of �300 and next day i had a call saying the landlord is asking for a higher rent so they rented the to someone els before retuning my deposit which is still not returned.
All suffered people we must do some thing about them. They are not even registered with any deposit scheme as I been told by ombudsman member. I will do everything in my capacity to expose them. I am a landlord and unfortunately they are managing my property for almost two years.
The problems I have with this people is most of the times late payments, not never call u back, lack of information, even the tenant pay the money still like to keep for a bit longer.
The roomier are that they using landlord&tenants money to buy more properties or to pay some mortgages.
During this runs I make many calls to trading standards and organisation that deals with landlord and agent problems. And I find out a lot about them, they already are under investigation from trading standards, and have open court cases, they are known from the police if Redbridge for the fights with landlords and tenants.
I am looking for people have similar problems with them and we can get all together to look them in and close their dirty business. Please leave a note her for me or can contact me at ed.services@yahoo.com

Highly unprofessional estate agency . They didn't give two months deposit yet. It's been year. When I called them, they also said to email payment department and payment department never replied you back.

Sana said they could not give the tenants payslips or statements to us until they became our tenants as it was confidential information. I even remember Sana holding out a payslip of the tenant (apparently accidentally) and covering part of it so that I could only see the net pay from a distance. Thinking back I now realise she wanted to try and reassure me that that the tenants had enough money to keep up with rent but of course I could not see the date on the payslip from the distance I sat (could not even ask for it as it was confidential) - It was all just a ploy. This was the one time I met Sana and when I did find out the truth she never dealt with me and passed it all on to Shan.
Now Shan himself had a strange way of doing things. He tried to convince me that a recent bank statement and payslip would not mean that tenants would keep up with payments. Which meant he was trying to say that I should take on any tenant and just trust them without proof of income? Of course we all know this was ridiculous and I turned it back around on him. In the end I said I would keep the tenants if they could give another month's advanced rent which is the one thing Shan did sort out after I called to complain a lot. Shan no longer works there though.
I finally signed the contract and Cs did not send me the final copy until I asked for it. I have not been paid by Cs despite it having been nearly a month since signing it. Cs are meant to pay up in 3-5 days but it has now been weeks. They have finally given me an invoice and say that they can only pay me after Christmas which is ridiculous as the tenants would have been with me for over 2 months by then. You can make fast payments on larger sums of money on the same day yet Cs refuse to do so and say January is the only time they can make the payment. I explained it all to the payment team but they do not care and gave a generic responses (it's by email again as there is no phone number!). I asked that management call but again it is now the second day and no phone call. Amina in the office is the only one who seems to answer the phone, I have to keep pestering her to contact management but it looks like Cs leave it all to her to deal with. Unfortunately what I am asking for is out of her hands and all she can do is get people to call me back (who hardly ever do). I now do not have enough money in my account for the next mortgage payment all because Cs would rather keep the money themselves. I actually worry they'll go bankrupt or something and I will be left out of pocket with the way they're functioning!
They are a horrible company and I would ask you to stay away from them at all costs. If you are a landlord looking to rent out, whether you choose to pay Cs or not pay Cs a fee, it makes no difference to them because they will not do their job properly and simply look to get paid a fee as soon as possible by potential tenants. A met a few other people who went through the same thing.

This company is full of rookies!!!!!Save yourself the hassle and don't bother renting or letting through them! Carterstones are scamming people, whether you're a landlord or tenant or prospective tenant. Previously scamming as 'Frazer Knight' (pls check them on google) before they declared bankruptancy and continued scamming as CS. With landlords that have taken out mgmt contracts, they delay rent and eventually don't pay you rent; more detrimental they don't pass on the AST and deposit details to you, and you don't know who is in your property and there's a good chance your property has been sub-letted to multiple occupants (ie HMO)!. With tenants they probably don't hold deposits in a DPS. They also advertise bogus properties for rent and keep the deposit money plus 1 month's rent from tenants that respond to the fake ad. If you are one of these victims, please get in touch (ksosa70@yahoo.co,uk). There are others in similar positions that you can share information from - this I'm sure will help you sort out the unfortunate situation you find yourself in. Thanks
