My property in Edinburgh was rented through Fineholm for over 3 years. They were meant to be managing this fully. I should have known i wasn't going to get a good service from them, when they rang within 24 hours of the 1st tenant moving in, to say that the (brand new) fridge was not working. This was just not switched on at the wall... On check out and check in they do not inspect the appliances, rather leaving them up to the tenants. Obviously the tenant will not want to pay out if they can get out of it (completely understandable). Due to this we incurred large fees for repairing broken appliances which should have been pushed back to the tenants. Communication is very poor, it often took several emails and phone calls to get any information out of them. They handed our keys out to contractors and failed to obtain the return, in our minds breaching the security and therefore their contract with us. Their Cleaning contractor was equally as bad, and left broken glass on the floor! Again Fineholm just shrugged it off and said they'd never had any other problems, so I was still expected to pay for the inadequate service. In all using Fineholm as a landlord was a big mistake and has left us jaded and vastly out of pocket recitfying their mistakes
What agent could do to change your mind?
They failed to retrieve any money from the TDS for monies to repair damage caused by tenants. They charged £120/year for the TDS scheme but did nothing to check the property or its contents.

Aug 5, 2015We would like to take this opportunity to apologise for the poor level of service you feel you have received from Fineholm. We understand that you did not receive the full amount you requested from the deposit scheme, however the independent adjudicator did determine that aspects of the claim were betterment, which as advised, is not allowed. The details of the check out we have itemised and explained and I am sorry that we cannot reach an agreement with regards to it. We have certainly tried to answer these in detail. I am disppointed that you feel emails/phone calls were not responded to in a timely manner and know communication has been plentiful. We shall however look into this in order for us to improve the level of service we offer to our customers in future. The time frame for disputes is unfortunetly long and to an extent drawn out and updates can only be given when received from the deposit scheme.

When we first moved into the property, the letting agents were fantastic, very helpful & quick to respond, I had a problem with the tap & they sent someone out straight away. Further down the line they left me with birds flapping around in the boiler cupboard, sometimes managing to get through into the flat & it took months for anyone to sort the problem out. Then came moving out; I had to leave after a year because they were increasing the rent, they charged me £134 for 5 days that I wasn't even occupying the property (due to their official procedures), then came the list of charges. They'd gone over the place with a fine tooth comb, taken a photo of a single sequin &a single grain of rice &a hair clip (which was actually from the previous tenant - I found loads of them when I first moved in- & they must've dug down the edge of the carpet under the radiator to find it) & listed them as "debris", they'd found a speck of dust on the skirting boards & photographed it next to their little ruler, a single lolly in the freezer & a speck or two on the carpet, measuring a few millimeters. They'd found some packing tape stuck to the back side of the bed (I never spotted it while I was there, it was obviously from when it had been packaged up & delivered) . I have a 2 year old 24/7, I didn't have time to go over every single inch of the place & photograph & record every speck of dust etc. I left the place in basically the same condition it was in when I moved in. They were initially trying to take around 50% of my deposit, but have "very kindly" agreed to drop the charges to £230. I have taken it to dispute, but I need the money, so I'll have to just cut my losses now. BEWARE!! If you use these agents, take pictures of every inch of the place, any slight mark, crack, stain, anything at all-turn the mattresses over & inspect them, look in all the cupboards, pull out furniture, make a record of anything & everything you find & put it in the inventory. . Although I'm sure they'll still find something to charge you for when you leave.

Not to mention times where I had to cancel my plans (twice) for workers to come round just find out they have cancelled.. with no communication from * until I emailed her back the next morning.
Another main issue is the checkout process, I find it appalling that I had been charged £200 for this property that I've thoroughly cleaned. I wasn't given any clear evidence of what this amount covers except that the cleaners charge per hour and the note against the rooms were “Not clean”.
I made sure sure the property was left in a better state it was given to me (less dust on the walls, no cobwebs on the lights). And to be charged this much for a 1 bedroom property that I can guarantee was left clean is disgusting and unacceptable. Very disappointing and would strongly not recommend renting with Fineholm.

Always very helpful when I had a need to call, especially this crazy year. I was out on furlough and called in to ask if the owner would except 50% rent for 3 months. This is the company, that has its own maintenance department, that takes its job as seriously towards to tenants' requirements, as people their New Year's Eve resolutions. They can never fix anything properly, (just to mention a nuance one, didn't have hot water in the kitchen for 4 years in the middle of Edinburgh). At the same time they can charge you for "deep cleaning service" for a flat, that is waiting for refurbishment after deep cleaning, because they only accept their own "deep cleaning service", upselling like a good waiter. As an extra charge just kick last one into the tenants ;), as the google 2.2 review confirms.

My partner and I lived in a property managed by Fineholm for just under 2 years. In that time, we had an issue with almost everything in our furnished 2 bedroom flat.
While the location was undeniably fantastic, the flat itself was completely falling apart. Both a bed and sofa had to be replaced - and the latter took almost 3 months from the date we first reported it being broken until it was finally replaced. This after a joiner had come to repair it twice, and told us that the sofa in question as made with such poor quality materials that it would soon have to be replaced anyway.
We frequently had issues with plumbing, going several days without hot water, and 2 leaks in the same place that caused water damage in the flat downstairs. We can only apologise for the fact that their family had to be evacuated at 3:00 AM. On another occasion, we called the emergency plumber for a fast growing leak, only to find out that there wasn't a single plumber available, and that this had already been communicated to Fineholm ahead of time.
A few months into our tenancy, we noted a mouse problem and immediately reported it to Fineholm. Despite receiving a promise of a visit by a pest control contractor, nothing of the sort happened, and we were left to deal with the infestation completely on our own.
Over the course of 21 months, we saw weeks without a functioning refrigerator, freezer, oven, cooker hob, boiler, washing machine, vacuum cleaner, and were still awaiting repairs at the end of our tenancy. After having paid for a professional end-of-tenancy cleaning service, Fineholm sought £200+ from our deposit for further "cleaning".
Renting from Fineholm was by far the worst experience I or my partner have ever had or even heard of from family, friends, and colleagues. It has been a daily nightmare, and we hope that either (1) we are a complete exception to the rule and all other tenants are being treated fairly, (2) Fineholm completely overhaul their internal policies and procedures to make the process of renting a property through them even somewhat bearable, or (3) this review helps to deter a prospective tenant from enduring the hell that we went through.

I rented a flat from Fineholm (Edinburgh) for just under a year, with the tenancy finishing in June. We dealt primarily with Kim and Leanne, who were less than helpful from beginning to end.
Moving in, the flat was dirty (there was literally faeces on toilet brushes and our feet were black from walking on the floor) and our lease agreement was late given to us and fineholm illegally rejected our comments on returning it within the allowed time.
To summarise, issues that we faced in the flat such as mould from damp damaging various items of our property were never dealt with and we were told just to have the heating on more often.
This, however, was minor compared to the issues we faced when leaving. The flat was cleaned to a better standard than we received it in. We were then hit with a ridiculous cleaning bill of nearly £500 and disparate invoices from their cleaning company. They also tried to charge us for objects that were already broken and only dropped these once we provided undeniable proof- clearly chancing their luck.
We took them to adjudication and our deposit was returned in its entirety. We are now exploring our legal options regarding * activities that we genuinely believe fineholm are carrying out.
New tenants: make sure you take as many photos as possible when you move in and make very clear in writing any disputes you have on entering. Expect fineholm to be unhelpful and to try to take every last penny of your deposit.
