Fineholm were recommended to me by a neighbour and what a great recommendation that was.
From start to finish I was very impressed. Everyone I have been in contact with to date have been very professional, polite and friendly.
The whole process ran smoothly and I was informed at each stage as to the next steps.
Charges for account maintenance seem reasonable and fair and there are no hidden extras.

I was looking for help to secure a new tenant for my flat in Gorgie and the team was extremely helpful during the process from rental valuation, taking photos for marketing, advertising the property, erecting a ToLet board and managing viewings through to securing a tenant, completing the referencing, deposit and lease.

My property in Edinburgh was rented through Fineholm for over 3 years. They were meant to be managing this fully. What agent could do to change your mind?
They failed to retrieve any money from the TDS for monies to repair damage caused by tenants. They charged £120/year for the TDS scheme but did nothing to check the property or its contents.

I should have known i wasn't going to get a good service from them, when they rang within 24 hours of the 1st tenant moving in, to say that the (brand new) fridge was not working. This was just not switched on at the wall...
On check out and check in they do not inspect the appliances, rather leaving them up to the tenants. Obviously the tenant will not want to pay out if they can get out of it (completely understandable). Due to this we incurred large fees for repairing broken appliances which should have been pushed back to the tenants.
Communication is very poor, it often took several emails and phone calls to get any information out of them.
They handed our keys out to contractors and failed to obtain the return, in our minds breaching the security and therefore their contract with us. Their Cleaning contractor was equally as bad, and left broken glass on the floor! Again Fineholm just shrugged it off and said they'd never had any other problems, so I was still expected to pay for the inadequate service.
In all using Fineholm as a landlord was a big mistake and has left us jaded and vastly out of pocket recitfying their mistakes

I recently chose Fineholm to manage my property, I am moving abroad with work for at least a year and need to rent out my property. Mandy Beard came to my flat and has dealt with everything so far and I am very pleased. She was by far the most professional agent I had out. She gave advice on all things needed and the only one that mentioned overseas landlord implications. I have a tenant ready to move in towards the end of August. One less thing to organise. Thanks Fineholm, I feel confident in your ability to manage my property.

What agent could do to change your mind?
Provide a decent service. Do what you say you are going to do particularly when it comes to the terms of the Tenancy Agreement. Think a little bit more about your after care. Provide original copies of documents. Discuss the terms of the Tenancy Agreement before arranging signature. Advise who the proposed tenant is going to be.

I was told that certain issues would be included in the lease and they weren't. I now have a sub-standard lease that doesn't even address matters such as carpet cleaning. It took a number of weeks after my tenant moved in before I received the deposit and then only because I requested it. Fineholm need to understand that they are in the business of providing customer service yet they couldn't even be bothered to send me an original copy of the signed lease. I requested that they send me a copy of the inventory which I prepared and gave to them but they wouldn't even do that. Very disappointed with the service considering the fee they charge.
