Comments on Agent Fees
The problem with a set fee is that unlike a percentage this penalises the lower banded properties.

Although Estate Agents have, in recent years, been dubious in terms of their reputations, I felt that I must add a review for this Agent and in particular their sales negotiator Adam. In a very difficult sales market, Adam has been diligent in feeding back to us weekly despite often having nothing positive to report. He has always been polite, respectful and honest in his communications with me and I have every confidence that e has been trying very hard to achieve a sale.Even where this has not been forthcoming I feel that the communication, feedback and overall effort by this Estate Agent has been to a very high level. Given the market, and the lack of communication from competitors, I do feel that this agent and negotiator has excelled the service expected. It must be so difficult to make a weekly phone call when there is little positive news to report. To hats of to this office and thank you.

Very disappointed with the service we have received from Seymours. During our 16 week contract we have had three 'sales managers' 'looking after' our sale.
When we were present for the viewings they were quite frankly embarrassing. Barring a couple most of the Seymours staff showing potential buyers round were totally unknowledgeable as they had never been to the property, they didn't know all the details and in some cases even the layout. We therefore decided to take a turn at managing our own viewings as we felt we could do a much better job, as at least we knew the property but unfortunately this was unsustainable as often viewings were during the day in the week often with potential buyers who weren't even on the market yet
We were told when we instructed Seymours we would receive weekly updates on people viewing our property on line. We received two in 16 weeks, one of which we chased.
After a couple of weeks Seymours suggested we reduced the price of the property by �25,000, which we did. This was done online but when passing the agent one evening we noticed this hadn't been done in the window ! OK, you may not get much passing trade but how difficult can it be. At the end of the contract the window still says they are awaiting the EPC when they had this and acknowledged they received it in January (it is now May)
Feedback from viewings just don't happen.
Towards the end of our contract with Seymours we decided to just give them a key but after a couple of weeks we got it back as when we returned home after Seymours had done a viewing our front door was left unlocked. I collected the key after that, no questions asked, I didn't need to sign anything to say I had taken it back, nothing.
We have moved in over 20 years and we were concerned that this is the sort of service high street estate agents provide these days but having asked around (albeit to late) it seems Seymours are thankfully quite unique

What agent could do to change your mind?
they can employ some experienced staff and not a bunch of kids
they can stop harassing their potential clients.

i wish there was a way to score their service worse than terrible. Terrible is the lowest option which isnt bad enough for the atrocious service i received from this poor estate agency. I am currently on the market with another agent and i went out on a couple of viewings with tom and found him to be very rude and unhelpful. he attempted to put on a fake charm (poor attempt at that) when bombarding me to come on the market with them, otherwise he didnt know anything about the house i viewed with him. I have also been receiving countless calls from the west byfleet office about houses that i am not interested in. it seems that seymours invest very little money in their staff and like most agents employ a bunch of teenagers to do their diry work. if you want an estate agent make sure you use a company who employ mature staff and not a group of spotty inexperienced kids.
I will never use seymours to sell or to buy even if they had my dream home.

I had the misfortune to contact Seymours in West Byfleet as a property we were interested in was on the market with them. Having now received 7 phone calls from them over the last 2 days I wish I'd never got in touch at all. Tom at the Addlestone branch followed us around like a puppy on the viewing, his only concern appeared to be getting my details to value our property, despite my saying we weren't ready to put it on the market yet. I've now had 3 more calls asking the same thing. They're far too aggressive and their stalking nature has completely put me off dealing with them, whether as a vendor or purchaser.
