What agent could do to change your mind?
Be professional. Provide good customer service. Treat people with respect.
I would like to share my personal experience with one of the local estate agents Robinson & Jackson Bexleyheath branch. My husband and I have been looking to buy a house in Bexleyheath area for a few months. Unfortunately good properties do not come up on the market that often. A lot of the houses are overpriced even if they are on busy roads, very close to train trucks, have tiny rooms, odd layouts or small gardens. In the last 3 months, we only found a handful of properties on Right Move which we really liked. We wanted to view them as soon as possible and we intended to put offers through as our mortgage had been already approved. Two of these properties were listed by Robinson & Jackson Bexleyheath branch. On both occasions my husband called Robinson & Jackson to book a viewing and he was simply told that the open house was fully booked'. The agent did not waste his time to ask about buying position but immediately refused to consider even 5 minutes viewing as an option. This practice of Robinson & Jackson Bexleyheath branch is very unprofessional without a doubt but what is truly concerning is the fact that they treat both the vendors and the potential buyers in unfair and ruthless manner as they are only interested in getting thousands of pounds in commission for taking a number of phone calls and having one of their agents in the property for an hour or two on the open house' day. First of all, the agents of Robinson & Jackson Bexleyheath branch are not bothered to attract as many potential buyers as possible in order to get more offers and secure higher selling price for the vendor. Secondly, they do not give a fair chance to all interested buyers to view the property by taking the liberty to decide who can and who cannot attend the open day'. The agents walk away with their big fat commissions while the vendors could be losing thousands on their sales and the potential buyers end up truly disappointed as they were not even allowed to see what could have been their dream home. If the property you really like is advertised by Robinson & Jackson Bexleyheath branch but you end up in the same situation, the best thing to do is to make the vendor aware of it because agents will continue using unprofessional and unfair practices for as long as the people allow them to do so.

We visited an open house with Robinson Jackson for a property located in Bexleyheath.
We liked the property as it seemed like a nice location and we were expecting our first child shortly.
We asked the agent on the day how the open house worked and she said you should put in your highest offer of what you would be prepared to pay for the property. We asked what if we put an offer but our bank advises the property is worth less than our offer, and she clearly stated that the vendor would need to negotiate the price down with you. We placed our offer and two days later were informed our offer was accepted and they disclosed full details of all other offers on the table and the reasons why we were accepted which we thought was good.
The Receptionist was very quick at chasing our solicitor and mortgage details and other documents which we provided promptly.
Our bank arranged the mortgage valuation survey a week later and the following week we received the survey results advising the property was worth �15k less than our offer. We discussed this with Robinson Jacksons and they advised they would need to speak to the vendor. We kept chasing daily only to be told the contact was not available, at lunch, out of the office, on a viewing without EVER receiving a call back. Around a week later we were informed the vendor was travelling and needed time to reconsider.
We then received a call from Robinson Jacksons asking to see the valuation report. We sent this to them by email and the following morning they advised the vendors have accepted a cash offer. Quite bluntly stated without even giving us any other option - even time to find the extra cash if we wanted to proceed with the purchase. This made us believe they had already agreed with the vendor to have the open day just to get some unsuspecting person to pay for a valuation from their own pockets to give to the vendor so they could confirm the price with their cash buyer.
This supposed cash offer was never disclosed to us at the time our offer was accepted - we demanded to speak to the agent who disclosed our officers as he was also avoiding our calls for days and he finally admitted he did not tell us about the cash offer.
Absolutely abysmal and really shabby service, very unprofessional company with no consideration for potential buyers. We explained our situation and informed them we were keen to proceed with the purchase prior to our first baby arriving - they not only wasted our time and our money but were completely inconsiderate and made the whole situation feel like a planned plot to which we just happened to be the victims.
I will never use Robinson Jacksons again and I would not recommend others to as this may happen to you!
