We moved into a property that we were told was long term let, from day one we had nothing but issues from the actual cleanliness of the property at handover – Claimed it had been professionally cleaned, well if that's what they call professional then I dread to think what their own homes are like it was thick with grime, disgusting and rather offensive that they would deem it acceptable for a new tenant.

We moved into a property that we were told was long term let, from day one we had nothing but issues from the actual cleanliness of the property at handover – Claimed it had been professionally cleaned, well if that's what they call professional then I dread to think what their own homes are like it was thick with grime, disgusting and rather offensive that they would deem it acceptable for a new tenant.
Every time there was an issue it was an uphill battle to get anything done, always an excuse from poor communication within the office to waiting on approvals basically taking no responsibility. In some cases repairs were not undertaken for over 100 days despite them stating that they will react within 28 days. Each email sent was ignored and constantly had to chase up the office for any sort of communication. Some of the issues we had Northwood Wirral staff were clearly unaware or lacked basic understanding of the legal requirements particularly when it came to electrical installation works in residential letting properties. The substandard level of some of the so called tradesmen they send out its debatable, more like odd job men that qualified tradespeople so they obviously do not have any quality management system in place.
The staff are rude and incompetent and appear to never talk to each other or just have that much disrespect for you as a tenant they don't care. They're meant to act as the agent between you and the landlord but actually do nothing for you as a paying tenant but treat you with utter distain as if being a letting agent makes them any better than you and didn't even help us the tenant when the landlord breached contract and the were informed.
Northwood Wirral don't reply to formal complaints raised just more evidence of the lack of professional and competent management at Heswall, that's if you can actually make a complaint as they have one generic inbox that when you chase up they claim to have not seen your email. Whilst our complaint was eventually acknowledged by Helen there was no formal rectification or response from the management pertaining to the issues raised just a statement trying to absolve themselves to which we responded and yet still nothing back.
If you value sanity and a simple life do not bother entertaining a rental property through these cowboys its honestly not worth it. I've let properties in London, Dubai etc and these are by far the most substandard organisation that I have ever had the misfortune to deal with and advise anyone to steer clear of Northwood Heswall at all costs.

I was a tenant with another agent before this company took over. I used this agent to let a house for two years under the Guaranteed Rent scheme. As a landlord I always found them helpful, quick to answer the
phone and deal with any issue. The agent is very well organised, the guaranteed rent is paid promptly and routine matters eg gas certificates are dealt with In good time. The agent has tradesmen contacts at reasonable rates who can be called upon to do repairs quickly when required.
There is always a professional approach. The Guaranteed Rent scheme costs the landlord more than traditional management only services but for many it will be a price well worth paying for simplicity and peace of mind.

Soon after signing my contract, it seemed that having to go abroad again for work reasons was on the cards, and when I contacted Northwood about this, they were brilliant and they explained everything perfectly.
Although the whole team were excellent, I must give a shout-out to Jillian Gallwey, who looked after my application and kept me up to speed every step of the way. An excellent personal service.

I called Northwood up on the day and was advised they would get a contractor out I'm now waiting since the 1st March and still nothing after chasing them a few times, I called them again today to get told I have to chase the contractor myself which I did and he didn't seem happy to help but I advised he had to come out on Friday as I cannot take more time off work for it.
I really can't believe it tbh, I would love to get in touch with landlord direct because I believe if he finds out this then he wouldn't be happy at all because he had probably paid for them to complete the necessary work.

Efficient, friendly and along with Lilian who met me when I viewed the property, gave an excellent first impression of Northwood.
Nikki checked me in once my rental was approved and everything went really smoothly. She was professional, organised and explained everything to do with the rental contract, inventory etc. really well.

Tenant Fees
Holding Deposit (per tenancy)
Maximum of 1 weeks rent. This fee is non-refundable should you decide not to progress your application/sign your tenancy agreement within 15 Calendar days (unless otherwise mutually agreed) or if you have given false/misleading information on the application form or any applicant fails a Right to Rent check. It will be returned to you in the event the landlord is unable to proceed.

Security Deposit
5 weeks rent A deposit is a sum of money taken to be held as a security for the performance of the agreement. This is to cover rent arrears, damages, dilapidations & defaults on the part of the tenant during the tenancy. Alternatively, you may purchase a Zero Deposit policy on selected properties. The tenant will however be pursued separately if the cost of the rent arrears, damages, dilapidations & defaults exceed the size of the deposit.

Lost Keys
Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord & any other persons requiring keys will be charged to the tenant, If extra costs are incurred there will be a charge of £15 +VAT (£18 incl VAT) per hour, if appropriate, for the time taken replacing any lost keys or security devices

Early Termination
If authorisation is given allowing you to vacate the premises before the expiration of any tenancy agreement, you may be liable for the following: i) Rent up to the date on which the premises are re-let or the expiration of the tenancy agreement, whichever is the sooner ii) Council tax, water rates, gas and electricity charges along with any other bills which are your responsibility under the tenancy agreement up to the date the premises are re-let, or the expiration of the tenancy agreement, whichever is the sooner iii) There will be a charge, if appropriate, for the landlord’s costs for re letting the property. iv) These costs will be no more than the maximum amount of rent outstanding
