We wanted to ask a flat in Barnstaple for my pregnant daughter who is dew in November. On the 02.09.2021 I have called the agency manager to speak about the flat. We asked if we can rent on our company name , which is a big and old business in the Muddiford (a sawmill, probably most of you you know us). She said yes but we have to pay some fees first and she will take the flat off market. Said yes, paid the same day and then she asked for the documents. We provided what she asked, less the personal details of the director of our company as we didn't understand the importance as long as we are renting on company name , not his personal name. So the only thing they asked about the company were... the name, address, reg number and a bank statement. All sent. They have never asked for anything else from the company.
We have seen the flat after one week from payment...on the 09.09.2021...flat that was full of boxes from the previous tenant. So we couldn't see too much and we asked for another viewing when the flat is ready. Just lies that they will come back and nothing. We were keep calling to ask them if they need anything else and again they were saying they have everything they need , we just have to wait...
Anyway , after 3 weeks( when we stopped looking for another house)....they told us that we can't go on with the application as they looked on I don't know what site and they have seen that our assets in 2018 were £850....So a sawmill that needs at least a space, a machine and wood to operate, has assets of £850.....ridiculous!!!!!
We called them and asked to clarify about this , asked to go in there with all our documents. They refused ....I still went.
And in there shock!!!!! beside the fact they didn't even wanted to listen to me, being very violent in their approach, they totally refused to look at my documents , pushed me out the office and the director was singing loud in my ear when I was trying to speak with the manager.....
They have refunded us the money in full the same day( money that were non-refundable on the invoice that they have sent to us)....wonder why????
So now, we have no flat, we didn't look for another one , there is nothing available on the market and my daughter had a panic attach and now she is very stressed about her having the baby next month and not being able to move by then....all of these affecting her situation
Thank you for nothing!!!! only lies and unprofessional management ....

We went to Northgate to manage our rental property after looking at reviews of local letting agents here in North Devon. We particularly liked their "guaranteed income" offering which differentiated them from most others, but in the end went for a plain managed agreement. We were not disappointed - Margaret and Emma were very professional and friendly throughout the process and found us a good tenant extremely quickly. All the paperwork was promptly processed and we had our first rental in the bank without any fuss. We would not hesitate to recommend them.

We found a property that was perfect for our needs in wiveliscombe and thought it would go quickly. Luckily, we were given a tour around the property and were really impressed with how quickly this was arranged. We fell in love with the house and wanted to move forward as soon as possible. Margaret was very understanding and quickly got in touch with the landlady about our thoughts. We are now able to move forward with the letting but it's thanks to Margaret and Emma's quick and reliable work that this was possible. I had a good feeling about this estate agent after the first contact with them. Very professional and very personable. I became an "accidental landlord" when my mum went into care and we decided to rent her house out to help pay towards her own rent at the care home. I mistakenly used a well-established local estate agent initially which was a disaster; I wonder now what on earth I was actually paying them for. Having had such an awful experience I was going to sell mum's house, but then a friend pointed out Northwood's guaranteed rent scheme so I gave it a go - what a difference!! Now I not only receive a regular income but I feel like I'm dealing with professionals. Think I've backed the right horse this time. Keep up the good work Sean and Margaret.

Northwood provided a really comprehensive and professional service. They gave me all the relevant information and guidance at the outset and told me what to expect. They showed me examples of comparative properties and gave me an accurate estimate of the likely rental value before marketing the house for letting. They took a lot of trouble showing the property to prospective tenants and assessing the best ones to proceed with. They also produced an extremely detailed, clear and accurate inventory, with photographs, to establish the condition of the house and its fixtures and fittings at the time of letting. I was very impressed with their thoroughness and professionalism, and their competitive fees, and would recommend them to anyone thinking of letting their property.

Having Northwood in Barnstaple as my letting agent has been an excellent experience. From the outset they have been friendly, personal, informative and efficient, which is why I chose them as my agent over several others that I spoke to. I have had a change of tenants once so far and they managed to get new tenants in the day after the previous tenant moved out, which was very reassuring and meant no vacant period. They are fast at responding to all of my emails and statements arrive very promptly. All in all I cannot fault them and I am sure they will continue to be excellent.

I have used Northwood to let my property twice now. They have been very proactive, always prepared to go the extra mile and produce top quality inventories. What has been extra pleasing is that they actually listen to my requirements and act upon them. Overall, professional, fast, proactive and highly recommended. I can't recommend them highly enough.

Lost Key(s) or other Security Device(s)

Lost Keys or other Security Devices Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
1. Making a complaint
Each office is independently owned or operated and has a local director who will be in part in whole, an owner of this branch. In the first instance your complaint should be directed in writing to the local Branch Manager. Your complaint will be acknowledged within 3 working days. The branch will conduct a full thorough investigation and a full written will be sent within 15 working days.
2. If you remain dissatisfied
If you feel the matter remains unresolved you should write to the Director at the relevant Northwood office explaining why you are unhappy with the response. The Director will conduct a comprehensive review of your complaint and will give you a final viewpoint in writing within 10 working days.
3. Independent redress

4. What next?
You will receive written confirmation from the Property Ombudsman that your complaint form has been received. They will write to the branch, enclosing a copy of your complaint form, and request their file and a statement describing their version of events.
The matter will be referred to a case officer who will review the complaint together with the response from the branch and make a recommendation to the Ombudsman who will make a final decision which is binding upon the branch in question.
