I would avoid at all costs! What a truly awful and unprofessional estate agents! The only estate agent in our 11 years of renting to fail us. The lack of checks and help they did considering we paid for referencing is terrible. We offered our guarantors information prior to any checks as we said we will likely fail due to being self employed. They never took this information which we found incredibly strange as any other estate agent would want this information. Referencing took place, and my partner failed due to a CCJ he knew nothing about. Our current property we only let 6 month's ago and passed referencing with flying colours with a guarantor in place so this was a total shock considering the CCJ had been active since 2018. We've rented 3 properties since this CCJ has been present and not once failed and been refused a property. We explained this and said this needs to be looked into as how on earth did we pass 6 month's ago. We also offered to clear the CCJ but they requested a certificate to say it's been cleared within a week. This was not possible during these times as we phoned the courts who explained even if you pay it in full today it will take 6/8 weeks for the certificate the landlord/agent requires. We told them this, and begged for them to reference our guarantor, but they still refused to do this. We emailed and asked why our guarantor wasn't referenced as it's standard practice and the email I received back was incredibly rude and sarcastic given the situation. Our guarantor wasn't referenced because my partner failed. If he passed then they would reference the guarantor... This does not make sense what so ever and when I challenged this and said a guarantor is there if referencing fails my email was ignored. It seems it was this company's way of make money during these already hard times which is awful to do. The money isnt the real issue though, it's the lack of checks and misleading information they have provided. They claimed the landlord would not be able to accept my partner because of his CCJ due to insurance, but asked us to pay £5700 upfront and all would be fine. This also doesn't sit right with me as how would having a CCJ still in place bypass on the landlords insurance that they claimed would not be possible with a CCJ in place?! Again, this was challenged and ignored which speaks volumes! I can whole heartedly say I will never use this company again and will do my very best to warn others!

Be warned. Starts with a very energetic sales pitch and committed approach to market and sell the property. However it very quickly turns into a situation where you feel you are being lied to, excuses given that counter the actual market position and naturally from there the relationship turns to distrust very quickly.
Notable issues:
1) Advised that initially 4 + buyers qualified off the books with views set up for one day. The day comes, house clean and prepared, Family moved out so the viewings can take place, activity in the house (sensor). Great. Two days go by with no initial feedback or potential buyer feedback, so when i eventually have chase Mann & Co for feedback i was told there were no visits that day. Confused and concerned; No clear explanation ever given as to why the situation panned out as it did. This set the standard for the rest of the 12 weeks with Mann & Coâ¦.
2) Immediately felt a sense of distrust and lack of commitment from the Ashford team, to the point i was made to feel like i was the one at fault. it was down to me to constantly chase and manage the Estate agent, where i would have hoped they would have been a bit more pro-active with meâ¦maybe a weekly call would have been niceâ¦it was promised. When the feedback came it was short and incorrect, important detail missed giving the wrong impression was the norm. As always the detail is so important. Mann & Co didn't seem to care about the detail.
3) Sure enough it came to a head when they introduced an unqualified Buyer, i accepted the offer however this led to the collapse of the sale. No real comfort or support from the Estate agent, i had one brief VM the day after i found out (from my solicitor). From there radio silence from Mann & Co for 2 weeks.
4) To rub salt in the wounds two weeks later Maria and her team did a leaflet drop on my estate, even posting a flyer through my own door stating my house was sold stc. Despite me having to deal with the significant impact of a sale falling through it was clear to see my own estate agent was trying to profiteer from this misfortune and lie to its new prospective customers.
5) After exiting the contract they continued to market my property despite several polite requests to stop. thus undermining my sale with a new estate agent.
6) My house key was stored in Branch with my name and address on it.
Overall i would say this branch is an operational concern. When i went in to collect my keys i tried to address the points above but as per the norm i was responded to with Vague and shouty statements, The Manager Maria lied around trying to contact me when the sale fell through. (there is always an excuse btw) The culture in this office is lies and chaos, then inevitably when something goes wrong; they run.
Considering the importance of a house sale and how it can affect peoples lives i would suggest you avoid Maria and the Ashford Team at all costs

Terrible service. I have received letter demanding access to the property for mid-term visit on 24th January. No problem. I know agency staff visited my friend the same day, the same area ( estate). Nobody called in and this is a second time in row such an ignorance happened ( last time in October).
The same day, I wrote an email to their office (24th Jan) , I have got confirmation that email was read on 27th Jan and I have not got any response from an agency at all. No contact, no explanation, no apologies.

During dishwasher servicemen visit ( in January 2013) , floor has been damaged in the kitchen. It's been reported immediately by email, supported with few pictures. Couple months later during mid term visit I raised this issue again. I asked for a copy of the report made during this visit, I was promised to receive it shortly, nothing happened. I sent few emails, no answer. In June 2013, I visited MannCountrywide letting office asking for a copy of the last mid term visit report. I could not get it because...it disappeared, no copy left. Again, member of staff promised to contact me about the issue. Nothing happened. In August, I sent recorded mail and got no reply again. Week ago, I received the letter from Sittingbourne office about another mid-term visit arranged on 22nd October 2013 between 10-16. Nobody came, nobody phoned ! Total lack of respect !
