AVOID AT ALL COSTS. We have unfortunately been tricked into moving into somewhere with a 6 month break clause. Hamptoms reassured us that they have worked with the landlord for years and that she wanted to make sure we were the right tenants, who would be respectful of the property. We now know she had only ever planned on having us in there for 6 months, unfurnished so that she could do refurbs, which we basically paid for given how expensive the rent was.
Day one of moving in we found there to be several issues with the flat, the balcony had completely decayed and was not usual throughout our whole tenancy. There was series wear and tear to all of the appliances, yet the landlord and Hamptoms ignored all requests to fix things. We had to call Hamptoms every week to get a response to our emails. They let slip in the first few weeks that the landlord is a difficult person, and has to be managed by their most senior manager. When the landlord evoked section 21, we had two months to find a property. We assumed, as she wanted us out, that she would let us leave asap, so we looked for a new property immediately. Moving the week before Christmas would have been impossible for us given work and the fact we could not find a suitable property. When we asked to move on the 1st of November the landlord held us ransom and tried to blackmail us, saying we can only leave early if we pay up to £700 in damages, and more could be taken from our deposit.
Thankfully, Hamptoms accidentally sent us an invoice for the final few days of rent, assuming the landlord and us had or would come to an agreement. This error meant we could pay and leave on the 2nd of November. However, the stress of being held ransom to something, and Hamptoms incompetence was extremely hard to navigate. Fast forward to now, the landlord is still trying to hold us accountable to damages in the flat that have been there since day one. Luckily we have photo evidence of everything, however she is still taking her time to try and hold us to anything that she can. Hamptoms won't release our deposit until she agrees and the amount she wants to deduct. Having to move and fork up another deposit, pay for removal vans, professional cleaners etc... for a property that we lived in for only 6 months has been hell.
Hamptoms claim to have worked with this women for 3 years, they've let slip how awful she is to work with and yet still take peoples money and put them at risk of getting evicted. They don't care about their tentants, they care about making as much money as possible. I will never ever use Hamptoms ever again. We found our new place on OpenRent, we communicate directly with the Landlord, who is so lovely and goes above and beyond to answer any questions, and fix any issues in the flat. I recommend using OpenRent instead of ever speaking to these guys. They're AWFUL.

We have just sold flat through Hamptons. The experience was ultimately very satisfactory after initial slow start in post Brexit market. Professionalism of staff evident in good quality prospective purchasers and an excellent price in all circumstances. . Advice throughout process was calming and ultimately right!
