Awful service - no response via voicemail or email for an issue with the flat I own and rent through Haart. Adam Clasby, who is apparently the new lettings manager at Southgate, seems to take pride in not dealing with anything and not responding to anything - a very strange way to manage his branch's lettings.... I have been told twice he is calling me, but he has not done so either time, and sending emails results in zero response. I wish there was just one person at the branch who would take any responsibility for the issues Haart caused in the first place by using such a bad contractor. Avoid, avoid, avoid.

1 star because 0 isn't an option. Awful service! They 'managed' a tenancy for me, the word manage is very loose. They took the management fee but did nothing to manage the tenant. They signed the customer up to a 2 year extension without my consent and when I complained they alleged to have called me to agree it! despite all other years if being agreed in writing. Very convenient for them! Then the tenant wouldn't allow access for an inspection of the condition - Haart told me they wouldn't enforce getting access and couldn't help me. I waited 8 awful months to get access when the tenant finally moved out. When they moved out they left the house unclean, stained carpets and with poor decorating (despite the tenancy stating no decorating). Haart advised they would charge me £350 to raise a claim against the £900 deposit. They don't reply to emails, don't return calls unless you contact senior managers. When they do respond they are rude, abrupt and at times aggressive and always misleading. Kieran Pattni is one of the worst! Avoid them! They take your money and don't look after your home!

Firstly the sales negotiators do not answer the phone consistently, even though they state they are available from 8am to 10 pm. I was invariably put through to another department who answered calls in the absence of staff. Communication was slow and not because of COVID. They state that they are available even though they might not be in the office.
I was told I would receive a call in the morning of my viewing to check I didn’t have symptoms; that didn’t happen. I was told after the viewing that I would be called the next day to discuss the viewing; that didn’t happen.
So anyway I emailed an offer on Friday afternoon after trying all day to contact them by phone .The offer was made early enough for it to be sent to the vendor or another colleague could have done it. Or since they’re open on a Saturday it could have been done then by anyone who was available. I waited all weekend and then no response on Monday from either of them. I had to email again for a response. We have sold and need to purchase soon and there was another house I was interested in. A very stressful weekend indeed for me and my family.
By the time they managed to be bothered to contact me both houses were gone; unless I was willing to pay the asking price on a house that was in my opinion over priced. I have seen three similar properties considerably cheaper. I couldn’t even work out if the property was sold or not until I looked online.
I believe my offer was treated with derision; not openly but subtly, by ignoring me even though it was only 5% under the asking price and the house needed some updating. When I mentioned some work was needed, I was shut down even though I pointed out lots of positives. After the viewing I never heard from the person who escorted me around the property again; not even to answer my email. I consider their behaviour to be petulant and manipulative. Polite on the surface but I suspect conspiring and catty in reality and unfortunately at my expense. I have bought and sold seven houses and I’ve never been treated in this way.
I believe estate agents should treat buyers, who are an important part of the process, with respect and kindness. They should treat all offers with courtesy and professionalism and make a response as soon as possible; not three days later and after prompting.
Furthermore they need to communicate openly and honestly and adhere to schedules they have organised. They also have a duty of care to their clients to inform them of an offer immediately and I’m not sure that happened. I will still be looking on their website but I would definitely ask someone else to deal with me on future. The one star was for the financial advisor who was very friendly and accommodating.

Premier Property Lawyers are the worst conveyancing in the whole of UK and R* and her team were only responsive until completion. Afterwards, they choose to ignore the ongoing issues and the fact that I am not yet the legal owner since they did not get the seller to pay the outstanding sums of ground rent prior to completion. I had a similar experience to the first reviewer. Once the sale was through, my issues were of no concern at all to Haart. We were left without keys to access parts of our property on moving day and had to get a locksmith in to help us. Also had to pay delivery firm extra for waiting around. The agency assured us our requests for repairs to the property had been done before completion, we found out to our disgust that they weren't, including unsafely installed appliances. After numerous phonecalls and emails to open up communication directly or indirectly with the vendor (we have an NHBC policy but we were given no details other than a name for the vendor who is responsible for years 1&2) we got no where and when I dared to complain, I was helpfully told by the manager to go through my solicitors and the agent would no longer be dealing with me. How's that for customer service! Also expect to be harassed relentlessly from offer to sale. We had a stressful sale and purchase and I just had to put my foot down and ask for the frequent and often rude emails to stop as the stress was making me seriously ill on top of being pregnant. I will never deal with this company again.

If you don't have time to read all, just know this please 'Never ever rent or buy through Haart - at least in 'Southgate - N14' area.
When I moved into this flat, I expected deep professionally cleaned place but I was disappointed to find proper cleanliness especially in kitchen units, exhaust fan, carpet etc. It was cleaned like some amateur had done the job. I also complained to Haart but it fell on deaf ears.
Secondly, ex-tenant had left so much waste at the property, which obviously Haart didn't check and we were forced to throw them carefully. I made so many request to Haart to help us identify which items belong to the owner (landlord/lady) and which not. They didn't even come once to help and also no clear guidance.
Moving on, next, my kitchen's exhaust fan was not working since I moved in. I brought this to their attention. It took them over one and a half month to fix it. This property also didn't have any smoke detector. I had to tell them to fix it at the same time with exhaust fan.
Just now, I have a problem with cooking unit, which is cutting the electricity if turned on. I called Haart... they said they have informed contractor and they will come at their convenience. Great! I won't be able to cook till they come! And they won't even tell us when they will come. "It's up to the contractor. They don't just work for Haart. This is how it works...". These were the words from Haart. Spoken in so rude manner that just made me realize again "Why I chose Haart on earth?".
I have dealt with quite a fewrestate agents in the UK, who deal with problems in professional manner. But Haart people are like careless, rude, unprofessional, very very slow in reacting to concerns and so laid-back. Customer service is surely a thing of past to Haart. By now, I am sure they would know who I am.
I want to buy my own flat in 6 months time but I won't go thru Haart for sure. So much disappointed.
