I had rented out a furnished flat with Clyde Property in the West End of Glasgow. It was in prime location and was our family home.
I informed the letting agent before the rental in 2023 that I would be away for a year due to personal circumstances.
During the visit by the agent, I explained the sofa and bed had been purchased from Flexform and was expensive and explained it would need care especially as it was a coloured cream.
Clyde failed to convey the information to their regular client and he washed the sofa. It had not been dry cleaned and resulted in the fabric shrinking.
Furthermore it was then forced back on to the sofa and the ends of the fabric became torn. It also affected the shape of the sofa.
I had a management contract with Clyde and did not receive regular inventory reports. Even after highlighting the issue to them via email they failed to mention it in their inventory report.
For 3 months I have chased to get the tenant and Clyde to get the fabric replaced and sent quotations. I did not get anywhere.
Many further issues had occurred during the year where Clyde were quick to make decisions without informing myself the landlord.
I am now left with a massive repair bill on a sofa. Clyde Property's response at the moment is to make a claim on the deposit and take the client to court. In the meantime they have rented out another flat to him.

Terrible experience. First time buyers here and the agent showing houses was just so rude. Very arrogant. Convinced she had showed us a house before yet that was literally our first viewing ever... then second viewing she couldnt stop telling us how well she remembers faces (repeatedly saying this) yet she had no recollection of our first meeting a few days previously. We had the same person twice and that was enough for us to avoid any more homes selling under Clyde Properties. Essentially demanding us to put an offer in and pressuring you repeatedly asking if you can afford this. And dont get me started on the repeated statement 'you will need to offer over 10% home report value to stand a chance.' First house we looked at after this was with a different letting agent (McHugh Estate Agents) and the experience was night and day. Felt like they actually cared about what is a very big and important decision and ultimately got the house we fell in love with bang on home report value. Dont listen to Clyde Properties, only interested in maximising profits and running as many people as possible through a viewing.

We have just successfully sold out flat with Clyde Property, West End, Glasgow.
From the very start in choosing an estate agent Lewis stood out in his knowledge of the local market and assurance in being able to sell our property well.
The team at West End were very professional and friendly.
The online system made it easy to see details of viewings, those expressing particular interest and the whole sale process.
Lewis was a phone call away to assist with any difficulties and was willing to go the extra mile right through to our successful sale today.

Disgraceful, exploitative, shameless, greedy, unhelpful, rude - other than that I’m sure Clyde Property are great. After leaving us without heating for 10 months, refusing to make necessary repairs, and just generally being an unhelpful and shoddy organisation whose only function is to facilitate the movement of workers’ wages to parasitic landlords, they topped off this excellent service by falsely claiming that we ‘tampered’ with the boiler, and as such deducted £700 (plus more) from our deposit. The fact that we have never once touched the boiler is obviously immaterial. Google ‘Clyde Property reviews’ and ‘Living Rent Clyde Property’ if you need more information on this dire letting agents, including how they helped a landlord to raise a young family’s rent by 30% while refusing to fix the damp and sewage issues in their property.

Worst experience I have ever had with a letting agent. They are bad in every respect.
Repairs are very slow, even for major issues. I was a way and they did their inspection in that time, the one who came left the door of my freezer open and when I back after 5 days the fridge was destroyed and I sent an email to let them know what happened, they never reply or even do apologize for that, It took more than 40 days to provide me with a new fridge which is really a shame of them. My boiler broke down and took 2 weeks before they fixed the issue. I do not recommend them for anybody, do not trust them they are really the worst.

Careless and extremely unhelpful throughout, e.g. left us for a day and night in the winter without heating with no refund or replacement accommodation. We left the place reasonably clean (better than when moved in) and even replaced some items which were damaged before we moved in (e.g. shower curtain). They charged us a lot for cleaning at the end (not an independent cleaning company but their own company). The process to contest this was a lot of hassle and they were unresponsive.

They deducted £100 and said the flat was not "clean" we asked for details and were ignored.

I rang up about a property and asked the person on the phone some questions during a 10 minute phone call. A few weeks later, seeing the property hadn't let, I arranged a viewing and put in an offer the next day. That was last Tuesday and I am still waiting for someone to come back to me. In the meantime I've found a lovely property with a responsive letting agents. A really unimpressive service.

Worst experience we have ever had with a letting agent.
• Flat inspection is strictly every 2 months. Inspection dates strictly assigned in advance, and cannot be discussed or changed in any circumstance by the tenant. They can come any time during that day. On the other hand, they can change a date with little notice for any reason (e.g. the inspector is on annual leave. Seriously!). Inspection takes more than one hour, they take digital photographs everywhere, obviously including personal belongings. It is not clear where and how those photos are stored, how safely, and who has access to them.
• We received unexpected, unauthorized visits twice, over non-urgent matters like a safety check (can be planned) or a property evaluation. They would come even if the tenant has explicitly asked NOT to come on a certain date, and instead asked to reschedule to a different date.
• They ask for a credit check and ask the perspective tenant(s) to pay for it. This is illegal in Scotland.
• The online fault report system is clunky. Often they would ignore your reported fault until you chase them by phone anyway.
• For enquiries or issues, you will rarely speak with the same person and you will have to explain everything all over again. They will then say that it's someone else's business anyway. They would then say that they will call back for updates, but this has rarely happened. Don't believe them when they say they will call back.
• Most of the staff is unfriendly, cold and unwelcoming. They will never apologize even when they clearly get it wrong. Their attitude is that you, the tenant, are a just a burden to them. They know well that even if tenants are ultimately those paying, they choose the flat, and have no say on the letting agent. Their customers are the landlords, and they do little to hide this to the tenant.
• The contractors they use are poor. We had a new fire alarm installed and we literally had to clean up gravel and concrete from all over the carpet afterwards. They did not even move our belongings before drilling wall holes, spreading dust and dirt all over them.
• Repairs are slow, even for major issues. We have been 8 days without a functioning shower, and 3 weeks without hot water or heating during the cold season.

By far the worst experience I have ever had with a letting agent.
I decided to go with Clyde after being assured repeatedly by the lovely lady who showed me a dozen or so flats, how Clyde Properties had the highest standards in Glasgow, that all the outstanding painting and repairs would be done and the flat would look fist class....They had standards that landlords had to work to, I felt assured, and even though their deposit was high at 6 weeks, even though I could not move in until the end of the month and they charged me 2 weeks extra rent, I went with it, I just wanted a nice place to live.
Upon moving in 2 weeks after I has started paying rent, the place was filthy.
*Mould in Bedrooms
*No re-painting had been done
*Curtains dirty and hanging off walls
*Bathroom stained and dirty
*Lightbulbs out
*Smashed panels in kitchen
*All heating left on - for how long I have no idea
*Blocked toilet
*Blocked Bath
I had to fight for every repair that had been promised to me, taking up lots of time to organise and lots of stress. They also left me with no heating or hot water for a full weekend.
Now I find there is no TV Ariel, after countless emails fobbing me off, its not their concern, they have my money, so thats all they care about.
Why wasn't this all caught at check out inspection?
The worst - don`t use them.

Clyde property were highly recommended to us when we were selling our terraced house in Victoria Park Drive South. The estate agent was very efficient, the marketing of the property was fantastic with great photos, description and floor plans. Viewings were well organised by the office and we were delighted when our property sold within a week of going on the market. Very impressed. We would certainly use them again and gladly recommend to others.

They force tenants to pay a referencing fee, which is illegal in Scotland. They get around this by claiming it is really the landlord who is asking you to pay, and by getting tenants to pay directly to a company called MARAS (a shady subsidiary of Towergate Insurance, who should know better).

Judy Graham is extremely rude and made me feel very unwelcome in the West End branch. Jennifer Thomson seems nice enough but is inexperienced and powerless to help tenants.
I requested curtains for the bedroom of my property to allow me to deal with the 21 hours of sunlight Glasgow gets in the summer months. Even this was too much to ask, and Clyde said I should have requested them before signing the contract.

Just an awful experience from start to finish. Dealt with Yvonne mainly but also others within the office. She was particularly bad and made many mistakes along the way. Just an awful experience from start to finish.
Dealt with Yvonne mainly but also others within the office. She was particularly bad and made many mistakes along the way.
Each time a mistake was highlighted i.e. no letting sign outside property, using old photos from years previous, not placing the apartment on their website in time, there was not apology but somehow the problem was attributed to us or someone else.
Instead of providing any customer service or feedback throughout the process, particularly when things were going badly, the staff just appeared rude and appeared to really not care about any feedback. Very condescending and patronizing despite my wife and I owning several buy to let apartments in the area and knowing what is and is not acceptable. Indeed we do not have a very high expectations when dealing with estate agents full stop but these guys were just appalling, hence takiing the time our to write this review.
I would advise all people considering this firm to steer clear.
