Several years ago I moved to the Midlands for 3 years as a mature student, renting out my Bournemouth flat through Allan and Bath. To this day I honestly believe that they set me up for what was to follow. Within 2 days of handing them the keys they notified me that a young lady who had been on their books for some time and was "terribly fussy" had chosen to rent my flat. It was immaculately clean with a new sofa and fridge when I rented it out. In the first few months I had several calls from Allan and Bath saying that the occupier had complained about broken or dirty aspects of the flat. Allan and Bath had agreed that the flat was in top condition, yet charged me for a cleaner. When I got the bill I phoned the cleaning company and they said that they totally agreed with me that the flat was clean and could only find a 2 inch area behind a piece of furniture where there was a bit of dust saying that the occupier was very difficult, following her around inspecting the work. Next I was informed by A&B that the curtain rail was down and the toilet seat broken. I used a maintenance company owned by a friend who said the curtain rail had been dragged off and the loo seat has simply needed tightening on its screw fixings. He also expressed concern that the occupier was not a nice person and had her boyfriend living there. A&B assured me that they regularly inspected the flat, but what transpired made it clear that this was completely untrue. The tenant stayed for almost 2 years, then one month I noticed that the rent payment had not gone into my account. I contacted A&B who told be that the lady had actually left the flat without paying the last 2 months rent, saying that the place was in such appalling condition when she rented it that A&B must use the deposit for the last 2 months rent as she would not be held responsible. I was horrified when I saw it - the new sofa was covered in food stains that hag gone mouldy, the carpets were so disgusting they had to be ripped up, the new fridge had not been defrosted so had iced up and she had ripped off the freezer door, the bed stank so badly it made me sick and I paid to have it taken straight to the tip. The bathroom sink and loo had never been cleaned and the limescale had to be chipped off with a screwdriver and the sink cleaned with wire wool. It had been turned into a complete hovel. I went to Allan and Bath who were totally unhelpful, saying that the tenant had emigrated to Australia and her Mother had fully backed up her ridiculous story about the state of the flat. They produced a letter written so poorly a 5 year old could have done better from someone claiming to be the tenants mother saying that the flat was a state at the outset. Obviously this was all nonsense and A&B knew this, but did nothing to help. Please, please don't rent your home out through these people. They just don't care what happens and aren't to be trusted.

What agent could do to change your mind?
The agent does not seem to care about tenants. They only care about Landlords. They need to improve their customer service urgently.

We have been with A & B for 15 years and they look after 11 properties.
We are well satisfied and there have been only minor problems- as might be expected from any commercial activity over that length of time. For example; losing standing instructions every 2-3 years (probably caused by staff changes) and slow in chasing quotations from tradesmen (may be the fault of the tradesmen).
There have been no major problems over 15 years and nothing which has caused us to complain. We are particularly impressed by the speed with which they can fill vacancies with clients who then stay with us for a good length of time and we are perfectly content to continue to use them to manage our properties, the number of which we hope to increase in the future.
Previously we used other agents in Bournemouth who were, without exception, disasters.

When I went to run the tap in the kitchen the water came straight out of the pipe all over the floor - proof that a cleaner had certainly not been to the proper ty before I moved in as promised. You can discover my horror then, when I was charged £50 upon checkout for "professional cleaning".

You can discover my horror then, when I was charged £50 upon checkout for "professional cleaning".
The refridgerator had rust around the outside and the seals had gone mouldy. I placed a thermometer inside and sure enough, found that it was not going below 15. When reported to Allan and Bath it was promptly replaced, but I do not understand why it was left there in the first place when clearly a danger and not of use. The front door latch was coming off of the wall and when reported this again was quickly fixed, as well as the lock on the post box and the extractor fan in the bathroom which did not work from the moment I moved in. Luckily I had taken a whole week off of work to move in so I was thankfully available to let in the contractors, although again I can not understand why the flat was not made habitable before having a tenant move in.
Although the things mentioned above were quickly fixed, a broken kitchen window plus broken window in the studio area were reported more than once and never fixed, which meant they had to remain shut at all times.
As a furnished studio flat it included a sofa bed - which was in fact a third hard wood when unfolded and therefore unusable as a full time bed - it was frankly more comfortable to sleep on the floor than to sleep on half cushion,half wood. Therefore I bought a mattress which I slept on on the floor for my year living at the flat. I also purchased a microwave. When I moved out of the flat I called Allan and Bath and offered to either leave night items in the flat for the next tenant, or take them to a tip myself. I was told I could leave them there and a note would be put on the inventory to not charge for them. I was shocked to discover eventually that I had been charged for their removal.
After moving out I received a phone call explaining that there would be a charge for "around £20" for cleaning of the flat. Although shocked at this due to the state of the flat when I moved in, I decided to let it pass. Unfortunately when o received my deposit back to my account I was in fact £50 short! When I called to ask for an explanation for this I was told they would look in to it and get back to me. I did not hear back.
Overall a disappointing agency and let.

Allen & Bath at the Bournemouth office have been looking after my residential properties for nearly 20 years now I am completely satisfied with the way they manage the properties. They are both fair to me and to my tenants and where there has been a problem they have acted fast and sorted the problem.
I have found they are able to re-let a property quickly, to give me quality tenants with good references, who tend to be long turn. I always receive a prompt return of calls and E-Mails and get regular updates throughout the entire process. I feel that I am being looked after properly.
Their accounting systems are first class and I receive all the rents regularly as they are paid to them, where there is a problem they manage it on my behalf. The check outs are fair and they return deposits quickly.
I have no hesitation in recommending Allen & Bath to friends and family, people who are looking for accommodation, and would have no trouble recommending them as an agent to other landlords.

Take notice and do what you say in the contract - \"Manage\" the property. Follow through on what you say.

Give a better service, . Be polite. Get the repairs fixed within a certain period. Do not say things that are not true. Be more helpful. Do their job

My wife and I have a number of properties that are let and managed on our behalf by Allan and Bath. We have had a very successful and close working relationship with Allan and Bath for more than 20 years now and we have on many occasions recommended Allan and Bath to friends with property to let.
