AVOID AT ALL COSTS!
If you want a lettings agency which is unorganised, avoids communication, demands last minute surprise documentation, lies to its customers (in writing), breaches it's own tenancy contract and BREAKS THE LAW, then AJR / The Student Lettings Company is the way to go. I've received better customer service from companies that were bankrupt!
Below is a summary of my terrible experience with them:
Slow to draw up the tenancy agreement even after being chased up.
Refused handover of keys ON THE MOVING DAY unless additional surprise paperwork was signed.
Staff seem to always be on annual leave when contacted by phone or email.
They requested property viewings with only 2 hours notice for us, the tenants.
When cancelling our tenancy contract renewal, we were told in writing the property would be on the market the next day. 5 weeks later, the property still wasn't on the market, with lies and claims of ignorance from the same agent.
Breach of contract by not registering our deposits with DPS.
Breach of The Housing Act 2004 by handing over deposits to the landlord without consent from the tenants.
Consistent absence of care and professional conduct.
I would rather have kidney stones than deal with AJR / The Student Lettings Company again. It would be less painful.
On the plus side, their office has free sweets.

Very poor agents. As university students finding and then renting a house is a completely new concept, we had hoped that AJR would help us at least a little bit. But apart from being very keen to get our original deposit money we heard barely anything from them! After numerous phone calls and emails, ONE WEEK prior to term starting we finally had enough information to pay rent and actually move in. It wasn't until this point that we were finally told the agent who had started the process with us had left. Since then, any emails regarding problems (no clean of the house before moving in as promised, dripping tap, leaking and mouldy shower, broken radiators, disgustingly dirty kitchen, rubbish left over) have been ignored. Another problem we've had is that they have not been paying our electricity bills, no matter how many times we email/phone we always get the same response "Oh I didn't know about this, I'll look into it straight away" but nothing is ever done! Hugely disappointed in this company.

I posted a tweet once within the year complaining about the company due to being threatened court action by Severn Trent, and this was the only trigger that made them pay the outstanding bill. Funnily enough, after me publicly posting 'negative publicity', they contacted me within 4 hours in an extremely rude manner telling me to delete my tweet, as they had 'paid the bill that day'. After contacting Severn Trent, they did not pay that bill for another 4 days after their phone call.
I wouldn't recommend students to rent with AJR - we've had a very problematic and stressful year with them!

What agent could do to change your mind?
Actually done their jobs and helped those who lived in their houses. The only person worthwhile was the manager Ian but the rest I don't even know what they do, every time I ever rang no one answered and yet every time I went in, all four seats were occupied so what they do on a day to day basis is anyone's guess really
Jade answered my emails with 'thanks for letting us know, we'll sort it out' but never did

We took on this house from friends who lived in it before us and for some reason Aidan J Reed took this as a chance to not fulfil part of their contract. The contract clearly states that the house to be cleared off rubbish before move in but when I arrived on the 1st of July there was an entire room full of items left by the girls from the year before. I also had to request that the kitchen be cleaned as me and my housemate moved in we found all the shelves and oven to be disgusting and we refused to unpack until they were professionally cleaned, a courtesy promised by Aidan j reed. The company had stated that they would be changing the carpets for the past two years due to their state having had lots spilt on them and staining it. Following the end of our contract they then tried to claim that they would be taking money from our deposit to pay for new carpets, that they should have replaced before we even got there. Whenever things broke in the house, the washing machine and oven broke down several times along with a leak In the ceiling in the front room very close to the TV and lighting fixtures, we informed Aidan j reed but they needed permission from the landlord but then I had to chase them up weeks later for anything to eventually be completed. All these breakages would have been noted down before we even moved in had we been provided with an inventory, breach of contract number two, we never received an inventory to complete dispite asking consistently throughout the year. So now, two months after we have moved out, they still have not returned out deposit due to them looking to replace and fix things that we didn't break but were actually already broken and in need of replacement when we were about to move in. They are claiming that things need replaced or were broken in our time there but we informed them of everything and due to the house being just over ten years old without proper upkeep or anyone taking a note or inventory, the house is in great need of repair already. The heating as another example does not work when the dial is turned down lower than 21 degrees. This has been this way since anyone can remember but is not conducive to practical living when you want to put your heating down low at Christmas to stop the pipes bursting and causing even bigger problems than you need. I moved out on the 30th of June and I have still not received my deposit back but not just that, they'd have not refunded our utilities bills money that wasn't used throughout the year. It is now September. They were also still charging my personal bank account for our internet until August despite me informing them that I had not been the one to set up the account, Ryan Westly had when he asked for my bank details with the proviso that 'no money will be taken, we just need someone's name for the account' yet throughout the year I was billed on a monthly basis on average £30 for sky that I then had to claim back. When I moved out and several times after the June payment had gone out I told Ian that the standing order needed cancelling as I wasn't in control from my account. Then I paid another two months.
Also for those wondering, we had a break in to this address due to the back door being faulty and not being fixed when we asked them to do it. We paid for insurance through Aidan j reed and Endsliehg but were never given a break down to the insurance cover. On the laptop being stolen we were then informed that the cover provided through Aidan j reed didn't cover laptops, phones, tablets or any electronics crucial to a student living, but of course they had forget to tell us that if we wanted those covered we would have to specify.
All in all, terrible experience in a run down, broken house, piece of crap house that nearly ruined my third year with all its problems.

You couldn't get a worse estate agent if you tried. They aren't fit to run a stall at a car boot sale let alone an estate agents. NO ONE I know that has rented a house with AJR has had a good experience. From unjustly stealing deposit money and breaking the contract to being the most unorganised company ever, there is a huge list of reasons I would hate for any other student to even consider AJR.
The staff are lazy, lose correspondence, don't save personal details (email addresses and bank details) meaning payments are delayed, communication is an issue. They take FOREVER to respond to any issues, let alone solve them (this rarely gets done). They don't pay the bills, even though you've already paid them, meaning you have to deal with issues from debt collectors, tarring your name! They don't stick to promises of what they say the house will include (i.e. sofa, TV) The staff are point blanc rude, outright lie to you to cover their own backs.
Any issue you raise i.e. them breaking the contract, they just say you have to go to court because they know students won't want to take this option.
I actually feel sorry for landlords that rent their houses via AJR because AJR neglect their property so much that they cause more damage than good.
DO NOT GO WITH AJR!!

AJR Student Lets insist that they are positioned in the market as 'Loughborough's premier student lettings agency', but from my experiences as a tenant I am led to believe that this is far from the truth. Quite simply, I had a terrible experience letting a student house with AJR and on countless occasions I wished I had stayed in William Morris Halls again.
Our group of 12 let three houses next door to each other (4 bedrooms each) with AJR, all owned by the same landlord. I was a late addition to the group as a friend decided to leave uni for a year, leaving a free room which I was happy to fill. Because I was a late arrival I didn't have the chance to have a viewing or influence the housing decision. I was told by the group that during the viewings they were shown one of the three houses and told by Ryan Westley (former lettings consultant) that they were all exactly the same regarding fixtures, fittings and appliances. This was evidently a lie by Mr Westley in order for a quick contract sign. The house that the group were shown had modern appliances, a TV aerial point in the (very small) lounge and was generally well kept. However, the other two houses were far from this, and this is why the group weren't shown these houses but they trusted Ryan at the time to be telling the truth.
We also had to pay rent from the beginning of July 2014, but we couldn't actually move into our house until 20th September because there were still people living there. I understand many student lets start in July but students can usually move-in to their houses from the start of July too. Clearly this was a setup for AJR to earn double the rent for the property over the summer.
Move-in day arrived on 21st September 2014. My housing experience didn't start well, as when I went to collect my keys from the office I was told that they didn't have a set for me, only an office set which I wasn't allowed. I was told to go and get a set cut myself using my housemate's keys, and luckily one of my housemates was at the house so I could actually move my stuff in!
On arrival at the house, the state outside didn't bode well for the rest of the year. The driveway looked like cardboard city with junk dumped everywhere and bins overflowing, with rubbish also dumped in the back garden by the door. This didn't get sorted until a month afterwards when the Community Street Warden got involved. On entering the house, my housemate informed me that the back door was unlocked (!) and then I saw for myself the state of the place. It was absolutely filthy, particularly the kitchen which was lined with thick grease/fat all around the surfaces, with fat that had solidified mid-drip from the extractor hood and one of the rooms smelling of urine. To add to this, the kitchen fire alarm had been covered in cling film (obviously because the previous tenants were smokers) and the fire alarm in the hallway didn't even have a battery installed and was bleeping.
Before moving in we had been emailed by AJR saying that the microwave, some kitchen cupboards and other things in the bedrooms needed repairing. On arrival we found that additionally there was no shower rail or curtain, screws were exposed from cupboard doors (that could have cut our legs open), carpets were frayed and the first floor bedroom had seriously bad damp. Most of these problems were not seen to until 3 months after move-in, despite reporting them immediately. Some of them never got seen to for the duration of the tenancy. AJR also sent contractors round to do random jobs that we never even mentioned and were unnecessary, such as painting the downstairs hallway and moving a garden fencing panel (which was literally a 30-second job). Our dishwasher also broke down in November, but this wasn't fixed before we left the house in June.
In Easter 2015 we also had a landlord inspection with AJR. It seemed that she was unaware of the problems with her own house, as she took a lot of photos of things which we had reported to AJR from move-in. It was apparent that AJR were not taking note of our comments, and therefore the landlord didn't know much about the condition of her property. We would have contacted her directly but weren't provided with her contact details, and had to do everything via AJR.
Financial management is another let-down point for AJR. We paid for all-inclusive bills, including internet. We had to arrange our own internet connection and should have been paid an internet rebate for the year at the start of the tenancy. This didn't happen for several months, meaning we had to pay from our own pockets for the internet during this time. We also had issues with the rent, as one of our housemates wasn't paying rent. This made for a difficult situation, as we didn't want to accuse our housemate of lying (he insisted he was paying the rent) whilst we didn't know if AJR were making a mistake by claiming rent arrears, given their generally poor organisation to date. Instead of taking action sooner, AJR let his rent arrears accumulate to over �2,000 before doing anything about it. Huw from AJR was actually very considerate in this case and willing to go out of his way to help, but someone should have been sent sooner. This resulted in a very awkward situation for us and AJR should have been more proactive in the matter. It really didn't help that AJR were threatening legal actions when I had four exams in the coming weeks.
Finally came the time to move-out of the property. To get my deposit back I ensured that the house was deep cleaned, and as a result it was much cleaner than when I found it. Before leaving, I was contacted by a future tenant for next door, who wanted to store his things in our garage and was told by AJR he could do this. Being decent, I agreed to let him do this. However, I also needed to store my own things in the garage overnight because the tenancy for my next house didn't start until the day after checkout. On contacting AJR I was told that this wasn't allowed, but I went ahead with it anyway as I had no choice. I really don't understand why they said no, seeing as I had just let a random person store their things in there without being told about it first – this was simply a matter of double standards which I wasn't going to allow after all the work I put into cleaning the house.
Then the checkout took place at 10am with AJR's Managing Partner Ian Fisher, after which I handed over the keys and was told that my �200 deposit would be returned in full. To date, I have still not received this deposit and AJR have breached the AST agreement by not returning the deposit within 30 days of the end of tenancy. This is particularly frustrating, given the good condition I left the house in. I have contacted them by email/phone multiple times, only to be going round in circles and told 'the matter is in hand' or 'it's with the accounts department'. After looking into this further via the TDS website, I cannot find a Tenancy Deposit Certificate (none of us were sent one originally) and this suggests that AJR didn't officially protect my �200 deposit. All I want is my deposit returned and to be done with them.
As well as my experiences, my friends in other AJR managed houses have witnessed the same too, in terms of delayed repairs and negligence. One of them was even given the keys to their house before the previous tenants had moved out! I haven't heard a single good thing about them as a student letting agent. All in all it just seems that AJR are unreliable, unorganised and incompetent at what they are meant to do, and it's really quite annoying, if not upsetting, that they are allowed to continue running in this way, harming other Loughborough student experiences like mine.
In light of all this, I would recommend the students of Loughborough to think twice about student houses, and really do their homework when looking for houses. As said at the start, on many occasions I wish I had stayed in halls because they were so much easier in terms of bills, rent payments, repairs and maintenance. I really hope that AJR will improve their ways and turnaround their approach to student lettings, but I doubt this will happen anytime soon.

Broken fences and walls and several incidents with the police elicited no response from them, with the walls and fences still unrepaired 6 months later. Mould in several rooms of the house including the bedrooms, completely unacceptable and yet left this way for several months before someone was sent out. Money was owed by the agency to us and was not paid back, even after 3 months of emails, phone calls and personal visits. Generally rude and unhelpful staff seeking to put us of another week, never getting back to us with information and never replying to emails. Talking to different people was impossible as there seemed to be no communication within the office. Incredibly bad experience, will never use this agency again and will never recommend it to anyone.

Aiden J Reed are a very professional and thorough company. They think about the customer well, providing that they get the best possible accommodation suited to them and their needs. They are efficient in their work process, and deal with any queries quickly. Their staff members are friendly and welcoming, particularly Ryan Westley, who I've had to deal with on a number of occasions.

My student let property has been fully managed by Aidan J Reed for over 3 years. I am satisfied with their rental management services they are providing and happy to continue using them as my agent. They handle all aspects of the rental efficiently, I am particularly pleased that they have been able to secure full tenancy contracts for an average of 51 weeks each year. I work well with them as I find that they are open to suggestions or recommendations between them, myself and the tenants to find ways to improve their letting services.

Agent had good knowledge on most details / questions asked about the property. Anything he was unable to answer, he found out and got back to us on.

I was impressed with the choice of houses that we were shown- exactly what we were looking for and in the perfect area! I was surprised to see the variety and number of properties AJReed had to offer.

Answered all questions we had and liaised with the Landlords about summer rent etc. Efficient with emailing us all the necessary documents to read and sign, clear and precise, and quick response to any queries/questions we had via email or phone. Great estate agents with lots on offer!
