Muve are the most incompetent company I’ve ever dealt with and made my life hell almost 6 months. I can’t express the stress and frustration experienced caused by ‘conveyancers’ based in Sri Lanka that simply do not understand the process nor have the ability to deal with it.

There were 3 people in my chain including a cash buyer and one going into rented so on paper, a very straight forward transaction. More so, 2 of us were using Muve as were ensured this would make it more seamless.

Muve were instructed on the 18th of November with ample time before the stamp duty holiday finishing on the 31st March but due to countless issues, unfortunately this did not happen. The main reason is due to Prageeth (my 1st of 3 handlers) as it came to light in February (over 8 weeks after instruction) that the management pack (my flat being leasehold) had not been requested by Muve, despite me providing all information the management company 8 weeks prior. Naturally this was very concerning but to make things worse, at this point that Prageeth simply stopped replying to emails. This went on 2 weeks and eventually after me emailing 45 times per day, another handler was appointed. Prageeths ‘manager’, Roger was copied into all emails but did not respond at any point during the 5 and a half months - not convinced he even exists! This left me chasing the management company on their behalf, as well as the service charge company then forwarding their emails as Muve were lying by saying they hadn’t sent them!!

Should the management pack not have been left dormant 8 weeks and provided Muve didn’t have any other disasters, the would have been competed prior to the stamp duty holiday.

Unfortunately, due to the above and various other issues experienced along the way, I was the left to foot £2,500 additional stamp duty, £800 additional mortgage payment as my rate expired on 31st march and on top, additional leaseholdmanagement fees as they reset on this date. All in all, due to Muves incompetence I’ve absorbed over £4,000 in charges, above what the conveyancing costs already are.

As the company is based in Sri Lanka, you cannot talk to anyone on the phone and emailing is also a waste of time.

Multiple completion dates were failed by Muve and all they could do was blame the other side, which was more frustrating, as this was also Muve.

After discussing with the others in the chain post completion, they are also complaining with the service provided by Muve - even the party who hadn’t used Muve as they went into rented on the agreed completion date, which was failed and ended up being 4 weeks later.

There are hundreds of seemingly perfect reviews on here which manage to dilute the genuine ones but don’t be fooled, as I was!!

Please use an actual conveyancing firm who are capable of doing their job.

You get what you pay . I chose to instruct MUVE after they gave me a favourable quote they reached out to me with a friendly team. Don’t be fooled. Unfortunately I have encountered a lack of urgency, care, understanding or accountability from MUVE and have been given one too many excuses. I have had my exchange date pushed back on four different occasions as well as being told I have to pay an additional fee I want to complete within 5 days of this. My representatives claimed that they were unable to make contact with the other sides representatives despite me being told by the estate agent that they are ready to move ahead. I have had hundreds of pounds worth of fees added on in the last week of my dealings with MUVE due to them “missing” certain things and the cherry on top is that I have now just had to pay an additional £250 to ensure that my completion goes ahead today as they have not ensured that the correct amount of funds were sent over from the lender. As a first time buyer with limited funds this has really affected me financially not to mention taking a lot of the joy out of owning my first home. Throughout this whole process MUVE have shifted the blame onto the other solicitors, the lender and even the estate agent and have taken no accountability. Avoid at all costs.

Absolutely disgraceful firm – avoid at all costs! They have knowingly broken a court order, unlawfully withheld my money, and left me homeless, despite being fully aware of the consequences. Instead of following the law, they have chosen to act dishonestly, enabling one party to block a legal payment with no justification. Their conduct is not just unprofessional—it’s unethical and potentially illegal. If you value your rights, your money, and your peace of mind, stay far away from this firm!

I feel completely scammed by Muve solicitors. I lost four months and £525 on my flat purchase with absolutely nothing to show it. These people are professional scammers.

My nightmare started with my assigned conveyancer, Thimira Subasingha, who would never answer calls and just sent copypaste responses to my increasingly frustrated emails. Then Thimira suddenly "left" and I got passed to Shenaya Liyanage, who was just as bad - I couldn't get straight answers about anything.

Any time I managed to get someone on the phone, it was clear they barely spoke English and just wanted to get rid of me as quickly as possible. Most calls ended with them rudely cutting me off or hanging up when I tried to complain about the lack of progress.

The last straw came when I learned the seller's solicitor had sent all the information Muve needed THREE MONTHS earlier, but they seemed to have no idea about it! When I finally managed to see their communication with the seller's side, I was horrified by how amateur and minimal it was.

Don't be fooled by their Richmond address - it's just a postal box! Everyone working on your is actually based in Colombo, Sri Lanka, operating in a completely different time zone. They deliberately hide this fact from clients. Once I realized this, the constant delays and communication problems made perfect sense.

After discovering multiple Reddit threads full of horror stories about Muve (just search "Muve solicitors Reddit"), I realized I wasn't alone. If you're currently using Muve, FIRE THEM IMMEDIATELY. Don't waste another day or pound with them. I switched to Girlings in Canterbury and my purchase finally completed smoothly.

The worst part? Muve flatout refused to refund a single penny of my money despite doing virtually nothing me. I'm still trying to get my money back because I genuinely feel like I've been conned.
Save yourself the misery I went through. The cheap price tag isn't worth the nightmare that follows.

My experience with Muve Conveyancing was a nightmare from start to finish. Their lack of communication and transparency was appalling and they continuously failed in their duty to inform me about crucial aspects of my transaction.

As a firsttime buyer, I was left in the dark about additional charges amounting to nearly double their original quote— which they disclosed only at the last minute when I was pushing exchange and I had no choice but to proceed.

Amongst all the charges, I was charged a Building Safety Act fee, which they also failed to communicate until the very end of the process when they sent the preexchange report, once the work had already been completed. This fee alone amounted to £1,499 + VAT, nearly half of the initial quote, and was significantly higher than what they advertise. Shockingly, they admitted that this inflated fee resulted from my referral by an estate agent—a referral I didn’t request and that was initially portrayed as beneficial and that would help make the whole process "smoother". Absolutely no advice was provided to me about the implications of the Building Safety Act on the property I was purchasing.

I encountered repeated delays, contradictory updates, and a shocking lack of professionalism. I raised a formal complaint which provided no resolution or clear answer to my concerns and I found myself having to repeat the same points over and over again. I will now be escalating this to the ombudsman.

I would absolutely avoid Muve solicitors and do not estate agents pressure you into picking them. I paid a huge sum extremely subpar service. All I will say is please do not make the same mistake I did, do your research and go with a proper law firm.
