Nice guy, we can go to the office meet him/ his team whenever we wanted too.
He does everything for you. It’s like having an ‘estate agent/ solicitor/ and well a ‘miracle worker’ all in one. I say this because he helped with our legal forms and guided is in everything we needed to. Sometimes he just push the solicitors to do their jobs through his emails. Btw make sure you use a good solicitor too as it goes a long way too.
And anything else youd like to add.

We had a great experience with ARQ Homes. They know the local market and clientele very well and our house was sold in no time. They were very efficient and kept us in the loop at all times. I cannot recommend them enough. We dealt with Ali and he is brilliant. He is very knowledgeable, detail orientated and a people's person. Six gold Stars out of Five
Having lived in East Ham pretty much all of our near sixty years myself and my wife decided that as retirement beckoned it was time to sell up and head out for a quiet life in the country.
They say you should always speak to a couple or more estate agents so I spoke with one of the big boys up the High Street but felt drawn to give ARQ a call. I had seen the companies online presence on local social media pages supporting young entrepreneurs and local charities and sports clubs and decided to give them a call.
I wasn't overly impressed with the big boys but Abdul at ARQ was different. Quietly confident and being a local lad He impressed me with his knowledge of the market in this area and his rates were on point too. I put my faith in Him, a decision which I have not regretted.
My home was marketed online in a most professional manner and the photographs really did the place justice. Within three weeks We had accepted an offer which was most acceptable. The ball was rolling.
Estate agents as a whole have a reputation akin to second hand car salesman. Abdul could single handedly change that perception. Communication is key and barely a day would pass without a call even if it was just for reassurance. Ours was a first time buyer where English was not her mother tongue and she was now in a chain of five. Abdul took a lot of his own time guiding her through the process. When he felt that other agents in our chain were not being as communicative as they should he instigated an email chain which turned out to be invaluable and without a doubt held this whole deal together and saved a lot of time. He always had a plan B and would offer alternative scenarios should the chain fail for any reason. Thankfully he kept it on track. Plan A was a good un.
They say buying a home is one of the most stressful things you can do and I would agree. But a problem shared, is half as stressful. I couldn't do what he does and although he's a calm as anything that's a lot of pressure to be under. I know he was feeling it at times but he never transferred that on to us.
Now the sale is over we are going to miss ARQ and Abdul. We'll miss those lunchtime meetings in Subway and daily catch-ups. As I said before if one man could restore faith in a much maligned business it's Abdul with his professionalism, courtesy and humility. Thanks ARQ. Thanks Abdul. Legend.

Living next to an ARQ property, I've had to put up with rubbish in the front garden twice since the tenants moved out a couple of weeks ago. The first time it took 3 calls from myself and other neighbours plus the threat of complaint before they removed the rubbish. The 2nd lot of rubbish, I emailed on Saturday and it's Tuesday even and the rubbish is still there. When I called I was told nobody could deal with the complaint till Thursday.

24 Oct 2022Hi Janet, as the lettings manager for ARQ Homes I have now completed my investigation related to your complaint. Firstly my sincere apologies for the inconvenience caused to you as the neighbour of this property by the rubbish left in the front of this property. Unfortunately, we don’t have inhouse removals so we rely on third party companies. The maintenance company used was instructed to remove all rubbish and dispose of too, and not to be left on the front. I have attached below a log of events for your perusal. 28/09/2022 property became empty. 03/10/2022 remedial works to the property were instructed to a maintenance company to carry out (which included the safe removal and disposal of any items needed). 05/10/2022 we were advised towards the end of the day all works have been completed. 06/10/2022 we reported to the maintenance company that rubbish was left in the front garden and not removed as agreed. 07/10/2022 a complaint was raised to the maintenance company that they did not remove the rubbish and instead left it in the front garden. 09/10/2022 landlord visited and confirmed rubbish was still there and has spread due to foxes. 10/10/2022 we escalated the complaint to the maintenance company in the morning. 10/10/2022 we were sent an image with no rubbish on the front at 3pm. 13/10/2022 keys were collected from our office to complete a few outstanding jobs which the maintenance company did not complete previously. 18/10/2022 it was bought to our attention via your review that rubbish again has been left in the front and not removed as instructed and agreed. 18/10/2022 another complaint was raised about this. 19/10/2022 complaint was escalated. 19/10/2022 we were sent images of the rubbish being removed. Sometimes it's easy to go with a big name company with multiple offices, but I felt that East Ham requires agents that really know the area, and there must be a reason ARQ have five star reviews. These guys are all local, and know the area and community well. Ali was very honest and upfront about everything, and suggested we try a 6 week contract, and was at no stage pushy.

It was an incredibly frustrating situation to say the least but through it all Abdul and his team were our rock.

Apart from knowledge of the market and perseverance, one of Abdul's other key strengths is communication. From the get go when we were shopping for estate agents he was the only one to come fully prepared and know what work we had done to the house. During the period where people were viewing our property he would tell us about the state of the market and how the Government's actions would effect our sale and when we were in a chain, he was the glue that kept all parties informed, so we knew what was done, what was outstanding and more importantly what questions to ask when sale began to stall.
Good news is that we did sell our house and Abdul was a massive help in making this happen. Believe me when I say you want Abdul and his team in your corner as they will fight for you, they will not ignore your calls, they will advise you to the best of their abilities and if they can't give you a solid answer they will find someone who can give a professional prospective.
It is a pleasure and an honour to have worked with Abdul and the Arq team and with my hand on my heart I can recommend them one hundred percent, if you need an estate agent there is no substitute.

This was our first house sale and we really needed someone experienced, someone who knows the local market, all the rules around sale/ purchase process.
Our agent was Abdul, and there is no words to describe his commitment and professionalism. He was super prepared on our first meeting, he knew all the work we had done to the house and he had checked all the paperwork. He found us fantastic clients, who were very understanding and patiently waited for us till we found a property to purchase. Our chain seemed to be easy, but because of the circumstances and a very tight deadline it became bumpy and stressful. Abdul has never promised it will be easy. He was predicting various scenarios and when there was a challenge he was the first to give advice and find a solution. What I like about Abdul and his team is that they’ve always been approachable, even when Abdul’s dad was very ill and Abdul had to juggle between work and hospitals. Abdul understands each aspect of the sale and purchase in the property market, and he’s been extremely helpful when we had do deal with the solicitors and finance. Abdul’s big strength apart from having a huge knowledge is communication. He’s been activity talking to the solicitors and the estate agent who was dealing with our purchase.
I must add that we were selling the house in a very difficult and unpredictable market. Interest rates have increased rapidly, inflation, energy crisis. We have also lost one house because of very cheeky practise of the agent who was dealing with that sale. Solicitors of the top of the chain were really slow and not efficient, communication with them was close to zero. Not easy at all, it took longer that we all expected, but Abdul has helped us to make it happen. With positive attitude and support.
To summarise, we are very happy to recommend Abdul and his team to any future buyers and sellers, and without any doubts we would work with them in the future.

Letting a Property via ARQ.
We let out our property through ARQ Homes. They were very professional and we are very happy with the service. There was only 1 set of viewing and we got a tenant that was willing to pay more than the asking price for the property.
Hamad & Ali were the two that were heavily involved with us. They were working even in the evenings to make sure that everything was done promptly and we appreciated that a lot. We want to thank the whole ARQ team for their excellent service..
