This property firm was established in 1998. Since then we expanded to two estate and letting agent offices to be able to deliver a great personal service to our local community. We aim to deliver a completely tailored service for each individual client. This helps us pay attention to every detail of your enquiry and meet all of client needs.
All of our staff members are experts of the local property market and live locally in the Solihull community. We are an award-winning independent estate agency, as voted by customers. If you choose to work with Smart Homes, we will guide you every step of the way and keep you up-to-date with any changes regarding property sales or lettings. There are many more reasons why you should choose Smart Homes in Shirley. Our office is open much longer than any other local estate agents. In addition, we work 7 days a week, including weekends. I have just completed a purchase which was marketed and sold by Smart Homes Dickens Heath branch. The transaction with them really was flawless. I viewed several properties with other agents and the lady that led the viewing from Smart Homes was excellent and the best I dealt I with. Communication was fantastic throughout, they answered every phone call, passed on messages when they said they would and on every occasion returned my calls or responded exactly as they promised. In particular I have to mention the sales progressor. The efficiency and quality of service from Debbie was way above anything I could have expected. She was professional and informative and without doubt it was her personal intervention that resurrected the sale after my solicitor had issues. It is no exaggeration to say this sale simply would not have happened without her.

Smart Homes have been Letting and Management Agents for our block of 12 apartments in Dickens Heath for several years. Despite challenges of them having to work from home during the pandemic, any obstacles have been overcome and solutions found to inevitable problems that arise with so many properties under their wing. Despite the difficult trading conditions new tenants have been found, when necessary, in a timely fashion and all of the staff in whatever their role have been courteous and professional. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
1. The initial point of contact for all complaints is either Emma Daffurn (sales) or Mark Farebrother (lettings) who can be contacted at the branch. The complainant should be provided with their full name, address and contact details.
2. Even if initially made orally, all complainants should be asked, if at all possible, to submit their own complaint in writing.
3. Emma or Mark will acknowledge any complaint promptly, within 24 hours, with a formal written outcome being submitted to the complainant within 7 working days.
4. If the complainant remains dissatisfied, the complaint will be passed to Jamie Smart (Director) who will conduct a speedy, separate and detached review of the complaint.
5. Following this in-house review, a final written statement including any offer made, will be sent to the complainant.
6. Where this still does not satisfy the customer, this becomes the “Deadlock Letter” and will be accompanied by details of how the matter can be referred to The Property Ombudsman (TPO), Milford House, 43-55 Milford Street, Salisbury, Wiltshire, SP1 2BP. Tel: 01722 333306
7. Customers may be given a copy of this in-house procedure.
