So I find a guarantor and contact them again, monday 04/03 I went to their branch in Woolwich and spoke with Jeffrey, who took my details, I also informed him that I have a dog, and he also said it was fine, (plus 2 weeks dep), he take 500,00 and told me he will inform the landlord they have a applicant, and he will send me all the forms via email. ON FRIDAY, he e mail me with the forms, but he also said he need more information about the dog, that the landlord maybe have a problem with... (its important to say, that between 04/03 and 08/03 the house was still available).
Monday 11/03 he said the Landlord dont allowed pets, he said he will send me a link with another house and will call me on the following day. He didnt send me anything, so I send a email on monday asking about 2 houses that I liked, if are OK with dog.
Tuesday I called and spoke with Maria, she said Jeffrey was Off, so I explain the situation and ask a refund, as Jeffrey knew he was off and make me belive he will call me, she said fine, and she will carry on with that.
Wednesday jeffrey call and ask when I can see the house, I ask if the houseS ARE ok with dog, he said yes, so we book a view on the same day. After I while I called him to ask if we will see the 2 houses, he said any of those that i send take dogd. And we will see another one (that i even was aware off, as he never send tge email for me) so I said no, thank you, and told he to carry on with my refund, this was wednesday 13, and he said will take 5 to 7 working days.
Thursday 21 I called them to a position, and Maria, told me will take time, because jeffrey said I was still looking for a house, I said its wasnt true, jeffrey always gave me wrong information, and never contact me when he said he will. I explain that I already rent a house, I never gave wrong information, and the company basically just take my money and are refusing to give me back, at this point, Maria start to scream with me over the phone, saying that I need to calm down or she will put the phone down, she scream and shout some things that i didnt get it, and dont let me speak, and pass to jeffrey. I told him that was on the last day of the date he said and i need the money, he said is not like this the things work. I SAID I NEED A DATE, He told me he will call me back by 3pm, he called my wife, he said he dont have a date, and he cant tell me how much time will take...
I fell powerless, tons of things to pay, and this people maje hard time for gave me my money, its was their mistake for start with...

They have an enthusiasm for the stock on their books but were open and frank in dealing with questions. However their paramount task is to sell and they show tenacity in pursuing that objective. I don't know what their fee arrangement is but if we were vendors their commitment to the job is impressive. Some estate agents seem disinterested but the staff we dealt with at Mann are up for the chase

An average of 4 stars - really?? Quite simply, I believe Mann are an awful, unethical company who made my first prospective flat rent as a tenant a stressful, frustrating and anxious experience. As soon as I had paid the £350 holding deposit to the company, games were played in an attempt to screw me over. This included:
- Moving forward an agreed move-in date without my permission.
- Providing contradictory and misleading information.
- Extremely poor communication. When communication was given (only after I threatened to withdraw from the tenancy), it was often vague or nonsensical.
- Advising that one of my referees had not completed and sent a reference form to the company (when I had been informed they had) which I believe may have been an attempt to fine me additional money for incomplete referencing.
- Not providing documents they stated they would on paying the holding deposit (eg. information on where my deposit would be held).
- Signing me up to utility companies without my consent.
In the end, I withdrew from the rental before signing the official contract. There were far too many concerns for me to proceed and I was fortunate enough to have alternative temporary accommodation in place while I searched for a flat with a more competent estate agent.
Mann would not return my £350 holding deposit so I involved the Property Ombudsman (TPO). Despite Mann backtracking many of the concerns I had listed, TPO agreed that there were shortcomings in Mann's communication which attributed to the overall situation and awarded me some compensation which was very much welcomed after the stress I had endured.
I opted to rent a property with company Open Rent the following month which was hassle free and involved no admin fees. When I told my then landlord about my experience with Mann, he informed me that he had previous dealings with Countrywide (the company who run Mann) and was not very complimentary. In fact, if you would like the low-down on just how poor Countrywide are please look at the hundreds of negative reviews at https://www.allagents.co.uk/countrywide/.
I would recommend everyone looking to rent uses companies with no admin fees to avoid unnecessary stress and mind games from estate agents like Mann. I only wish someone had advised me at the time and saved me the grief I endured. I am now a flat owner and my dealings with this estate agent feels like a distant bad dream.

Ravina was fantastic - every call answered, returned and a level of professionalism with friendliness that is seldom experienced in this day and age. I had a poor experience with other agents elsewhere not returning calls and the sellers are the ones who lose out - Ravina worked very hard for all concerned and made what is a stressful process that bit easier.

It's very fashionable to bash estate agents but I think if you make it clear you are not a time waster (it's clear from viewings that a lot of people are!) then you should be in good hands. Ravina was very helpful throughout and helped us get the purchase agreed.
