When Castle Estates was established, we realised that most clients search for properties online – this has increased to 99% today! Whilst having an office in the heart of Wandsworth, where we meet landlords and tenants, we don't have a traditional high street shop like most letting agencies do. This unique stance
helps us maintain a low cost base and allows us to focus on what we’re good at; excellent client service at competitive rates. Castle Estates (South London) started as a franchise in 2004, the franchise was dissolved in 2011 and since then we have been an independent lettings agency. We are not a family business in the literal sense but if you ever come and meet us you will realise that we act and feel like one.
We operate throughout South West London covering Balham, Battersea, Brixton, Clapham, Colliers Wood, Earlsfield, Fulham, Oval, Putney, Southfields, Streatham, Tooting, Wandsworth and Wimbledon but also look after properties as far as Dulwich, Mitcham, Kingston and Twickenham. Not great. Rude and patronizing staff. Entered our property illegally two months prior to leaving to show a tenant round, very distressing and embarrassing situation to be in. Manager apologised next day but no one seemed to care. Got charged £150 for cleaning bill when we moved - all they had to do was steam the metal furnishing i.e taps and shower head and was charged same price for the cleaning of a whole house. Tried to charge us for mistakes their contractors had made when plastering the wall after a leak. Waited 3 months to get our deposit back. Avoid at all costs.

Unfortunately the property was not left in a clean state, requiring a clean after your brother's move out to which he subsequently agreed. The delay to the process was caused by your brother who I understand has a very demanding work schedule: We contacted your brother on 18 September 2019 about the deposit return but unfortunately he only responded to us 2 months later. We again contacted him 2 days after that but it took another month for your brother to respond with his agreement. We are always happy to receive feedback and use this to improve but on this occasion I strongly feel that we acted promptly and fairly. Best wishes, Judith.

14 Jan 2020Dear Judith. Thank you for your response, however it is quite misleading. “It appears I wasn’t a named tenant” That’s not really correct though is it? You were made aware at the very beginning that I would also be sharing the property, but my brothers name would be on the lease as I travel frequently with work, thus being a paid tenant. I had to provide I.D etc as part of the admin process prior to moving in and I was also the primary person who communicated with you for any issues or maintenance needed within the property which wasn’t an issue at that time whether I was a “named tenant” or not. Castle estates have always been happy to deal with me solely. It only became an issue when I complained though. You were also more than happy to receive over £30,000 in rent from me alone in 3 1/2 yrs, also paying half of your fees at the beginning so please respect when it’s due, with that amount of money paid I have definitely earned my right to review and provide details of my own experience with this company. Therefore, your point is irrelevant. As soon as I made a formal complaint upon leaving you refused to communicate with me using the above reason. This is in my opinion disgraceful, disrespectful and you’re trying to remove all credibility from me. The deposit was in our opinion delayed by yourselves. My brother had replied to the email in question, but I guess you can deny that because it’s our word against yours. Either way the deposit should of been returned automatically once you had deducted the fees you had charged. With regards to the cleanliness of the property on leaving, the carpets had been professionally cleaned and you only sent us photos of before and after of the fixtures that needed to be cleaned with a steamer that wasn’t as was put to us “professionally cleaned” (big difference) which unfortunately I don’t own a steamer and the work done after does not equate to £150 worth I’m afraid and that was my point of feeling ripped off and it seems we will never agree on this. My brother had never subsequently agreed to the cleaning charges, a complaint was made by myself and no response was received until I spoke with your colleague after contacting castle estates again we had complained about this issue and you refused to compromise, so that wasn’t really a choice from our side. I assume you do agree with my points with regards to the issues of entering the property illegally to show a prospective tenant round at 7pm in the evening and attempting to charge us for the mistake your contractor made, as you haven’t provided a counter argument for those issues. Terrible experience for the whole of tenancy. They then hiked up the rent by over £200 for me to extend another year which I did not accept. Claire then tried to incorrectly charge me more on the final rental payment. They also require a receipt of a carpet clean despite no damage being caused to the 1 carpet flat! I moved out 18 days ago and still haven't received any inventory back so am still waiting on my deposit to be returned but I feel they will eventually try and squeeze every Penny out of that. AVOID!

The end of my tenancy was even worse than my horror life in that overcrowded house. Not only the agency holds £90 from the deposit for 'checkout fees', they claimed £10 for a 'broken lightbulb' at checkout, which was false as I all of them lightbulbs were perfectly fine (I have a video to prove it), they also accused me of not cleaning the desk properly (absolutely false, I travelled all the way to Colliers Wood from central at 9pm after work to give the room a final clean, what an insult) and they claimed I have left the mattress cover in dirty conditions, such cover should be changed anyway before a new tenant moves in, pure and basic common sense and hygiene. No one needs to sleep on someone else's mattress cover of a year, in fact they got that one when I moved in, so it means they buy a new one anyway. In light of these reasons, Castle Estates deducted £126 for 'costs of cleaning fixtures and fittings 'professionally''. So altogether they kept £226 from my deposit. Absolutely disgusting. And the condescending tone every time they would respond to a query. Stay away guys, horrible rooms, dirty and tired house. I have my own REAL studio in North London now, and my new agency is amazing and so is the landlord. Don't go out there and pay nearly £800 for a room in a overcrowded house.

What agent could do to change your mind?
This was the only area I have complaints with. The fees felt unnecessarily expensive. If I remember rightly, £75 to get reference and £250 if you want to leave the contract early (even once you've found a replacement). Probably no different to other agents but frustrating nonetheless.

When we had house issues, Claire and team were extremely helpful in what we needed to do and resolved any issues with our (aging) house clearly, communicating regularly.
I'd definitely recommend this agency.

Claire was a wonderful support when I was considering swapping agents which can be such a big hassle. However her advice and guidance with a tricky situation involving an agency that did not want to 'let go' was very much appreciated - even though we hadn't switched at that time. Castle Estates management since we did engage them to manage our property has been terrific with all bases covered and more. They are responsive and proactive and I am particularly happy with their reasonable fees for such a good service; something I did not have with a London wide agency that promised much and delivered little.

From start to end, Castle have been nothing but outstanding. Nothing was ever too much trouble, all staff were highly professional, friendly and acted upon any issues we had promptly and effectively.
A sticking point of our previous agent was the length of time it took to return our deposit at the end of the tenancy - no such trouble here.
I'd have no hesitation recommending these guys. Absolute top drawer service from start to end.

I really don't have a bad word to say about Castle, they were professional and responsive in every query or issue we had. I rented a property with them for 2 years and each and every time I had an issue it was dealt with without any hassle or being asked a thousand questions that makes you feel like it was your fault, as you get with some agents. The best thing is that they explained everything that happened, or needed to be done, or charge in great detail, which is always appreciated.

Castle was a fantastic letting agent to deal with. They were consistently professional, friendly and efficient. They always responded to our communications quickly and helped us with whatever we needed. I highly recommend them, and only wish that more letting agents were up to this standard!

I have always found the team at Castle Estates in Wandsworth to be knowledgable, professional, efficient & very helpful. I am overseas most if the year, so it is important to have agents that I can trust & who I know will make sound decisions in the balanced interests of me & my tenants, in the event that I am uncontactable when something happens at the property. Recently the alarm broke & the tenant was quite upset. Castle handled it superbly; reassurance & empathy for the tenant, and a range of options to suit my budget for me to choose from, with a tradesman at the property completing the work very promptly. I'm happy because my tenants are happy again!

Castle Estates have been managing my property for a few months now and I am extremely happy with the service they have provided. I find that they are very professional, easy to talk to and efficient.
