DO NOT GO TO THIS AGENCY. THERE WAS DROPPING WATER FROM THE CEILING AND WE HAD TO SLEEP IN THE SAME ROOM WHILE THEY WERE REPAIRING THE PROBLem.
ALSO THEY ENTER TO YOUR APARTMENT WITHOUT YOUR PERMISSION WITH THEIR KEYS.
They just painted our walls and it’s smelling pretty much, we don’t have anywhere else to go, so we have to sleep in a recent painted room. They just don’t offer us an alternative place to sleep while walls are been dried.... the cooking plates broke and the landlord bought a 12£ one, and of course it broke again because of the bad quality, and the agency is taking very long to give us a new one because they pretend to find the guarantee to get a new one (12£ cooker plates) ridiculous!
Not even 1 star!!!! I am pretty sure they won’t give me back my money as soon as I leave this box (flat)
The fire alarm jumps all the time. They pretend to have fixed it, but still the same! Not funny.

Avoid them unless you want to get ripped off. After moving out of one of their apartments on June 11th 2022, they sent me a check-out report 3 weeks later. They completely exaggerated the cleanliness condition we left the apartment in, but we already knew they would do that based on their reviews. Then, one week later (4 weeks post move out), they sent an email saying that the landlord wanted to charge us for cleaning + damages. The damage charges were so extensive that we became suspicious, especially because they wanted to charge us for damage that we could clearly see in the videos of the apartment we were sent before moving in the year before. Therefore, we checked the check-out report that they sent us, and saw that it said as if we received the apartment in perfect conditions under the “check-in” section, with nothing broken. HOWEVER, we knew for a fact that there were pre-existing damages, so we proceeded to check the check-in report they sent us when we moved in (one year before), and it stated ALL of the damages. Therefore, they purposely changed the “check-in” conditions of ALL the items in the apartment in our check-out report so that they would charge us for the damages WHICH WERE THERE BEFORE WE MOVED IN! Then, we confronted them with this evidence and they said they had to talk to the landlord. In the meantime, the property manager in charge of my deposit went on annual leave for 10 days and none of her colleagues nor manager could do anything about it. So I had to wait 10 days for her to eventually go back to the office, tell me that the landlord had agreed to waive all damage fees (obviously, they were clearly pre-existing), and release the deposit, subtracting cleaning fees. They deducted 305 pounds for cleaning for a 52sqm apartment. When we called the cleaning company that had issued the “invoice”, they told us explicitly that they had not cleaned that apartment on the day of the invoice. The person on the phone then became agitated because they realized we were suspicious of Gordon & Co. Then, they proceeded to tell us different (lower) prices for the cleaning services than the ones on the invoice (their website also has different prices), even though they mentioned that Gordon & Co was a major client of theirs. Why would their charge a major client MORE than a random caller wanting to use their services for 1 apartment? Suspicious. It took 1 month and 15 days to get the deposit in my bank account after moving out. We had to spend hours checking the different check-in and check-out reports, and comparing them because of their fraudulent behaviour of changing the conditions from one report to the other. Then, we had to chase them for answers multiple times a week, waited an extra 10 days because someone went on annual leave. Everything was very suspicious and I do not trust anything they say. This is not how you do business.

Really bad property management! Although the flat we rent is decent and in a good area, and although we pay rather a lot for a monthly rate, the property management really leaves much to be desired! Avoid, avoid, avoid! Whilst the estate agent dealing with the viewing was very helpful, once they have your first month's rent, both landlord and property manager couldn't care less and you're nothing more than a source of income to them. I moved in to find no batteries in the smoke alarms so wasn't sure if they were actually working and the heating setting was stuck on off so I could only have heating on by using the +1hr function so I would wake up to a cold flat every morning. It took 16 days for a contractor to visit and the landlord clearly must have thought the quote was too expensive as another contractor turned up 6 days later and let himself into the flat not wearing a mask, without any prior notification, all of which is completely unacceptable. I had to threaten to instruct a contractor myself and deduct the cost from rent to get the heating fixed and in addition the separate kitchen heating also stopped working so it was just over 13 degrees in the kitchen. It took a total of 25 days to fix the general heating, during a time when it was occasionally snowing and down to -2 at night! The flat was, contrary to what the inventory report stated, not cleaned to a professional standard as for example the kitchen was generally quite greasy, with grease stains on the ceiling as well as dead flies! The flat is generally poorly maintained, there were mini fatbergs in several of the drains, which smelt badly as a result; a kitchen drain that leaks; curtains that are paint stained and not wide enough for the windows so don't close shut; curtain poles that are semi-detached from the wall; laminate coming off kitchen cupboards; shower door handle coming off when pulling the shower door; the shower hose leaking where it connects to the mixer;mastic/silicone badly discoloured, frayed or completely missing; the shower panel is propped up by 2 pieces of wood; a musty and damp smell is coming from under shower panel amongst other things. It's nigh on impossible to get hold of them on the phone so I've had to chase repeatedly on email and their response is anything but timely. This is a landlord that doesn't care about its tenant and the experience I've had with this agent is exactly why the estate agent industry has a bad reputation.

Our experience with this agency was horrific from start to finish! We rented a 3 bed flat with Gordon & Co and they were also the property managers. Here is a list of reasons why: 1. When we moved in the property was not professionally cleaned although the agnecy stated it would be. Not only this but the previous tenants left all of there belongings in the flat including kitchenware that filled every cupboard. This took us a month to remove as the agency would not give permission fo rus to get rid of all the rubbish and then wouldn't provide someone to come and collect to so in the end we took it upon ourselves to dispose of the rubbish. 2. When we moved in the oven did not even work. As a new tenant we woud've expected all the appliances to be checked prior to moving in which was in out agreement. As you can expected it took them a month to send someone over and only sent someone over to fix it because we threatened to not pay rent. You can imagine the fun we had trying to cook for a month with no oven. 3. The main issue with out flat was that it was built in the 1500's so the boiler was utter crap. We had no hot water for weeks and again suprise suprise they took ages to get someone to come and fix this. They constantly pushed back saying it was out providers fault but there engineers confirmed it was the property not the meter provided by the energy provider. This in turn made us use our on peak all the time just to get any hot water. This shot our bill right up and as studetns we were not pleased. After 6 months of living with this they finally took responsiblity and agreed it was their equipment that was broken and eventually fixed it. However, we were not happy about the bill we eneded up paying. It would take us 1 year and 5 months to get this refunded as they constantly tried to find loop holes to get out of paying back what we were owed. 4. They're COMMUNICATION IS TERRIBLE. For over 2 years they take years to answer emails and have to follow up with a fruther 4 for them to respond. The office refuse to pass you on or provide the prooperty anagers phone numbers to contact them so it is a constant battle. They will say that they will get back to you on a certain date but never do. We have caught them out mulitple times as they said they were following something up but turns out that they had not spoken to anyone and had left the problem alone. When you do finally get them on the phone they will swerve any questions or complaints you have in politician style. 5. To top all this fun off when our tenancy ended 21st July 2020 the agreement and deposit policy states that the landlord should communicate with you about your deposit re refund/deductions within 10 days. It took Gordon & Co and the landlord until the 25th September to refund us out deposit. This was not due to deductions or damage to the property as out inventory stated the property had wear and tear and no damage. This was provided to us and Gordon & Co quickly so there was no reason for the landlord to hold this money. The property managers failed to communciate with the landlord effectivly and us which delayed the whole process. Since they had taken over 10 days we had to the contact TDS (deposit scheme) to aid us in retrieving our deposit. If this wasn't hard enough the property managers were not forthcoming with the certificate and type of scheme we were on to enable us to start the process. They just want to take your money at the end of the day. This has been the worst experience of renting and i have lived in student halls so that says something!! They took a lot of money from us and if anyone has ever had this problem then they know how tight money can get when you have to pay a deposit on a new flat whilst not hvaing your old one back for months. This situation left me with very little money that meant i was struggling ot buy essentials. Gordon & Co need to stop how they treat they're tenants by being honest in viewings and contracts and to look after tenants once they move in and not steal/withold they're money!

Having read a number of negative views about Gordon & Co i was inclined to believe that the majority of these were down to clients who lacked experience in the renting market - however, sadly now I see why there is a common theme with these reviews.
The renting process initially was very easy, however having to travel from another city to sign documents when 99% of other estate agents use e-signature is very inconvenient and something which they should look at to bring the agency in to modern times.
Generally if there was a problem during the rental period this would be solved, though more likely than not it would take several emails to them in order to get the required action.
The majority of this negative review is with reference to the check out process. Having handed the keys back to the estate agents before the check out, there was much confusion as to where these keys had disappeared too. I received a number of calls from a different agent telling me i had not handed them back in - clearly a lack of communication between offices.
The next issue was to do with the deposit. Having kept the flat in an immaculate state (mentioned by a member of the estate agents during a viewing) the proceeded to levy exterminate and unnecessary charges on to the check out. Having questioned a number of these against the original inventory - they had unfortunately used a copy of the inventory that was out of date and had not been signed by myself and the estate agency. Despite confusion from the estate agency to this "mystery document" they were eventually able to locate it and knock a number of charges off. Again, an example of poor communication and lack of organisation.
Disappointingly when questioning elements of the check out, it would take a number of emails and follow ups in order to get a response. A clear sign of lack of professionalism and does not reflect well on the estate agent.
All in all i would not use this agency again, they only put on a good face when there is something in it for them.

I had to deal with a pretty unresponsive landlord in the first week and Shay managed to solve these issues even if the property was not a managed. His commitment is outstanding. I moved around the world 25 times and I was very pleased to deal with this gentlemena. Highly recommended
