Cheam maintains its village feel with mock Tudor buildings and shops fronts, local pubs and village activities. Surrounded by leafy spacious parks which house Nonsuch palace, it is popular as a wedding venue. Nonsuch Park has a cafe which is popular with dog walkers and families as well as fitness enthusiasts.
The village itself is full of restaurants, high end supermarkets and boutique gift shops. Cheam maintains a strong sense of community through events like the annual Charter Fair and Christmas shopping evening, as well as the Cheam Village fair in May which takes place in Cheam Park.
The local schools - primary schools, high schools, grammar schools and private schools are highly sought after and cater for all ages.
Cheam has its own library, next to St Dunstan\'s church and The Lumley Chapel which is the oldest building in the borough of Sutton.
Sports clubs and facilities are plentiful: cricket, rugby, football and tennis clubs as well as gyms and swimming pools. For a different activity, you could try Cheam Croquet & Bowls Club which is based in Cheam Park.
Travel links to London can be made via train to London Victoria in half an hour, or other London stations via Clapham Junction. Everything is within easy reach: road access to city and countryside is easy via the A3, A24, M23 and M25.

Estate agent stereotypes exist for a reason, many of the agents we looked at when trying to sell our property fell into this category.
Then we found Goodfellows. The team at Goodfellows Cheam, Stefan, Sabrina, and Lorraine were fantastic throughout the whole process of selling and it was certainly a difficult process (all caused by the agent above us).
Despite misinformation, ups and downs in a aggressive market, the team went well above and beyond to help us, keep us sane and when we lost our buyer (due to circumstances well out of anyone’s control) the team had new buyers lined up within 8 hours and we had sold again in a week.
Throughout this, they helped us through everything, including our search and Stefan went well outside his remit chasing down the chain and solicitors when other agents wouldn’t even reply to an email.
Whilst many people will be driven by commission and glossy sales brochures to pick an agent, my advice would be:
“Pick the agent you would be happy to speak to regularly, that you want to do business with and that gives you a a new offer trust”.
We looked at 7 agents and picked Goodfellows for this reason and we did not regret it ever.
There are cheaper and bigger companies, but selling your home is stressful and you need a team that will work for you and with you from start to finish; not just chase the numbers and hands off when an offer is accepted. And as Stefan says “this is a team effort” and it is imperative to have a good team.
In an industry filled with shiny suited sales people, who treat you as if it is a privilege for you to have them charge you, for often doing very little, Goodfellows in Cheam stand, not just head and shoulders above, but on a different level to all the others we looked at.
If you are in their catchment area, I would not hesitate to recommend them.
Actually even if you aren’t in their area, call Stefan and see if he will go outside the area. They are worth that much to do business with.

The lettings team at Cheam are amazing. I have used Goodfellows in Cheam many times before and they have never let me down with finding excellent tenants. This time I was helped my Mae and Becki. Where to start....? Firstly, I would say the whole team are extremely friendly. Stefan valued our property and gave me what I considered to be honest and necessary feedback. I can’t say the sale was as straightforward as it should have been, but none of that was down to Goodfellows. They supported us through a stressful time, giving us updates regularly and trying to get as much information from our chain as they could. I decided to try Goodfellows in the first place due to a recommendation from a friend, and she was right about them. Mandy was the first point of contact and we set a monthly rent of £900
After that I dealt with Louise and Maria to visit the property, again very professional ladies.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
Goodfellows is a member of The Property Ombudsman Scheme (TPOS) and we aim to provide the highest standards of service to all our customers. To ensure that your interests are safeguarded we have the following complaints procedure in place.
The aim of this process is to resolve all customer issues or concerns as quickly as possible. In the majority of cases we hope that any issues can be resolved quickly and amicably to customers\' satisfaction at branch level.
Stage One - Branch Manager
Complaints should, in the first instance, be directed to the Manager of the estate agency branch you have been dealing with. They will endeavour to liaise with you quickly and resolve your complaint immediately, no later than 5 working days from first notification.
Stage Two - Director
Should the local manager not be able to resolve your complaint to your satisfaction, you can refer the matter to the Sales or Lettings Director at head office. Once received your letter will be acknowledged within 3 working days and you will receive a response within 15 working days from receipt of your letter.
Stage Three - Managing Director
If, after you have dealt with the division director, you remain dissatisfied you may address your concerns, in writing, to the Managing Director. Once received your letter will be acknowledged within 3 working days and you will receive a response within 15 working days from receipt of your letter.

Stage Four - The Property Ombudsman
If you still remain dissatisfied with the outcome of your complaint after dealing with the Directors, and once you have received a Final Viewpoint letter from the Managing Director, you may approach the Property Ombudsman.

- The Property Ombudsman will not consider your complaint until our internal complaints procedure has been exhausted and you have received our Final Viewpoint letter.
- The Property Ombudsman recommends paying any outstanding fees on a \"without prejudice\" basis to avoid late-payment charges and\/or further action.
Please be aware that a complaint cannot be sent direct to the Ombudsman without first following the internal complaints procedure.
