When we first moved into our property we reported many problems with it. This was done on the day we moved in 1st July 2018. We did this in order to have all the issues with the property fixed before we returned full time at the start of term. Unfortunately this was not the case.
Once we moved in and saw that NON of the issues had been resolved we instantly rang up trying to resolve these again. It was only when we threatened to pause payment that these issues were fixed. This is not acceptable for a company who promises that the property would be ready to move in to.
Similarly, the property is apparently 'cleaned' before new tenants moved in. Again, this was not the case. We spent a whole day deep cleaning the property as it was not acceptable.
As well as all of the above I personally have found some members of staff rude and lazy. Many times when issues have been reported I have personally spoke to members of the Birmingham Team who have informed me they will contact me by the end of the day with an update. Working in customer service myself i know the importance of following up on issues reported. However this was not once done by the staff at Purple Frog. I can appreciate that people are busy but not getting back to customers on more than one occasion is not acceptable.
Finally, i have had to block a few members of staff on email due to being constantly bombarded with the same emails. Please manage your mailing lists more professionally.

Would absolutely NOT recommend purple frog - read this
On the 23rd of September I moved into my flat. Prior to that I spoke to the landlord and he said that's fine he will drop the keys off at the office, I also messaged abder, and he said collect the keys from the office, I told him the date I am moving in and nothing was said about needing an appointment etc. Online it says purple frog Birmingham is open on Saturday from 10 til 4. I arrived there at 10.20 after a and 4 hour drive from kent with all my belongings to collect the keys and move in. I feel that abder should've said we aren't open Saturdays as I told him the date I'm moving in 3 or 4 weeks prior. I knocked on the door, no answer. So I called the purple frog number and got through to someone in the switchboard - Molly. She said all the offices are closed I will mark this as urgent and send an urgent message out right now and call you back in half hour. She also said you were meant to have and appointment of when to collect your keys, which I was not told! I waited an hour and a half, no call back. So I called back, and another lady answered, - shanaed, not only did molly leave for the day she didn't alert any of her colleagues of the situation, furthermore the number shanead said they cannot even call back, so how was Molly going to call me back?? At this point I was frustrated. This woman was also very unhelpful, no solution was offered at all. She said wait for a call back Monday morning. I live 4 hours away, so going back is not an option, I had uni at 9am Monday morning. So where was I meant to stay? I was very jet lagged as I had just come back from Canada 1 day before and very ill. At this point I had rang my landlord too but he hadn't answered. I was extremely frustrated and felt as if no legitimate help was being offered. She said you could stay in a hotel, however, after paying £900 rent for the month, and not even being there for the month only the last week, why would I then go and pay more money to stay in a hotel?? The woman on the phone suggested calling the emergency maintenance, which I had already tried, 7 times, and no one answered. I told her this she said try again so I did. It was approximately half 12 - 1 at this time. Called back several times and again no answer. This was the most stressful situation I have ever been in. I then called the normal maintenance line who picked up, the girl who answered said she could not patch me through to the emergency line and said just keep trying. No one was offering a real solution at all or comprehending that I've travelled so far, and that no one told me the Office would be shut, so this is mistake on purple frog!! Finally after another hour of ringing, my landlord calls back, and send his brother with keys. So in this whole situation, purple frog did not help or give me a solution, if it wasn't for my landlord, I would've had to wait til the week to get into my own room! I read so many good reviews about purple frog, this has changed that. I am extremely angry about this happening. Moreover, since I had messaged abder that morning about me moving in, he responded asking if I managed to get in okay, so I replied telling him what happened, and still no reply!! That is very awful, as I am a customer, and he took me to view the houses, a reply would've been the bare minimum. If he responded saying no purple frog is shut on the weekends and you need an appointment all of this could've been avoided!!
For all of this hassle, poor communication, and lack of solutions offered I expected clear compensation!! Yet all that was offered was a just eat voucher.
Furthermore, for a room that costs £900 a month, you would expect no issues, however since I've moved in I've had issues with the shower drain, the landlord responded very quickly and did bring something to unclog it, however it lasted one day and just clogs back up, to the point where I can only have a 7 minute shower because the water would flood the bathroom otherwise, the fridge is covered in ice at the back so much I cannot take it off myself, and I've had to throw away food multiple times as it would go off from being half frozen!! I have also been waiting for a replacement desk chair for nearly 4 weeks.
Do not stay with purple frog!

WORSE letting agents! Purple Frog will do nothing to maintain your property and will steal deposits from tenants. We were unfortunate enough to get Akash who is blatantly underqualified, has no idea what he is doing, and communicates like a stroppy child when asked to do repairs or explain charges to a deposit. DO NOT use Purple Frog. Take your money literally anywhere else. Initially they "forgot" to return our holding deposit, and we had to ask for it back. The house has been in a state of disrepair the whole time we've been here. Because of this we've had loads of disruptive and invasive maintenance visits. They also take days to reply to emails, and when they do, good luck understanding what they're telling you because several of the staff seem to be illiterate. They will also straight up not reply if they don't feel like it. On several occasions they ILLEGALLY booked house viewings without giving us the legally required amount of notice. And they won't hesitate to let themselves in anyway. I had one of them open my bedroom door to show around a group of students (during a pandemic, might I add) while I was in bed. They also insisted that they needed to film a video of the inside of our house, including our personal belongings, and didn't take no for an answer to the point where we were scared to leave the house in case they turned up and did it anyway. They also purposely set the utility allowances really low so you will have to pay extra at the end of your tenancy. We do not use any more energy than average, and for long periods several of us were not even living here, yet they still said we'd exceeded our energy allowance. I cannot stress enough how much I dislike and disrespect this company. The suggestion that they work in students' favour is laughable. DO NOT ever give your money to this company.

If less than 1 star was available they would get it, terrible communication if any. Have to chase them for any update, most staff don't know how to return calls or messages and a constant poor attitude to any enquiry.

Libbie Johnson tried to pull this stunt. The staff have repeatedly lied to me and my guarantor and when confronted instead of apologising they just stop corresponding and eventually someone else takes over the email. I personally requested to alter my payment schedule at the start of the academic term (September) in order for it to match with my student finance payment dates Reece Jones repeatedly assured me this matter had been sorted however every month I would receive an array of phone calls and letters asking for rents and threatening to charge me with late fees and even take me to court. It took them 6 months to complete what I assumed would be simple task. So for months I would have to constantly explain myself all over again as to why my rent wasn't there. Originally when we moved into the house the previous tenants had left multiple bin bags out at the property when we requested for someone to sort this out we were meet with sarcastic remarks and belittling comments. Although a lot of the staff are young but it's clear to see they believe they don't enjoy their job as they are always eager to brush off our concerns and issues
Another vital point I do think they thought they could get a lot of money out of us whether that's because they see us as young and naive there were many incidents when they attempted to cheat, lie and belittle us. I think overall it's important for students to warn each other when it comes to money grabbing agency in order to avoid the misery we faced during our tenancy.

Honestly - one star is kind. It would be zero if the website let me do it. If you're a student and looking for a house in Selly Oak please avoid Purple Frog at all costs. They never cleaned our house from the beginning, we had an infestation for three months of our tenancy! Mould was growing everywhere, they'd turned some sort of utility room into my bedroom. No window - just a broken patio door, with a wardrobe in front of it. Found about £15 in dirty loose change on top, as well as a soiled mattress. I had to do a deep clean on it myself and when they finally sent cleaners they refused to do the bathroom because it "wasn't on their list". They were extremely rude to other members of the house when speaking on the phone - one of us heard them taking the piss out of our complaints. Not only this, but they failed to give us any landlord details within fourteen days (which is actually illegal), failed to make the house in any liveable state, which was admitted by their property manager (who mysteriously departed the company - hmmm), and then denied for the best part of a year. It is absurd to me - that the director Patrick Garratt thinks it is okay to consistently laugh off complaints - and thought that seven months of an unclean, insecure, and infested house is in any way acceptable. We were also passed around several different names, saw people knocking at our door saying they were maintenance and here to "cut the grass" - called up and Purple Frog had no clue - but then called back and said it was right after telling us to send them away. The ironic thing is we didn't have any grass! The garden was the size of a miniature barbecue. The maintenance people they did send failed to sort issues out, and PF themselves failed to respond to our complaints in any kind of serious matter. Whilst they agreed we were owed compensation, the way they calculated these amounts were absolutely embarrassing. They were changing 'final offers' of compensation based on how desperate for money people were. Someone in the house was offered nearly three times the amount as the rest of - despite us all having the same/similar issues. They have too tried to compensate us £6.37 each for having an infested house. In what world does £6 each (no idea where the 37p comes from) compensate us for having dead rats and droppings throughout the house for the first three months of the tenancy? PF have repeatedly demonstrated a total lack of professionalism. The worst part is, they know this - they're lazy and rude and everything in-between. Because they seriously will come back to bite you. Please do consider getting in touch with the Property Ombudsman if you feel they've treated you similarly. Created by former students themselves, as a student, you'd expect better. I'm not saying the standard of landlords in student areas are any good, but Purple Frog are nothing short of a disgrace. Complete and utter failure of a business. Please, do better. Save yourselves the time and stress of inevitably having to take complaints further.

We had a break in on our floor and it took them months to fix the security door which should have been top priority! And as for the staff! They are all young people who couldn’t care about anyone’s problems! I was asked to move mid way through my tenancy for maintenance- which was absolutely fine, signed a contract stating we’d get a weeks notice and a pay of £250 for the inconvenience so great! Until it came to moving day where I got about 3 days notice, had to try and book time off work and uni! Even though they all know were students renting! Absolutely ridiculous! Will never rent with them again nor would I recommend them!

However, once you've moved in they are completely useless.
Their phone manner is appalling. Expect to be on the phone for a good 5 to 10 minutes before anyone picks up. When they do, it's the usual response that Ben, who deals with maintenance, isn't in but if you contact whoever is on the phone they'll sort it for you. They never do.
I have been emailing pretty much weekly since I moved in about my broken radiator and lack of furnishings that are included in our contract and get continuously ignored. 2 months in and it's now reaching 0 degrees at night, and I am still having to use a plug in electrical heater.
When our fire alarm was going off 20 times during the night and day, they also did nothing. Instead we had to seek advice from our room mates step father who is an electrician.
We didn't have any internet until 2 months after moving in. A dongle was provided, however this was not sustainable as Purple Frog seldom topped it up and when they did, it was inadequate GB for the 7 people in the property that used it.
Regarding viewings, they rarely give 24 hours notice. This personally is not too annoying, until this weekend when they gave no notice, and let themselves into my bedroom not even bothering to see if anyone was in. When asking what was happening, I was told this was to view the spare bedroom, but instead the lady decided to go in everyone's room instead. Additionally, they also love to not lock your doors again after viewings.
I have rented both professionally and as a student for 6 years and Purple Frog are the worst company I have ever been with. Expect your phone calls and emails to be ignored, as once you've signed the contract, they simply don't care.
Don't follow the reviews on here and listen to your friends and Facebook posts. They are to be avoided for a reason.
I don't write negative reviews, I (and our house) just want Purple to stop ignoring us.

I don't know from where to start from. We rented a 2 bedroom apartment in Cardiff, Westminster House. from 7th September 2018, even though we wanted from 15th (they said they can't keep it for so long for us so we need to compromise - okay). On the viewing there was one bedroom with double bed, and one room with sofa, which as I asked 5x was supposed to be converted into second double bedroom for a student. I've got an email confirming this. It was Friday 15th at 20:00 when we were moving into the NOT CHANGED FLAT. There was nobody responsible for changing it!! So me an my flatmate needed to sleep for a week in one bed, because nobody came, even we called million times to change it. They were not answering phone for almost a week!! Nobody was responsible!! As a recompensation, we've got 50quid back each / when rent was 390 each after we complained! Flat was so dirty when we moved in, it was DISGUSTING. Kitchen was full of dust, oven was BLACK inside, sink was leaking, windows were dirty with poops, fridge mouldy and with mushroom. The whole year we only had one chair in the kitchen to have food and sit down, another person was supposed to sit on the stairs and eat.
Constant fire alarms at 1-2-3 in the morning, AFTER HOURS SERVICE was not working at the beginning at all if there was an emergency, so once fire alarm was on for 18 hours. Imagine a sound like that for so long? You may go dumb. I've never heard so many fake fire alarms in my life.
Constant beggars and vomits on the entrance to the building, very loud music from downstairs from Popworld and Fantasy Lounge Stripclub. We were told somebody is passing various times through the day/night to check, but well, I guess it was a lie. Constantly there was some homeless occupying the front door, no way to get in or out.
Horrible music from venues downstairs - try to sleep like that. Don't get fool with soundproof windows they tell on website. It should be illegal, nobody should be sleeping like that with a bass and music from below. I called various agents to double check if it's loud from the venues and I was LIED. Agent Charlotte that I spoke on the phone guaranteed me that "no music is possible to hear, everything is soundproofed". LIES LIES LIES. I wish one of you actually moved to bedroom 1, flat 1 for some time and see how wonderful is to live there! Try to sleep hearing the music from stripclub until 6 am or sometimes, from two venues at the same time.
When they were taking the trash out from the little storeroom downstairs, it was always smelly for couple of days. Floor was cleaned after few days... Or when people were somehow entering the building, also fastfood on the carpet by the entrance, rubbish etc. Some letters were being stolen - letterbox was just empty fully opened shelves.
Mould was the worst of it all. All my clothes until I came back to Poland were smelling mould and I needed to throw away many personal stuff upon moving out, it's insane about 400 quid loss. Bags, books, papers, everything I had inside the wardrobe was in GREEN MOULD. They never responded to my email. Outside my windows there was a pigeon roof, no light, with constant poops !!
At the very end we were supposed to have a check-out with our property manager - Sam, he cancelled last minute due to family issues (I'm sure it was set up). Flat was cleaned by 5 people - two tenants, 2 moms, and dad as it was just after graduation time. We ve recorded whole flat how deep cleaned it was and they tried to charge us some ridiculous fees for cleaning, once we showed them every corner of how shiny the apartament was. I would never again rent anything from them and AVOID ST MARY STREET CARDIFF.
At the end of the tenancy I've never got a response for a complain I wrote with all the evidence of unfair treatment (25 pages PDF). When I called after a month of no response for deposit dispute and asked for proofs of dirt, I've got a response "cleaning was necessary" .. never got a proof of "dirty fridge and basic room cleaning" when I washed it and scrubbed it for hours! I was mistakenly charged for late payment, which never happened - which was also admitted by the letting agent.
Don't fool Poles lovely Purple Frog. Maybe you can rip off some students, but we know how to fight. If they don't want to give u deposit back, go to mydeposits directly and claim and make sure you photograph EVERYTHING.
Do not rent if you want to live in a normal apartment in normal conditions. You will avoid a lot of stress.

Once we moved in and saw that NON of the issues had been resolved we instantly rang up trying to resolve these again. It was only when we threatened to pause payment that these issues were fixed. This is not acceptable for a company who promises that the property would be ready to move in to.
Similarly, the property is apparently 'cleaned' before new tenants moved in. Again, this was not the case. We spent a whole day deep cleaning the property as it was not acceptable.
As well as all of the above I personally have found some members of staff rude and lazy. Many times when issues have been reported I have personally spoke to members of the Birmingham Team who have informed me they will contact me by the end of the day with an update. Working in customer service myself i know the importance of following up on issues reported. However this was not once done by the staff at Purple Frog. I can appreciate that people are busy but not getting back to customers on more than one occasion is not acceptable.
Finally, i have had to block a few members of staff on email due to being constantly bombarded with the same emails. Please manage your mailing lists more professionally.

Truly awful company - avoid at all costs! A truly awful and unprofessional company! There are hardly any experienced and dedicated staff working there... Though when you get in contact with them they are friendly, they seriously lack knowledge in experience with dealing issues.
I've been in dispute with their staff on the deposit return statement for nearly two months now - and their statements on it is in complete shambles! Today you'll get this decision, tomorrow you'll get something different! It really feels like there's no transparency and work integrity at all! Their response time has been (as usual) painfully slow.
In a nutshell, the dispute has arisen because after a jointly completed inventory check of the house on handover day they've made a charge of £470 -- OK. Then months later, in their deposit return summary they've increased the charge by another £221 after their own "full inventory check"!
Some of the charges are just a complete rip-off: for example, they've made a charge for the replacement of a single IKEA shelf of a wardrobe (literally a plank of painted wood) of £42! Upon looking on IKEA's website for the cost of this item I found it to only cost around £5. I've e-mailed them this finding, and they've stated they need the rest of the money for labor. So apparently, Purple Frog's contractor requires £37 to put a plank of wood into a wardrobe - who seriously buys this.
After e-mailing several times to them about this and several other issues, I now unfortunately find their deposit manager to not have read my e-mails properly and answered to his/her own "item in dispute".
Probably the most shocking factor was (and this is the main reason I would discourage first-time tenants from using this companies) that they claim an full inventory check conducted by them WITHOUT my signature, conducted WITHOUT my presence, and WITHOUT photographic evidence can be used as evidence to make a charge? This is legally incorrect and people should know their own rights!! Only a signed inventory by both parties is evidence!
1/5. Avoid at all costs!

Purple frog was the worst letting agency I have ever come across. We had pre-agreed terms prior to moving into our property. Upon moving in, none of the agreements were met. After constant contacting purple frog to deal with this they either “forgot†or they didn't bother taking it further. The situation got so bad that I went to the local council to speak to someone who deals with property and landlord issues. I was then advise that myself and my two housemates were able to walk from the contract. To which I then told purple frog and the staff member I dealt with that day tried Feeding me loads of excuses. After all that easy sorted... months later. We then moved out of the property and changed letting agencies. We then struggled to get back out DEPOSIT at the the nd of the term, taking 4 months, which left myself and myhosue mates barely making rent for the new house. After them trying to charge us for issues that the house had prior to moving in, telling us the landlord agreed to that. We then contacted the landlord ourselves and he denied this and gave us a verbal confirmation which we then recorded. Once we threatened legal action and gave them the recording we finally got the money back. DONT EVER USE PURPLE FROG.

Bad - Unnecessary applications fees, extortionate tenancy agreement and inventory fees for template documents that are inaccurate and bear no weight against the documents they send you in the post.

Over 3 months ago (It is now October) we left our property which was let by Purple Frog Birmingham. Over that time we have been trying to get our deposit back. Since disputing those charges we received 3 weeks (and still going) of silence from the agents. The way the agents communicated has been appalling throughout.
Upon moving in the house its condition was not satisfactory, it was dusty and had unfinished plaster work and loose wires spread over the house. Furniture was damaged and it took far too long for individual maintenance requests to be 'resolved'.
It was a beautiful old house and the lettings agents did not take the appropriate responsibility to maintain it to an ideal standard - that was also acceptable for the rent that was charged. They do not consider you as customers and as a result it appears they will drag their feet and put cost effectiveness over the lasting satisfaction of those who stand in their properties.
