Utterly useless company who expect payment for delivering no service!!! Don't waste your time or your money with this company!! They are completely incompetent in delivering any kind of professional service. They'll even admit not doing as agreed but still expect you to pay them for it! These amateurs don't know what they are doing and are just a bunch of glorified secretaries! *Unable to complete the simplest of property management request. Seven months of back and forth and I'm no further on than when I started. Why did I waste part of my rental income on their non-existent service! All they've achieved is messing around the tenants and myself, the landlord! Don't waste your money!!

As a landlord who had the misfortune of entrusting two properties to Reeds Rains Liverpool City Centre, I cannot stress enough how utterly incompetent and unprofessional this company is. From start to finish, my experience was a nightmare.
First and foremost, they failed to return my tenants' deposits in a timely manner, which created unnecessary stress and frustration. The staff (especially Leighton McMylor - lettings manager, and Ben Latham who's an ex lettings negotiator) are rude and dismissive, showing a complete lack of respect or care for landlords or tenants. To make matters worse, they have an unbelievably high turnover rate, with new staff seemingly replacing the old ones every month. This meant I was constantly dealing with unfamiliar people who had no idea about my properties or ongoing issues. They didn't even bother to inform me when staff left, so I often wasted weeks waiting for responses from people who no longer worked there.
Their negligence doesn't stop there. They completely failed to conduct the regular inspections they were contractually obligated to perform. This left my properties vulnerable and unchecked for damage or maintenance issues. Even worse, they allowed tenants to leave before their contracts ended without my knowledge or approval, directly causing financial loss.
The lack of communication is staggering—emails go unanswered for weeks, if they're answered at all. On top of all this, they stopped my insurance from paying out for the tenants they irresponsibly let go early, leaving me with no recourse for the financial damage they caused.
It's clear Reeds Rains Liverpool only cares about taking fees while providing absolutely no service in return. Their incompetence, dishonesty, and lack of accountability are appalling.
Save yourself the stress, financial loss, and frustration—do NOT work with Reeds Rains Liverpool. They are the absolute worst letting agents I've ever dealt with.

Reeds Rains, unfortunately your staff at 24b North John Street Liverpool L2 9RP are in desperate need of re-training.
Their arrogance is breath-taking, and customer service is zero. Why would you employ staff who have absolutely no interest in selling properties on your books?
Thankfully there are well-trained helpful staff at other agencies in L2, so we have taken our enquiries elsewhere. Certainly won't be phoning Reeds Rains again, we were made to feel like we were a tiresome nuisance.

I've never bothered leaving an online review before, but I felt compelled to write this one to share my experiences and hopefully warn others of the way this company operates.
Put simply, I am appalled that a company can operate in the property sector in such a manner. Generally speaking, all communication from Reeds Rains was poor. As a conservative estimate, I would say 8 out of my 10 emails/calls to them garnered no response at all. None of the agents I dealt with during my tenancy were pragmatic, proactive or even professional in their approach to liaising with me, and the emphasis was always on myself to think ahead and ask the right questions in order to get important information or risk dropping the ball (such as the time/date of a viewing or appointment). On more than one occasion, emergency maintenance issues (think broken boiler) took literal weeks to resolve, and even then actions were only taken after several follow-up calls from myself trying to chase up some kind of resolution which caused all kinds of unnecessary extra stress. The fact that I seemed to have a different Property Manager every month meant I was often forced to re-re-re-explain the semantics of an issue to get them up-to-speed before we could achieve any kind of practical outcome, and more often than not I was still forced to call up a few days later armed with the same questions of "Why didn't you call me back?" and "What is happening?".
I am so relieved to now be living a property not managed by Reeds Rains. In my 15+ years of renting, this estate agents is unequivocally the single worst I have ever dealt with, and I cannot stress enough how abysmal and egregious my entire renting experience with them was. Come to think of it, one benefit of being homeless would be at least you wouldn't have to deal with such an ineffectual organisation.

Definitely a very poorly managed branch.
We paid the holding deposit, turned in the application one day before the deadline that was given to us. It's important to note that it took several phone calls to remind them to send us the documentation in the first place.
We then were told we handed in the application too late, that we would lose our holding deposit but that we could reapply.
We never got the (re)application forms, and were then informed the landlord wouldn't take new applications. I found the listing back on Rightmove, reuploaded yesterday.
There may be a rational explanation. But I'm not giving this agency a second chance.

Sue Poland has been absolutely fantastic since day 1 and we could not recommend her services enough. However, Sue took over our property and within 1 telephone call we knew she was going to manage our property and care for the tenants to the same standards that we do. I came across Reeds Rains when I was looking for tenants and feel that the Lettings manager (Tammy Harper) deserves shout out. Tammy and her team, in my opinion, provided a very professional service. They moved very fast and managed to market my property within a day. In fact, the fastest I have ever experienced.
Their mannerism, whether it is on the phone or in person, is always courteous. You are always kept informed of viewing appointments with a call and an email confirmation.
I will definitely use them again.
