1.wanted to take a commission for renewing the lease.
2. The pipe has been leaking since December 11th. No one has fixed it yet.
3.Moved out from that apartment four months ago, but our deposit has not yet been returned. Now they are trying to write off more money for poor cleaning, although we paid for professional one.
4. The agency made appointments to view that apartment while we lived there: several viewings during the day. Showed that flat for two weeks until the agency found clients to rent it.

I felt the need to leave this review as the service from English brokers is usually so poor, they are interested when you make an offer but after that leave you high and dry. Well this is absolutely not the case with Jomar who has been truly fanastic. He helped me through the entire process from first viewing, answering all my questions and even followed up the day after I moved in to check everything was alright and again 1 month later. What a great broker...others need to learn from Jomar and Benham and Reeves

Very helpful agent - Sarah was always happy to conduct evening views and was so flexible to be sure we had made the right decision and selected the perfect place. Having a bad experience with a certain large London agency (I have never expected). Benham & Reeves a rude estate agent in entire UK, I have ever met and a poor customer care service. They send your details to LET REF to make your Ref Check,once they will receive from them a negative answer you are loosing your money.They are very friendly in the beginning,but after you make a first payment and they have your negative ref check or decided do not continued with them,No comments from them,No phone back,No messages!!!You can say BUY to your money and they will start to looking for a new stooped fish!I will report the to the court!Stay away from these guys!, Believe me they will be your worst nightmare.

I was particularly impressed with the professionalism of Sarah and Rosie and the speed of reply to any queries. Whilst I am a tenant in London to service a client contract, I have rental property in the North of England, I've not come across such an efficient and courteous team as I encountered here. Without doubt if I invest in the London property market this will be my rental agent of choice. Very good indeed!

Our overall experience with Benham & Reeves so far has been nothing short of exceptional.
From the first contact we had with Sarah, she was accommodating, extremely responsive (replying to most emails with 5-10 minutes), friendly and very professional. She was empathetic and practical throughout the process, and very understanding of the urgency that we had around our move in date. She took steps to align expectations and ensured that we were able to move into a beautiful apartment within our required time frame.
Our property manager Natalie seems to be showing the same characteristics, which is refreshing and a relief to us both! She has been quick to reply to our queries, and is following up on issues in a timely manner with the relevant parties which is much appreciated.
I would not hesitate to recommend Benham & Reeves to friends and family for their future property needs (indeed I have already been raving about you!).
There is a clear distinction in terms of service quality between Benham & Reeves and the majority of the competition. It is apparent to me that the recruitment process, training and general standard of customer care is superior to all other agents I have dealt with in the UK thus far.
A big thank you to your team for facilitating such an easy letting process. We look forward to dealing with them throughout our tenancy!

This review is long overdue but I felt it is vital i posted this so that you can avoid this so-called Estate Agent as well the incompetent Lettings Negotiator we dealt with.
We received an absolutely appalling service from the Lettings Negotiator, Sarah Edwards. Please see a copy of the complaint letter I sent to Benham & Reeves below:
"The process of going from offer to agreement was horrendous and we were constantly battling with Sarah Edwards' questionable tactics and uncommunicative manner. We viewed the flat on Monday 2 September and made it clear to Sarah we needed to move in by the following Saturday. She was slow at relaying our offer, rude on the phone, and failed to respond to emails and messages. She eventually said the landlord agreed to our revised offer and associated conditions but by this point we had made alternative arrangements for the weekend and changed our offer conditions to require a move-in date of 11 September. Sarah relayed that this was acceptable to the landlord and the referencing process commenced.
Despite wanting to get the tenancy agreement signed by the Friday - enabling us to make appropriate arrangements for the move the following week - Sarah showed no sense of urgency. She promised the agreement on Friday and then, when it failed to turn up, we were told not to worry as it would be sent on Saturday. Needless to say this was also a lie, as Sarah wasn't even working that Saturday. We even chased the referencing company and made sure everything was in order so that the agreement could be sent on Friday; effort that was made all for no reason.
The agreement was eventually sent on the Monday, however, we noticed that Sarah craftily and sneakingly changed the tenancy start date to 10 September (even though we had made clear - on multiple occasions - that our required move-in date was 11 September) without telling us (presumably hoping this would go un-noticed and to get an extra day's rent).
We agreed - as a gesture of goodwill - to sign the agreement, because we had given up communicating with Sarah and knew that we would have to wait days for a revised agreement to be sent out. A clever tactic and I hope not one your business employs regularly. After this, once again, Sarah constantly failed to respond to phone calls and email enquiries and arranged a check-in for 3pm on 11 September despite us making clear we required an appointment in the morning. She had days to organise this so I fail to accept that no appointments were available, it's crystal clear she left it until the day before and that's why it was booked up.
Upon moving in (one day later than the tenancy start date) the check-in agent was shocked at the poor quality of the flat clean and said we should call the agency and get the cleaners back out. Yet another inconvenience and indicative of your poor service that you can't even arrange a new-tenancy clean properly.
One very simple condition of our offer was that headboards for the two beds be provided prior to our move-in date. Not a particularly complex request and one that was explicitly agreed by the landlord. Sarah failed on this, and her service following our move-in has been absolutely shocking.
I contacted her on the move-in date to ask where the headboards were. She said they were "out of stock" but would be delivered and installed by Friday "at the latest". Friday came and - needless to say - no headboards arrived. Sarah then conveniently went off on annual leave so I was forced to contact the office on Monday and explain the whole situation to Vince (Sarah failed to notify anyone of this situation or hand over the matter to another team member; what kind of business lets staff go off on holiday with zero attempt to let colleagues know of required cover for ongoing issues?)."
AVOID THIS ESTATE AGENT AT ALL COSTS!!!

Sarah was the first agent we have ever found who really seemed to work for us as tenants rather than solely for the landlord. We had some issues in regard to the move in date and Sarah worked hard to ensure that we were able to proceed. Rosie took over the admin and both she and Sarah were very friendly and helpful at all times and I would thoroughly recommend them. There was absolutely no comparison between Sarah and other agents in the area that we had the misfortune of speaking to. After we moved in, every maintenance issue has been rectified by Benham and Reesve management department. Again, something else that makes me commend the service that this company offers

My experience with benham and reeves has only been positive. Sarah helped me to find a flat.
She listened to what i was looking for to rent and offered exactly that.( she did not just show me a selection of things that did not match), making the whole process of renting very easy. From my perspective benham and reeves look after their tennants very well, Any issues that i have encoutered have been resolved quickly,efficiently and professionally which has made it difficult to think about going anywhere else as i really feel at home. Assume this is also good for the owner as i know i will stay aslong as i can.

I have been using Benham & Reeves for over 5 years and their service has always been brilliant from the very start.
We initially met mark who came to view our flat and help us set a letting price and found our 1st tennant within a week.
Maintenance is handled very well by paul who keeps us very well informed at all timesand seeks our input before any major works are completed. Sarah has been handling our lettings for the last few years and has been fast and efficient
in finding good quality tennants. We have never had any issues with B&R and highly recommend them. Finally, even though we live overseas anytime i am in london and drop by their office they always recognise me and make me feel welcome.

We are delighted with her very personable disposition and impressed with her meticulous attention to detail. Sarah is an exceptional individual who goes the extra mile to render assistance in small but significant ways. For example, we wanted to have a couple of pictures taken of the apartment after the window treatments were installed and she willingly obliged. Another instance I remember was when there were several outstanding issues (blown light bulbs and a loose door handle) raised in the Condition & Contents report which remained unaddressed by the developer for quite some time even after the tenant moved in. Sarah followed up on this with the developer's representative and saw to it that these issues were suitably resolved. Sarah is a gem and your organisation is blessed to have her on board.

We only have glowing compliments for Sarah Edwards. She is in our opinion, without reservation, the most proactive lettings agent I have ever dealt with. She always responds expeditiously to each of our queries and concerns with the utmost professionalism. That is especially reassuring when one is residing half way round the world. We are delighted with her very personable disposition and impressed with her meticulous attention to detail. Sarah is an exceptional individual who goes the extra mile to render assistance in small but significant ways. For example, we wanted to have a couple of pictures taken of the apartment after the window treatments were installed and she willingly obliged. I have been renting from Benhams for over 8 years, they are excellent in every aspect, professional, friendly and know what they are doing. The management department run by Paul Giggal is a pleasure to work with - very quick which gives me peace of mind as I know issues get resolved, sooner Rather than later. Sarah was the negotiator who found my current flat – she is really knowledgeable, and made sure I got the best deal. Rosie handled all the admin very professionally and quickly. It is purely down to the first rate services that when I moved this year I only wanted to move into another flat managed by B&R – they genuinely for their tenants. Would recommend

This is the worst experience I have ever had with a property manager in the US, UK, and Hong Kong in over 15 years.
They do not address critical maintenance issues. The hot water heater was broken in the building and my unit went for weeks at a time without hot water. When I moved out, they still had not found a solution to the problem which was over 4 months old. Additionally, the electronic front door FOB was broken for a week, they didn't bother to send anyone so the entire building was locked out for 5 days - during this time we had to just wait for someone coming out to let us back in.
I moved out over a month ago now and I still have not received my rent deposit back.
This is problematic from a tenants perspective for obvious reasons. But from a Landlords perspective, I would also be wary. Not addressing basic maintenance issues can exacerbate damage to your property. Further, it encourages tenant turnover which increases wear and tear. This means you will need to make major capital improvements more often and lower your returns.
I have seen property managers that were one man shops do a more efficient and effective job.
