Absolute disgusting company. I started my tenancy at number 5 Cosy Flats, Wilmot Street, Heanor with them at the beginning of January 2017 and spent 8 months at the flat ending the tenancy with my final leaving date the 26th August. During my stay there no bins where provided for the tenants or myself and where left with no where to dispose of our rubbish, I contacted the council and they told me that Hall and Benson where not very co operative with them in regards to the issue of not providing suitable waste facilities for the tenants and myself. this was a massive inconvenience for me and im sure for everyone else as we could not dispose of household waste as there were no bins provided. there were some issues with the flat that i told them about before i moved in in which they said they would sort it. these were the placement of the fire alarm right above the cooker which would go off because of the toaster, kettle, oven with nothing in it, frying anything etc. and it was not possible to cook without it going off and having to reset it every time i cook making it very annoying and distressing for me. another thing was a radiator which was placed in the wrong position in my flat compared to the others which made the gap between where the fridge placement and the hall very difficult to get past and made it a safety hazard due to them not moving it prior to me moving in like they said they would and this was not resolved in my time there. they have today took a months rent off me for the property although i cancelled my tenancy 2.5 weeks ago and have told me they have to charge me £25 plus VAT to refund me when they took the money from my account. absolute joke of a company and the property was not fit for purpose and the council has told me to seek solicitors advice which i have done and I am currently about to process it further and take them to court if needed as they are with holding my £400 deposit and have are not co operating with me. WOULD NOT RECOMMEND TO ANYONE. GO ELSEWHERE. THEY ARE HAPPY TO TAKE YOUR MONEY BUT WILL SOON SCREW YOU WHEN YOU WANT TO LEAVE THE TENANCY OR HAVE AN ISSUE WITH THE PROPERTY.

7 Sept 2017Yes I know this company very well! They will even charge you to change an inspection time! I found them quite ignorant, supercilious and basically almost a characture of a bad attitude agent. Mark Benson himself is particularly aloof and haughty. I would never EVER get involved with a a rental through this company again.

Hall & Benson come and inspect the properties of their occupants every couple of months. They let you know via a letter one week before the date they're coming to look round, and if you can't do the date/wont be home you have to let them let themselves in to look around or pay £20 to... What agent could do to change your mind?
The agent should have not gone against our wishes and let themselves into our home unoccupied when it had been agreed that the inspection would have been moved to a later date when we could be there.

Hall & Benson come and inspect the properties of their occupants every couple of months. They let you know via a letter one week before the date they're coming to look round, and if you can't do the date/wont be home you have to let them let themselves in to look around or pay £20 to rearrange it to another date. I think it's terrible as most people wouldnt want a stranger going around their home whilst theyre not there and its very late notice to get time off work in order to be home for it. For our last inspection, my partner called them up after receiving our letter and rearranged the viewing to a later date as we were going to be away. This was all sorted so when we got back from holiday to find a hand written note on some paper on our sofa saying someone had been in to inspect with their own keys we were fuming. They'd completely ignored our request and let themselves into our home and looked around whilst we were there. As it wasnt expected the place was untidy with lots of our clothes, personal belongings etc around the house whilst they came around which I am very uncomfortable with, I am highly lacking in trust of this agency.

What agent could do to change your mind?
First of all she could of turned up at the time agreed, second actually let us veiw the propefty before foring the agreements and payments upon us. Actually taken the time to know what property she was taking about. So pretty much retrain your staff to actually look like they care?

We veiwed a lot of houses with different estate agents, but both properties we veiwed with hall &benson were god awful! The properties themselves were unclean yo the extreme, falling to bits and disgusting, i wouldnt even consider them!

i would avoid renting any property with Hall and Benson.i have rented with quite a few different agents and never had such bad service as i have with H&B.
Any repairs you want doing will take them as long as possible to do.I have had many repairs for the property i rent as the house seems to have had every poss problem going! leaks and plumbing prob in every room of the house!
I have a plumbing ptoblem at the moment which i have reported endless times,eventually after calling the repairs line and it conveniently being left on answer phone,they will get back to you,3/3 weeks after you have reported the repair.
I have rw sewage smells in my bathroom that exudes round all the bedrooms,in warm weather this is even more unbearable,i have been advised will deal with this asap.... I am still waitng.
In the meantime i am having to deal with this unbearable smell every day,which i am sure is a health hazard.
Avoid this agent at all costs,they put off any repair you need for as long as possible,but expect you to pay your rent on time etc and stick to your side of the tenancy.
