After failing to find tenants for my flat in Balham through a competitor Marcello & Mark S approached us to help us find a tenants. They found a satisfactory ( on paper) tenants within 2days and ready to move on the first vacant day of the flat. Very pleased with thier services and will use them again.
Comments on Agent Fees
They offered us a rate much much lower than local market and were happy for me to amend thier standard terms to suite my needs.

Where to start.
One of the most difficult things I have ever done! Trying to sell my property while over seas. Vicky Tevari at Lauristons was a god send. Keeping me constantly up to date and communication with me weekly.
Overseeing my then Tennant move out, and informing me of what needed to be done and arranging locks to be changed and more.
I wish all estate agents were like Vicky.

Both Vicky Tevari and Jade Fitzpatrick were really helpful with my property search. I had two flats fall through with previous estates agents prior to using Lauristons and made them aware of this. They therefore, made sure that they would do all they could to ensure that the purchase with them went through smoothly. They constantly chased all parties to ensure the transaction went as seamlessly as possible. The entire process from offer to completion took about 5 months due to both solicitors being quite slow, but Jade and Vicky did not stop in this time to ensure I was updated and made of aware of the progress. Once the flat was purchased and I picked up the keys Vicky even gave me a list of good restaurants/bars to go to in the local area! I would definitely recommend anyone to use Lauristons and in particular the Balham branch.

would have preferred to be able to negotiate rate to 1% as you were sole agent but was told your lowest rate was 1.5% but on reflection because of Vik's work and his team I'm over all happy now with the 1.5%

I found both Mr. Vicky Tevari as well as Ms. Jade Fitzpatrick very professional and helpful. They handled the sale of my house in an excellent manner. I have just completed on a flat purchase through Lauristons and I could not recommend them more highly. Our agent in particular, Andy Wilkins was extremely helpful and attentive. He went out of his way to help us out on numerous occasions, including helping us remove the old furniture from the flat! He communicated very closely with us and the vendor and was always contactable. We had quite a few problems with the flat purchase going through and hurdles to overcome and Andy helped us with all these so that the purchase managed to still go through. He was not only professional and extremely good at his job but he also did it all with a smile! I would definitely use Lauristons again and will be recommending them to all my family and friends.

Quite high (point of view from someone coming from oversees) but considering the quality of the service they are worth the price.

I was able to handle all the administrative work mostly using email and only a few times we needed to phone for some information-exchange. My email was usually replied to in an hour or so. I was very happy with the possibility of using email when it is not urgent because it costs nothing and even more important: you can read and reply to it when it bests fits you.

Since the first time I came to Lauristons to get informations about a potential property to purchase, she was extremely professional and friendly and she made me feel welcome as a customer and treated with absolute respect and honesty.
She played an important part in me deciding, at the end, to purchase the property, and she was always available and helpful in the course of the transaction and payment that, me residing in a remoted country abroad, was sometimes a bit complicated.
I would definitely advice every customer to have Jade as her selling agent.

Unfortunately the process of buying our first place was made very stressful and drawn out by a vendor that kept us hanging on and continualy increasing the price AFTER our offer had been accepted. From offer being accepted to completion the process will have taken 1 year. During this time Nigel had a very hard job of managing the expectations of a very testing vendor and ourselves. On several occasions he was put in a very difficult position in regards to conflicting interests between ourselves and the vendor and did a great job of being a mediator. Nigel managed to take charge of the process when the vendor threatened to pull out and put the property back on the market (this happened several times) Nigel managed to achieve an agreeable outcome for both parties which was not an easy task. I would recommend Nigel for buyers and sellers.

What agent could do to change your mind?
Stop charging fees for references and such high fees for contract name changes.

Main concern is over fees to tenants - the most expensive free is if you move in to replace a previous tenant - by far the most expensive i've ever heard of.
Also they charge a fee for to write a reference - £60 - which of course is in the contract however it's not perhaps something you notice because i've never ever had to pay a fee for a reference. For the cost of £60 it took them 24 hours to do the refernce, for this price I would expect it to be written right away.
