The worst experience I have EVER had with renting a property! Rude and aggressive staff! Had us move into a property that had not been cleaned, it still had loads of the previous tenant's furniture and personal items, discovered various health and safety problems with the flat ....such as no carbon monoxide detector, loose water piper in hall way and damp everywhere! Have now been told we will have first weeks rent refunded but only after having major rows with manager of Bath branch and reporting everything on social media!! This branch also allowed previous tenants(or someone) access to our flat without our permission so that they could dump an assortment of their old furniture on the street! Am told the flat will be ready to move into next week and that repairs are being carried out but all we have noticed is that cleaners have given the kitchen a bit of a wipe. The Area Lettings Manager who is supposed to be overseeing my complaint is on annual leave until next Wednesday. The manager assured us that the maintenance man would be in contact directly but we have not heard from him.Nor has the manager been in touch again as he promised he would. My partner and I will be homeless as of next week if they do not have the apartment ready. A truly nightmarish experience and it is not over yet!

Extremely competitive, but the results, early and effective lets, are more important than empty properties being let at a lower rate. Notwithstanding that, the rates Allen & Harris charge are particularly keen.

Absolutely the worst lettings agent I have ever dealt with. They are very keen to get you through your door and take your money but then the service stops there. It took me 4 months and 9 months respectively to sort repairs and one repair is still outstanding after 10 months, I have now reported this to the local council. I was served notice to leave at the end of my tenancy with no discussion or reason. I will be glad to leave and would never recommend anyone to use this abysmal company.

I wouldn't recommend this agent to my worst enemy. I have been in the rental market for almost 15 years and I have never come across such a dishonest and deceitful agency.
If you ever decide to rent a property through this agent, please be advised that;
First, they will sell your personal details to third parties without telling you who will pester you with telephone and email spam (an average of 3 calls/email per day).
And second, they will switch your electricity and gas supplier to a company called Spark Energy whether you like it or not. Then, they tell you that you will be free to switch to another supplier of your choice but when you try to do so, your request will be blocked and you will be stuck with a supplier with one of the worst tariffs in the market.
It took me around a couple of months, countless calls to customer services and a lot of money to put things right.
Avoid at all costs.

Have recently rented a flat through this branch, very quick to get you in but once you're there don't expect them to complete any maintenance unless you threaten to have it done yourself and deduct it from the rent. Have now moved out and a month later deposit still not returned, check out meeting cancelled at last minute so done without me and now deductions threatened. Issued me with a carbon copy if the inventory issued to the previous tenant (I found there copy left behind a few months in) so basically they want to do as little as possible for their fee. If I was using them as a landlord I would be very disappointed

I have recently been looking for a house to buy in the Bath area. It has been my good fortune not to have had to use estate agents for 25 years and I thought that with the property market in its present stagnant state and the fact I am a cash buyer agents would be biting my hand off to make a sale. Not so Allen and Harris who failed to call me back on enquiries I made about houses seen on Rightmove. When I did eventually view a house through them the agent was half an hour late turning up and I was shown round by the vendor. I made an offer on the property and again the agent failed to phone me back or confirm anything in writing. I found myself having to do all the work. Unbelievable!. I have since dealt with 2 other Bath agents and found them much more professional. I am now looking to find a letting agent in Bath. Guess who I won't be using!

Original tenancy agreement, scruffy and only partially stapled, delivered 27 days late
Withheld originals of the guarantors' statements. Provided illegible copies.
Did not pass on the tenants deposit until threatened with legal action..
Did not provide the tenancy agreement in the format contracted.
Overcharged me (still not refunded after 2 reminders and 6 weeks wait)
MIS-INFORMED THE TENANTS. that their rent was not due until 1 and 5 days month after it was due, thus incorporating 2 flaws: giving them a rent-free month and tewlling them they could pay by standing order 5 days later than they need to.. Since their rent is DUE on 24th each month of course it must be paid on the 19th of each month to ensure it is in my account on 24th.
Possibly provided the wrong tenancy agreement (this one still with the lawyers)
I was very sad that a company that was so highly recommended to me should fall so far short of a satisfactory service.
