Moved into flat and faced many issues with the property and we are now months into the contract. The flat looked nice but once moved in there were many underlying issues.

The overall experience with Chelsea Square in renting the place was relaxed and friendly. After our tenancy ended they coordinated well to get us our deposits back. However, we left our Dyson vacuum cleaner at the apartment when we were moving out. I contacted Rebecca Lucas, and she confirmed the vacuum cleaner was in the apartment. She said we could collect it from their office once one of the agents has collected it from the apartment. This was three months back I have not heard back her. I called her last week, and she was on holiday. One of her colleague very rudely and in disinterested fashion said she would look into the matter. I have not heard back from either of them. Disgusting behaviour and disgusting work ethics. Shame on you. I would not recommend this company to anyone.

Summary: great sales people, TERRIBLE property management who is unhelpful - I hope you won't have any issues with the property that you have rented out.
Initial service - great! Once we were happy with the property which was shown and advice the agent of our circumstance where we would ideally like to move in ASAP. The contract was drawn up and finalise within a day. However the contract was given to us 45min- 1 hour at the end of the day in order to finalise everything and to move in on the weekend and I found out that my name was spelt incorrectly. To "speed up" the process, I was told to ignore this and they will correct this later. This should have been a tell tell sign of what is to come.
Aftermath of moving in:
- We had to chase for a copy of the contract with my name spelt propertly which took a good few days to finalise. It really should not have taken that long.
- Upon moving in, one of the taps in the bathroom was not working although the inventory report stated "in good working order". I am not sure if a tap is in "good working order" if you turn it on and it squirts water outwards by 1m and you look like you have wet yourself every single time you used it!! We reported this issue to the agent asap along with a video for which we either received radio silence from the property manager or the response was "sorry, cannot do anything unless we hear from the landlady for approval". It took 3 weeks for this to be fixed and only because we had the following issue:
- 2 weeks after we moved in, the drains got blocked. I give credit that they have sent someone out to the apartment within 2 hours of reporting the issue. However, the apartment was not usable for 5 days due to this issue. We would be told that someone will be coming to fix the issue with an undisclosed time but would receive an email at the end of the day telling us that the plumber had other emergencies to attend to and will come tomorrow. We were not very happy to be paying a whole week of rent when we could barely live in the apartment (the whole kitchen was out of order). The tap was only fixed because of this issue and without this issue, who knows when it would have been fixed.
- Upon check in, we were given one set of keys where we were told that we should go and get 2 sets cut for the other 2 occupants. Upon providing them with a receipt, we are still waiting for reimbursement 3 months later.
- Unpaid gas and electricity bill: we have received letters from the previous G&E supplier stating that there are outstanding payments for the period prior to us moving in. Upon passing these to the property manager, not only did we receive radio silence from the property manager, we kept on receiving these letters along with a letter from a debt collection agency stating that we needed to pay up. We have recently stopped receiving letters but that was after 2.5 months of constant receipt of letters.
- We had an issue with bed bugs in one of the bedroom. Please note that we are very clean people but we were given a mattress which states on the inventory report that there are a build up of yellow stains. The property manager refused to send a specialist when we reported this because we have only been in the property for 3 months and this was our issue. From my experience, end of tenancy cleaning does not include pest control and hence the duration of being at a property does not account for this issue. We had to folk out this costs ourselves and we are in the process of trying to receive an reimbursement from the agent.
As you can see, it has only been 3-4 months since we have moved in and this property has caused us quite a bit of stress mainly due to the lack of responsiveness by the property management of this agency. I HOPE that ANYONE who ever rents a property with Chelsea Square would not have a problem with this property because NO ONE deserves to deal with this lack of service. Renting in London is not cheap by any means and we have never asked for anything out of the ordinary for the apartment so we don't understanding why we have been treated like we are making all the demands in the world. We are locked in with a 2 year lease and we really hope that no further problems will arise with this property.

As a tenant I received very disturbing and threatening phone calls from staff at Chelsea Square, demanding that I leave the property even though I had a legally binding contract and had not been given any notice to quit. I was met outside the house by a MR MARIO DEMETRIOU from Chelsea Square who tried to intimidate me and force me to leave the property without legal right.
This agency do not seem to have any grasp of customer service, in fact they seem intent on doing the opposite of providing good service.
Rude, arrogant and intimidating staff that try to take the law into their own hands. Never have I experienced anything as bad as this and hope to god I don't again. AVOID this company at all costs as they will only take your money, intimidate and threaten you. AVOID THIS COMPANY AT ALL COSTS AS THEY WILL ONLY TAKE YOUR MONEY, INTIMIDATE AND HARASS YOU.

This aside, they are very helpful before you sign the contract. Fees are reasonable compared to other agents and they were very quick to get things done so we can move in.
Before we moved out they had called to book an appointment with a photographer to come take pictures. I have no problems with this. A little later, an agent calls me on the phone with a commanding and authoritative tone and proceeds to tell me how "We have paid a photographer to come take pictures, but your place was messy and now we have to pay them to come again, so it has to be immaculate". I replied that I'm sorry about that, but it's me that pays for the rent and * I couldn't care less if they have to pay for that photographer and make 20 appointments.
This obviously pissed her off and she threatened with leaving a bad reference for my next landlords, so I better play along. I didn't expect anything less, these agents are all the same :)

I was really impressed start to finish with Chelsea Square overall and Matt Ettinger in particular.
Matt was very available and very responsive. I felt like he always knew exactly what state our transaction was in and that I could pick up the phone to him any time. We were very grateful for his attention during some of the more stressful phases of the purchase, and felt like he really helped us get over the line. He was also very pleasant and straightforward to deal with throughout.
I would definitely consider using Matt and Chelsea Square when the time came to selling our new property.

When a water leak from the flat above caused damaged to my property an agent from Chelsea Square, Ray Jacobs , responded very quickly to the incident. The day after the event he arranged for a builder/decorators to repair and make good the damage. I was very impressed by the prompted action and professional manner in which the matter was handled by Ray.

And then when we abandoned the property 3 months early, they put it back on the market as if nothing had happened. They avoided our calls, ignored us in the street, and generally lied, dodged and manipulated their way through the whole process. They asked us to lie to prospective tenants coming to view the flat before we moved out (ie. to say that the property/landlord and agent were all fine). They are an appalling company whom I couldn't recommend more lowly. Avoid.

By far the best estate agents I've ever experienced.
From their first involvement, they were polite, efficient, plain-talking and knowledgeable, and - most importantly - did what they said they would. They were really easy to talk to and get my needs across, and helped me market my property in the best possible way, with minimal disruption to my life. They even got a client to view the property ahead of the planned open day, and he ended up being the one buying the property!
Both Matt and Davian, and everybody else who I'd met , were always helpful, smart and polite; good listeners and also gracious at giving guidance and advice when I'd asked them to.
I would not hesitate to recommend them to any of my friends and family, and I would definitely use them again.

After 2 years living around West Hampstead area I cannot say how happy we were when we find this letting agency. To be honest with you, after a bad experience with our former agency, we decided to go with Chelsea Square as they didn't charged any hidden fees. At the end, we didn't find just an agency, as we received excellent quality service.
We were tired to deal with some letting agents before because they usually were pushing us to rent a property we did not like. Then we met Reena Parmar, who was always helpful, patient, honest and what a difference!!! She understood our needs and she was very receptive when we gave her our picky feedback. She explained us step by step the process and the paperwork required. She was very keen to help, and although she was busy, she had time to answer our enquiries promptly.
We did have a couple of issues with the property but the management and maintenance were carried on always at the same day or the next one. Ray Jacobs was dealing with them and always sent someone to our flat to check and do the proper works. At the beginning, we felt that we were dealing directly with the property owner, although he was only representing our landlady. The values of Chelsea Square are, by far, the highest ones you could get from another letting agencies and we wish we could find more agencies that work under the same ethos and practice.
By all means, we will definitely recommend Chelsea Square Partnership to others and we would be very happy if they would extend their cover area in future. Perhaps, this is why this agency is unique. You won't find them all over London. You just find them near the properties the work with. We have no doubt that the professionalism and the quality of its team make a remarkable difference and, in our opinion, its values would make them a five star agency.

I dealt with Reena at Chelsea Square to find my current property. I had a viewing with her of somewhere I was not keen on but two weeks later she contacted me with this one. I was impressed that she had recognised that this property would suit me, even after a couple of weeks without any contact. In order to secure the property we had to move very quickly against competing prospective tenants (using a different agent) and Reena and the team were very efficient and professional in getting that done. All my dealings with Chelsea Square have been simple and stress-free.

When the vendor pulled out of our new flat the day before completion we were left urgently requiring a property to let and Amy and the team at Chelsea Square could not have been more helpful or understanding! Within two hours of contacting them Amy lined up 3 different viewings for us and even took time out of her own evening to allow us to see the properties after work.
Once we had decided on a property, the team at Chelsea Square worked quickly and efficiently to get the paperwork sorted, chasing inventories and keys on a Saturday afternoon and even offering us their own storage space for the night to avoid costly storage units.
Amy went above and beyond the call of duty to ensure we weren't left homeless and we were able to pick up the keys just 48 hours after making a decision and placing the deposit. We couldn't be more grateful for all the help that she and the team provided and as we now start searching for a new property to buy I'm sure Chelsea Square will be one of our first ports of call!
