They fixed our problems when we needed something fixed, but a lot wasn't in great condition i.e. shower leak and uneven floor. We were charged £420 for cleaning and painting at the end of our tenancy when our house was VERY clean and we were completely ripped off so would not recommend unless you want to be ripped off. also when we requested proof the sent us pictures of some minor rubbish under cupboards which doesn't justify the charges.

Extremely Happy with the service received by Roseworth Lettings. Lettings agent Peter Tanner has been fantastic, he provided a timely viewing of my prospective apartment which I was quickly able to move in to and has been an outstanding help since; consistently helping to resolve issues in a way which has certainly surpassed the standards I have received in the past. All other staff always seem to be very friendly and will always greet you with a warm welcome. Particularly impressed with receptionist Leanne who seems like a very personable and pleasant individual.

Cannot recommend Roseworth enough, Peter showed us around a few properties in Jesmond, he was extremely helpful and answered all of our questions. No agency fees is also a massive bonus. They maintain all of their houses extremely well, honestly the best agents in Newcastle, especially for students

**EDIT** Since writing this review a week ago Roseworth have cleaned the courtyard and windows, and also sent a guy round to fix the boiler. My flatmate has also said that they've been good in resolving his issues, and I'm hoping that we'll be able to get the benches fixed rather than replaced too. Credit where credit's due they've had a pretty decent response to this review. **** Roseworth aren't particularly bad, but they're not particularly good either. I should start by saying the maintenance guys Roseworth outsource to are brilliant, and because they're not tied to the landlord they have nothing to gain by trying to charge you if something's broken. The previous tenants racked up quite a big debt on our prepaid meter which Roseworth have said that they wiped, but we haven't had heating for months because they hadn't, as far as our provider was aware, and we've managed to get them to chase the old tenants with the debt. In my opinion they're just the kind of landlords that are really driven by profit and so are fine until it comes to some complication like this that involves them being out of pocket. My opinion is that this might've been an honest mistake, and that they would have paid us, but that they would've put it off as long as they could. They're also a bit dodgy when it comes to the deposit. People I know are normally partially paid back their deposit, but expect some strange deductions from it. For example someone I know accidentally broke a few plates and replaced them with similar IKEA plates, and Roseworth charged them 50 quid on the basis that the plates weren't the same as the ones they were supplied. I can't tell if this is just opportunism because they seem to be quite keen on all of their properties containing the exact same equipment. All in all, they're not particularly bad and you will probably only experience problems like the kind I've just mentioned with them, but it's enough for me to type out this 300 word review whinging about.

One of their biggest advertising points is that there's no admin fee but they charge �1.75 a week for "maintenance", which might be a courtyard or something but for lots of people I know it's just cleaning the hallway, which roughly works out as a quite expensive admin fee

3 Nov 2016Thank you for the feedback, I'm sorry to hear that you haven't been fully satisfied during your tenancy, we pride ourselves on the high levels of customer service we deliver to our tenants so we apologise if you feel this hasn't been achieved. Roseworth came to wipe off the debt from the previous tenants on the prepaid meter so I believe this problem has now been rectified. Roseworth, as letting agents, are not responsible for paying bills which previous tenants have not paid, however we thought it was fair to do this once the problem was brought to our attention. Once this was paid the tenants were left in credit. We also provided a step by step guide on how to setup the meter to help make the process of moving in as easy as possible. Regarding the deposit, Roseworth pride ourselves on being a professional and fair agent in all aspects of the letting process. The deposit monies paid are registered under the Tenancy Deposit Scheme (TDS). At the end of the tenancy and after the check out we send a receipt to each tenant along with the refunded bond cheque; minus any proposed deductions, with a copy of invoices and documentation. Each tenant is asked to sign this receipt as acceptance and agreement to the proposed deductions made. Should a tenant not agree to the proposed deductions we ask for a written email from the tenants with their questions and we respond accordingly. If a mistake has been made Roseworth will refund the amount due. Should a tenant still dispute part or all of the deductions they can raise a dispute with the Tenancy Deposit Scheme (TDS) who are a government run organisation and will make the final unbiased decision once both parties have put forward their case. Al tenants in our 'block properties' pay a service charge, this is advertised on all property descriptions online, our display cards and marketing booklet, we also go through this cost on the viewing and again on the sign up to make sure each tenant is aware and understand what it is for. The service charge covers communal cleaning, cleaning of the garden and window cleaning. The landlord at Lillico House provided outside garden furniture to the communal garden for all tenants to enjoy and use throughout their tenancy. Unfortunately this has been heavily damaged/destroyed by some tenants and is being removed this week. 3 Nov 2016The pre-paid meter wasn't rectified at all.. Like I said in my review, British Gas have told us that you didn't sort it out, but fortunately we were able to sort it out ourselves.. With regard to your high satisfaction in these reviews, notice that all of the 5 star reviews come in after your email offering tenants a crate of champagne by leaving a review (an email which appears as though it used to say 5 * review and has had this part amended last minute) --note that I also believe this is a breach of allagent's rules I'm not saying you don't have the weekly charge documented at all, I'm saying that a majority of your properties have it, and that you have made a clear effort to hide the agency fee inside of it. I'm yet to see a window cleaner or gardener for the £300+ total a week you're getting out of it, and removing the benches doesn't really solve the problem does it? I was wanting them replaced? I find your response to things to be whatever is least effort and most profitable for you regardless of whether it meets a tenants needs

They have been extremely helpful in all queries I have had. Comments on Agent Fees
One of their biggest advertising points is that there's no admin fee but they charge �1.75 a week for "maintenance", which might be a courtyard or something but for lots of people I know it's just cleaning the hallway, which roughly works out as a quite expensive admin fee

Credit where credit's due they've had a pretty decent response to this review.

Roseworth aren't particularly bad, but they're not particularly good either.
I should start by saying the maintenance guys Roseworth outsource to are brilliant, and because they're not tied to the landlord they have nothing to gain by trying to charge you if something's broken.
The previous tenants racked up quite a big debt on our prepaid meter which Roseworth have said that they wiped, but we haven't had heating for months because they hadn't, as far as our provider was aware, and we've managed to get them to chase the old tenants with the debt. In my opinion they're just the kind of landlords that are really driven by profit and so are fine until it comes to some complication like this that involves them being out of pocket. My opinion is that this might've been an honest mistake, and that they would have paid us, but that they would've put it off as long as they could.
They're also a bit dodgy when it comes to the deposit. People I know are normally partially paid back their deposit, but expect some strange deductions from it. For example someone I know accidentally broke a few plates and replaced them with similar IKEA plates, and Roseworth charged them 50 quid on the basis that the plates weren't the same as the ones they were supplied. I can't tell if this is just opportunism because they seem to be quite keen on all of their properties containing the exact same equipment.
All in all, they're not particularly bad and you will probably only experience problems like the kind I've just mentioned with them, but it's enough for me to type out this 300 word review whinging about.

there are no Admin fees as they are disguised as a weekly fee for communal area maintenance (conveniently work out to the equivalent of other agency's admin fess over the course of a year)

Secondly and this is probably my BIGGEST CONCERN the reviews in which the company wants (positive or negative) should be a fair judgment but i have been monitoring this page all day and have noticed BAD REVIEWS HAVE DISAPPEARED,you didn't request 5* reviews yet when confronted with bad VALID reviews it soon vanishes which is concerning on either of these 2 points 1) this 'impartial' site has removed it (but why?) 2) Roseworth Have requested it be removed, now if you weren't just after 5* Reviews (which you have made clear you were not in replies to these reviews) then where have the Negative reviews gone?
Overall my experience of this company is mixed the maintenance staff are probably the best ive came across, the office staff is a mixed bag some are very professional and great (Peter Chan) while others can be quite snappy i asked to view my meter upon arrival were they informed me a reading had already been taken, still i wanted to see it with my own eyes (i needed them to open the locked unit my meter was housed in) yet they became annoyed as if i didnt trust them, ive never met you before why on earth would i just take your word for it? On a final note if you try to remove this (as you did with a 'calum' i was reading earlier) ill repost it as this is in my opinion a fair representation of my experiences with this company, have a nice day.
