Where should I start. These people are really nice until they get your money then they get rude and dishonest. I was told that th landlord would paint before we moved in and this wad a lie, interesting this was the same lie I heard them tell the other prospective tenants they brought round for viewings.
They still handed us the keys without having received the gas safety certificate and we had to go and sit in their office and refuse to leave until they gave us one.
The house we rented was in such a dirty state it took us 3 days to clean the kitchen appliances and bathroom. The carpet was so dirty we spent the whole time in slippers . It has been ages and we are still waiting for our £1500 deposit to be returned. The people here are rude and bad at keeping their word or following up. Keep away and rent from another agent. If not you will go through a lot of stress.
What agent could do to change your mind?
Be polite and professional. Stop lying. Follow through. Know the properties on their books, say it is a let only not managed before they take your money.

I must say i got a great and smooth experience as always. I was away on some work vacations in Canada and i kept getting different complaints ranging from leakages, blockages and heating system not working. Upon getting back to England and reviewing the situation i decided to get a and more modern space and Alas! , AB did not disappoint as i got viewing under 48hours i mentioned and the rest is history. The whole process of getting the house and delivery happened in a week , I must thank the ever ready to assist agent (Folake) making it easy. I cant wait to buy my first property through you guys . Additionally, attention to all the details is an imperative for a lettings management service, and AB consistently delivers on this. We have just taken on new tenants, and the whole process of managing departing tenants was very well handled based with our full service contract with AB.

I’ve had the misfortune of dealing with the Tonbridge branch of Ashton Burkinshaw in late May 2020. Challenging times for everyone no-doubt with the coronavirus pandemic, but they really excelled at making a complicated move even more difficult.
From the very beginning, the attitude from Darren was like nothing I have ever experienced from anyone providing a service. Unapologetically inflexible and unpleasant, impossible to reach over the phone, ignores emails, and if you’re lucky enough to get a response, don’t expect all your questions to be answered. Don’t even expect an acknowledgement. He’ll respond to whatever he feels like and ignore the rest.
My first question when I viewed the property was: “Do you manage it?”. When Darren said they don’t, I figured I could deal with his rudeness and incompetence till the contract is signed. As I liked the property, I made an offer later that day. After some light negotiation, I was told my offer was accepted, and a moving date was agreed.
Entirely by chance, I found out that Darren misrepresented my offer to the landlord, and a term that was of high importance to me was never communicated or agreed with the landlord. Darren, unapologetically as ever, decided that some conditions in my offer were “unnecessary”, so he wrote them off and communicated to both parties that we’ve reached an agreement.
Attempts to get a different negotiator to take over, or speak with his supervisor failed.
As it stands, days before my intended moving date and nearly a week after my offer was “accepted”, I’m back at square one trying to find a new home and about to have an awkward conversation with my current landlord.
I was told that my money would be refunded, it wasn't!
Dishonest, unprofessional, unpleasant. Avoid!

We are still in an ongoing issue, up to day 26 where we have had no hot water / no working boiler. AB and their management company have allowed this to continue and I have had to chase every single day (clearly that still is not enough). This is not the first time. We are leaving our house not because we do not like the house or location, but because we are tired of there being serious issues that are left unresolved for weeks on end. Two other examples include no hob for 3 weeks and no bath for a month (we only have the one!). Their lack of consideration and care for us as tenants is astounding. The fact they are not proactive when serious issues arise is extremely unprofessional. A very disappointing experience indeed and I would not rent through them again to avoid this kind of treatment.

Another one that's charging a £50 admin fee for handling return of a deposit. What the hell? Hidden charges, hidden as it's in amongst hundreds of t's and c's in very small print.

2.5 years of renting hell. Every single issue I reported was either address late of the very minimal of effort was made to rectify something. They make you feel like a second class citizen with their poor people communication skills. A garage up & over door that would be repaired BEFORE I moved in, took TWO YEARS to get fixed. Fencing at the back was needed when land behind was cleared leaving us fully exposed and insecure, they fitted a 2.5' picket fence! A joke or what? And honestly, when we moved in and lifted the toilet lid, my God, we practically threw up. I've seen dirty toilets in third world countries, but this was a million times worse. It was vial. DARK BROWN with signs of scale and excrement. BLACK MOULD was in the bathroom, supposed to be removed before I moved in as I have Asthma, it WASN'T. They risked my life. Fire alarms were in the house which did not work at all, they said it's not a requirement. That's as maybe, but if they're fitted then they should work. I replaced them at my own expense and got told off for putting one in the wrong place according to them, and they are NOT fire experts. It was in the right place to avoid false alarms from the bathroom vapour. I moved it to where they said and had to put up with false alarms. They never ever addresses the problem that the place was overrun INSIDE with slugs, slugs in the kitchen drawer, in the kitchen cupboards, do they care? Nope. They should be telling next tenants about this issue, I will for sure.

Poor quality service which doesn't justify the fees charged. As a landlord I paid for a fully managed service but found myself having to continually chase for resolution to problems notified to them by the tenants and also for responses to queries I had submitted myself. In the end I found it easier to deal directly with the tenants to ensure things got done. In fairness, the company does provide a reasonable service in respect of the paperwork (contracting, inventory) although it's expensive compared to competitors. Staff are generally friendly and polite (although my tenants have advised of a very different experience). But the overall effort given to managing the property is minimal and they give the impression of a company that wants to collect the annuity revenue from monthly management fees without having to do anything for it.
I also don't feel they have a good handle on market rates for rental as they didn't advise or achieve a market rate for my property.
As a landlord I would not recommend using this company to rent out your property.

This agency is absolutely dire. They have clearly not heard of the concept of customer service. They will deliberately not respond to communications and are extremely rude when any request for action is made of them. The overall atitude is one of lazy incompetence and general apathy. I have had the misfortune to rent through them and have wasted many hours of my time chasing them for things and generally doing their job for them. On top of this their staff are unprofessional and never pro-active.
