I have been renting with Philip James for the past 2 years and have just finished my tenancy.
Overall I'd say they are a good letting agent. I'll list my pros and cons below...
PROS:
1) I asked for new blinds and mattresses to be delivered/installed in my flat when I moved into the property. They agreed to this and all new blinds and mattresses were installed. They were not the most high spec furnishings, but better than what was there. As much as this is a good thing it did look bad on their behalf - as they should have been replaced before I moved in (they were in such bad condition).
2) I was able to contact Philip James quite quickly after my washing machine stopped working - they fixed it in little over a week. A bit of an inconvenience whilst broken, but they did fix it relatively quickly.
3) My deposit was returned very quickly after moving out of the property - with no deductions whatsoever. I complied by their rules of leaving it clean and tidy with all furnishings in their original locations. Those complaining about deposit deductions must have done something wrong for it to be deducted in the first place.
CONS:
1) When I first moved into the property it was a complete mess. The bathroom was filthy, the kitchen was a disgrace, the bedrooms messy, and all carpets dirty. It was extremely distressing and was made worse by the fact Philip James HAD inspected the apartment before I moved in, taking photographs of it being messy - without cleaning it in any way. I complained immediately and they did send out cleaners to give it an overhaul - but it should have been done a week before I moved in.
2) The renewal fees are quite expensive. I can't remember the exact figure, but it was something like £140 each time to renew your contract, discounted if you did it 6 weeks early. I thought this was quite extortionate and it was one of the deciding factors as to why I moved. My new lettings agents charged me a one off payment before moving into the property - which then allows me to renew as many times as I want for no additional cost. Perhaps Philip James could take a similar approach? The fact rolling contracts were not allowed with Philip James was also quite an inconvenience. My new lettings agent allows rolling contracts which is much better.
3) We tried to contact the landlord in the hope they could replace some of the furnishings in the apartment. The sofa had a dent in one of the arms, and the carpet was badly looked after by previous tenants, with iron prints in the carpet and indents around the skirting board. We received no response. Perhaps the landlord didn't want to spend any more money on it - but it did need replacing.
4) Furnished properties are not available on an unfurnished basis. We asked if we could furnish it ourselves mid way through our tenancy but this was not allowed. Once again my new lettings agent has allowed my new property to be either furnished or unfurnished... which is much better for me.
Overall, i had a pleasant experience with philip james and would recommend them. But lets just hope your apartment is cleaned before you move in!

We would like to respond to your comments:
PROS
1) As a letting agent we are at the mercy of a landlord's instructions. We advise where possible but (without knowing which property you lived in) we believe that the landlord was unwilling to replace the furnishings until we informed him of your requests as a condition of you becoming his tenant.
2) We do try to resolve repair issues as soon as possible. Sometimes if a particular part is needed this can take longer than we would like.
3) It is always a pleasure to be able to return a deposit in full. Tenants who have treated their property with respect are very much appreciated.
CONS
1) We apologise for the state of the property when you first moved in, this must have been very upsetting as you moved into your new home. This should not happen. Any cleaning or damage repairs needed from a previous tenancy should always be complete before a new tenant moves in. As you say we did get the property cleaned immediately but it should not have been that dirty when you moved in.
2) The renewal fees are £72 if you let us know six weeks before your tenancy end date. Compared with what our competitors charge this is at the lower end of the scale. The decision to allow a periodic tenancy is the landlords not ours and some of our landlords do allow a rolling contract. Some landlords do not like the lack of security of a periodic tenancy.
3) Again replacing the furniture is down to the landlord, and it is probable that you are correct when you say that your landlord did not want to spend his money.
4) It is rare that one of our landlords can offer the same property as furnished or unfurnished as this means that they will need to store the furniture should the tenant request the property unfurnished.
