I don't usually write bad reviews, this is my first ever and I take no pleasure in it. I had a business and understand how damaging it can be and how much it can hurt you personally as a staff member reading it. But I'm afraid I have to make an exception here...
I can't work out if it's snobbery (if a customer looking at a £300,000 house isn't worth bothering with), inefficiency, having a network of potential buyers already lined up, or maybe overwhelmed during a tough year generally? Who knows, but whatever it is it's annoying and rude.
Agents may see some people as time wasters but those people spend a lot of their own precious time looking and researching prospective properties. Often filling in the blanks that weren't even on the property details (a picture of a parking space can be helpful, decent pictures of mentioned views, a picture of a basement that could be converted, leasehold fees if applicable - that kind of thing). All quite obvious I'd have thought, but hey what would I know? We have to become our own Miss Marple's and Poirot's and fill in the blanks, especially when agents don't even bother to respond at all. Whose time is 'wasted' then?
I called a few times and emailed once but didn't get a response to view a property. I explained in the email that I'd taken myself there and discreetly looked from outside but still no response. During my own Agatha Christie style investigations on the property I found out something that might help the vendor for a future sale and have just emailed them directly (having found their contact details along the way - the property is currently a holiday let). I've given up on looking at this property myself!
My faith in snobby Towcester agents has been restored by a fantastic agent at another company.
I hope we don't have a house crash but you know the old saying agents, 'Be nice to people on the way up, you just might meet them on the way down!'

Agent fees were appropriate and good value for money

Ben Laidler offered exceptional service, in fact âabove and beyondâ. We could not fault his commitment, dedication and professionalism. He worked all hours and even secured our sale at 10pm on a Saturday evening whilst he was out for dinner. We had a tricky chain of 6 but Ben ensured all parties were aligned and continually chased and checked on progress and personally unlocked the chain when things were looking very difficult to resolve. He communicated continually. I would fully recommend both him as well as Richard Irlam.

Michael Graham considers itself to be the best estate agent and has fees consistent with this. To command fees at this level, the service provided needs to be faultless. The claims made on Micahel Graham's website of 'offer(ing).....an exemplary personal service for sellers' and including 'feedback and communication with our clients' are baseless and not justified.
We have all heard the saying 'buyer beware' – with Michael Graham it is definitely 'seller beware'. Having been specifically instructed to check our proposed buyers' status and ability to fund the purchase, Michael Graham confirmed the funds would come from the sale of a property on which the buyers had already accepted an offer and that the additional funds were available from elsewhere. For this, read 'your buyers need to sell a second property in a chain'. We knew nothing of the second property until the day of exchange of contracts, when at 5.40pm on a Friday evening Michael Graham thought it appropriate the phone and simply say 'the second chain has collapsed'. Our response – 'what second chain?' Over two weeks later during which we repeatedly asked what the buyers were actively doing to be in a position to fund their purchase, and then only after we had said we would be remarketing the property, the proposal was put forward that the buyers would 'rent the property' from us until the sale was completed . For this, read 'the buyers propose ' to live in your property at no cost to them for up to 10-12 weeks'. Only a week later as we were about to formalise the 'rental' and exchange contracts on the sale did Michael Graham reveal that the buyer had said 'provided the rent paid is deducted from the already agreed sale price. Unbelievably, at no stage did Michael Graham, acting as our agent, think it appropriate to challenge the buyers about the realism of such a proposal, nor did Michael Graham consider that this was information fundamental to our decision that they had a duty to convey to us! Can you believe that? Michael Graham needs to remember on whose behalf they act as agent being paid by the seller; a certain member of the staff of Michael Graham's Towcester office needs to understand clearly that 'informing the client' requires more than making a comment related to the circumstances but remaining silent on the full details. To do this twice on one transaction is unforgiveable.
