As a landlord, they've been unresponsive. disorganized and crap on both securing tenants and servicing the property. Do not use unless you want to be gouged constantly with unanticipated costs.

Awful to deal with. Rented a house for 2.5 years. Agreed to pay a fee to break the contract and to stay until someone else moves in.Mould covered the walls within the house was the reason i moved out as they never did anything to fix. Was asked 2 weeks in advance to move out as someone was moving in. From viewing they were asking for 2500£ deposits. Was getting calls every 3 days to make sure i was moving out on time. I did. I payed for a day extra to give them time to make the exchange. Gave the keys on 10|06/24 and on 11th i get an email saying the new tenants have pulled out and im still liable for rent and bills until found someone else. I'm paying rent already somewhere else and acorn made me move out and collected keys. Nearly 2 months now from moving out and still getting told i have to pay the bills. The house was advertised more than what my rent was. Incompetent workers you should be ashamed and if the landlord knows how you've been dealing with me im sure he'll run aswell. Keep away from this cowboys they just there to steal your money…

Terrible service, constantly given the run around to the point where I missed out on another property with another letting agent.
Took a holding deposit to then continue to host viewings at the same property and then gave the property to someone else and lied about it.
In every instance I had to contact them and chase the entire office for updates regarding the property and was never met with direct answers.
I’m still yet to receive back my holding deposit.

I really had a bad experience and regret rent from acorn I will never recommend acorn to even my pet in terms issue of maintenance they don't care and lack of empathy about people living in there property all they care is money if you have issues in the house and you complain they won't turn up my family once a victim which my 4&2 years kids and wife they got sick everytime which affects there mental health I had to move them out of the house to my sis house to save my family lifes I wish to post all the pictures and videos here for people to see as an evidence my rate is -5 ❌❌❌❌❌

What agent could do to change your mind?
Could actually work out how much the deposit was before signing an agreement of offer with us. Although I thought that would be a standard. Could not ask everything of us the day before we had to move in with the threat of delaying the move. Could have spelt my name right. Most importantly, can give us back our bloody money.

Made us pay £300 extra with no warning, no idea why we paid any form of admin fee given that they couldn't get our names right and couldn't get us a tenancy agreement until the day before we moved. No idea why they got any profit at all from the property sale seeing as the whole experience was a nightmare.

- Only received a tenancy agreement that needed to be signed by 3 guarantors (none of which live in London) the day before we were set to move in due to the fact that our names were spelt wrong on TWO occasions. Had to contact guarantors and pull them out of work 3 hours before we were supposed to get our keys.
Overall it felt as though the team were blackmailing us with the fact that they would 'withold' the keys until we had paid £300 out of the blue and got 7 people to initial every page of a 30 page agreement within 12 hours. We have been offered a formal apology for the mistake regarding money but that apology will not pay for my living costs, or in fact, my next months rent. They acted like we had a choice of moving in at a later date but our tenancy ended on the day of the move in and they knew that, so to grab £300 from us when they knew for a fact we had no other option was disrespectful, unprofessional and troubling.
We are involving a lawyer in getting back our money from their profit made on the property that they took from us to cover the fault of their own bad calculation. You should never hand over money to a group unless there is a signed agreement of costs, but in this case we either scraped it together or were out on the streets, and Acorn knew that.

We let a property with Acorn and were promised a long let.
When we moved in we recieved no check in report. We were then not supplied with this until after we had been given notice to leave. It was completely and utterly innaccurate. Could have been done better by a child.
The landlady gave us our notice after 14 months due to wanting her mother to move in or similar. Having met her, she was also incredibly frustrated with Acorn and their tardyness and lack of communication. They took down fire alarms to paint before we moved in and never replaced them. They ignored emails. Did not carry out repairs without several emails or phone calls. Just didn't give a damn at all.
After escalating my check in report issues (which constitued breech of contract on their part) to a manager I recieved several emails back and forth from her, before her ignoring us completely and not dealing with our complaint at all. That seems to be the brand standard of Acorn - if you don't like it, ignore it. seems to be how they run their property management department.
If you're looking to let, don't touch this company with a bargepole. They are JUST AWFUL.
They also left the property empty for three weeks after us moving out and THEN expected to carry out a check out report. Despite not having a check in report and not being able to guarantee that the property was in the same condition as when we moved out three weeks later. I had informed them the day after we moved out that the property was empty and recieved no reply.
Absolutely incompetent agents. Don't go near them. Rent elsewhere.

If you are thinking of selling a property or using them in any other capacity I would give them a miss entirely. For something so important these unprofessionals cannot be relied upon

I have had nothing but a shoddy service since my property manager left Acorn. I wasn't advised she had left simply told she was on sick leave - months later I guessed by the service I was receiving she had in fact left acorn. The service I have received is shocking not only do these people lie to you but the way they treat you is also shocking - advising you not to have break clauses I then found out this is due to them being paid more in commission so longer the deal the more commission for them (so be warned) they don't care about us as a landlord and my new tenant had been told that I would be having new carpets ( I have never mentioned new carpets so unsure as to why they told tenant this. When I complained to Ms Ellen ( She was in fact the person who lied and said my property manager was on sick leave) I have had a bad service in the past but after being assigned a new property manager I actually felt things were running great I had total trust in her ( I will not name her as she no longer works their so I was told. Ms Ellen ( supposedly team leader) simply told me we have a complaints procedure if you wish to complain you HAVE to speak to the manager who is Mr Craig Jackson imagine my shock at this as years previously he managed my property It was him whom I complained about years ago as he wasn't renewing the tenancy and generally not doing his job hence why I was assigned a another property manager back then. Each time I called the office which are now based in Bromley ( I see they have not even updated THIS SITE with correct address) I was told he is simply in meetings so my complaint didn't even hit his desk due to him not returning my calls I have now taken my complaint to the Ombudsman as I feel they have simply lied and treated my tenant and both myself badly I do not appreciate lies and from the service I have been given over the last year I simply cant take any more from them. I have now taken my property away from acorns service and manage it myself even then they tried to charge me for managing my own property. This company might be big but its simply about the money BE WARNED SHODDY SERVICE LIE TO YOU I do not expect any agen

From start to end of using Acorn I was completely dejected with their service. To start with I was meant to be purchasing a property through them, after going through sealed bids and being accepted, they suddenly kept on requesting additional money to ensure the house would be taken off them market 'at the sellers request', which in itself was very unprofessional. The house then fell through after having paid out a decent amount of money in survey fees as an extension on the property had been done without planning permission which is a basic piece of information which any estate agents should be aware of when selling a property. I was also coerced into having to used them to sell my property in a location they didn't properly cover at the apparent 'request of the seller' otherwise they would put their property back on the market, again very unprofessional. For this reason when it came to selling my property at a time when there were very highly subscribed block open days, they only managed to get less than 5 people over on 2 separate open days, which forced me to drop the price of my property as I needed a quick sale. Once I did get an accepted offer on my property, the buyers consistently hounded the agents and myself for ridiculous requests and should have been far better managed by the agents as to what is reasonable to ask of people when buying a house. I would never use this agent again to buy or sell a property.

Misplaced my keys when showing prospective tenants around so I had to carry out a couple of the viewings at short notice; didnt keep a record of the keys when they found then; didnt let me know for 4 days that the heating wasnt working; didnt respond when I arranged a plumber then again they realised they'd given their set of keys to the tenant so couldnt gain access. Do not bother replying to emails, I feel as though I am paying them to manage the property but I'm doing it myself. Not impressed so far.

With all property transactions there are always issues that arise. As we were in a chain we had many throughout the sale. Johnathon Mook was absolutely brilliant. He always kept me updated and advised me what to do. When there was problems with the sale and I had to contact Johnathon he was quick to respond and return all my calls. Nothing is worse than when an agent does not answer the phone and deal with your queries. There was an incident when one of the buyers solicitors did not answer anyone calls and left the others waiting. Johnathon was going to speak to them personally but unfortunately was not allowed due to office protocol. Now that is what I call excellent customer service going the extra mile to get the job done.
I can be very critical and hard to please. However with Johnathon one can't praise him enough for his excellent customer service and professionalism.
I highly recommend Acorn in Forest Hill and if you have Johnathon overseeing the sale you will be in good hands.

I put my property up for sale with Acorn Lewisham which turned out to be a nightmare.
First all though I wasn't keen, they persuaded me to have an open day which no customers turned up to. (even though they promised me there would be at least twenty people for the viewing). Complete waste of time! The excuse was no one turned up because it was a sunny day!!
Secondly after accepting a verbal offer on my property I was kept waiting for the offer in writing nor was given any of the buyers details. I had to keep ringing and emailing Jack who kept fobbing me off with excuses until finally after three weeks he admitted the so called buyer hadn't supplied them with any details.
At this point I said I want my keys back and barely got an apology. Poor communication skills.
My advice to anyone thinking of putting their property on the market is to avoid Acorn Lewisham like the plague! Yes they will give you glossy brochures and tell you how they will sell your property in no time but from my experience they acted like a bunch of amateurs. I had to constantly chase them up as they didn't have a clue what was going on.

What agent could do to change your mind?
Firstly they could have found me a proper tenant first time around instead of wasting time with a totally unsuitable tenant. They could use a proper inventory company that knows what they are doing. They can try to concentrate on the telephone call they are on so they know what property they are discussing. To call back when you have left a message. To send you a statement every month without having to chase them. To act promptly and efficiently, and if they have too many properties to look after hire more staff

I was advised by a friend not to use Acorn when I decided to let out my flat, however having met with the very enthusiastic letting agent I thought that she may have been unlucky with having poor service given to her, biggest mistake of my life.
From the moment I signed on the dotted line, problems began. My specifications were very simple, only one person in the flat, as it is too small for two, no animals as again the flat is too small, someone with a salary that can afford the flat, but then I thought that would have been obvious.
Acorn introduced to me a couple, early 20s with a big dog?? after being persuaded to at least think about it as they were such lovely people I then asked to see their references, and it then transpired one of them didn't work and the other earned a salary that was no more than the rent, I promptly refused to let my flat out to them to the dismay of Acorn. It took them almost three months till I had a suitable tenant and that was thanks to a lovely lady called Rachel Boud who seems to be the only person I have dealt with that actually knows what she is doing.
What has however been the worst thing of all is having to deal with the head office, the incompetence and total lack of interest by the lady I have had to deal with is to say the least shocking. On the rare occasions that you do manage to get hold of her, she constantly gets confused and will discuss other flats, she very rarely call you back and when you chase her she doesn't even remember that she has spoken to you.
To get a copy of the statement each month has for the most part been impossible, I have had to constantly chase them for this, calls and e-mails just to get a simple statement.
The people that does the inventory reports for Acorn and is actually a subsidiary company to Acorn, have done an extremely poor job, not noticing things that has been damaged or disappeared I personally removed something from the flat to see if it was going to be noticed, however it was not. They seem to use the same check in report for various tenants, although you are charged a fee for each check in. The report was over 10 days late due to problems with the system. And as they had done such a poorly job with the inventory I lost money when I had a dispute with one of my former tenants. And it is always somebody else's fault and although they are very sympathetic it is nothing they can do. So all I can say if you want to pay one of the highest management fees out there for a service that is almost non existent then this is the company to go to. However if you would like proper service I suggest you find another estate agent.

To start off I had requested a viewing with James for a property requiring total modernisation. After the viewing I put in an offer £20,000 below the guide price as the property was completely overvalued by some incompetent moron by at least £25,000. Unfortunately I did not realise that the property was overvalued at the time but noticed the condition of the property so offered substantially less than the asking price. James then proceeded on telling me that the vendor had an offer that was ABOVE the guide price and they were close to accepting it, basically urging me to offer more than the asking price. I did offer above the asking price (£10,000 more) and the vendor accepted. At that point I was delighted. I will admit I should have done more research on the local area, but we all make stupid mistakes, however what James and his agency done was lie. Not make a mistake. On the day of signing the contracts I mentioned my problem with the asking price and an agent (Possibly called Yuill) told me that properties in that area in that condition usually do go for around that price. I, being gullible, believed this and proceeded with the sale. After the completion date, I then did some more research and found out that Yuill, too, was a lying (word I can't say on here. Just imagine a word that describes someone that has scammed you out of £30,000) After I had refurbished the property, I made a grand LOSS of £20,000. At the time of writing this review, there is a property on the street in the same condition as the one I bought and is at least £50,000 over valued. AVOID THESE "*" LIARS AT ALL COSTS.

When the tenant left, every potential tenant that came to view the flat said the flat was dirty and smelly. When the flat was finally let the new tenants complained there was rubbish under the beds and behind the appliances and when I asked the agent why they never told me so a cleaner could be sent he said that due to Health and Safety he couldn't bend over to check under the beds.
I asked the agency manager to change the agent as I didn't trust him, this was not only not done but now this guy is even less helpful, every month he sends me emails asking for a technician to be sent to the flat for "repairs" that range from connecting an electric cooker to unblock the garden drain that was blocked by the leaves the tenant never cleaned. I feel that he has a personal grudge and I don't know what to do.

The agent could have acted with more due attention and sympathy for the tenant which the company also represents. Her communication skills are awful and desires much improvement.

We received great service from the letting office represented by Mr Callum Haughton. He was very courteous and patient, and genuinely a great service professional.
Our horrors began when the letting process was over and we actually moved into the new rental. The landlord had promised to undertake some painting, refuse removal and cleaning before we moved into the property. This we had put to Callum who then got the assurance from the landlord. After we moved in we realised that the landlord had reneged on his promises and nothing that we agreed had been done. We then began our discussions with Acorn to get this sorted. Callum was still trying to assist us but the matter at hand was now one for the attention of the property management office.
We sent numerous emails to Cleo Lawrence complaining about the situation we were in. We had to sleep on a mattress because it didn't make sense getting settled without the house cleaned and painted. The walls were filthy and full of nails. The boiler pipes were dangerously exposed and there was a whole pile of garbage in the backyard. All this for 1100 pounds per month and we were not having it.
Our main complaint is the poor customer service offered by Ms Lawrence, who responded to us very intermittently during our whole dilemma. What is also appalling is the lack of due diligence by Acorn who did not. Check to see if the works had been done before we moved in. They were very quick to ask us for their fees and deposit though. It appears that Acorn is acting only in the interest of the landlord. We asked that they ask for compensation on our behalf for our inconveniences and we got an agreement for 100 pounds discount. It was only when I withheld 100 pounds from the rent owed that calls and responses from Cleo came pouring in, justifying my statement that Acorn only seems to be acting on behalf of the landlord and not the tenant. The tenancy agreement gives rights to both parties and Acorn is obligated to act on the behalf of both. I am not sure Acorn is different from most in this regard but I am letting others know nonetheless.
I forgot to mention that my wife is pregnant and because of the ordeal I was forced to leave my wife in the house with a stranger while he painted and with paint fumes, for 3 weeks in the first month of rental. To think that after all of that we barely received a discount of 100 pounds.

I used the property as storage while they tried to sort.
After 4 months of living with my SO I moved out (I freelance and there was a death in my family meaning it bothered me less than it would a young family).
- There is a dispute with the providers and they will not connect.
Acorn kept the agency fee and deposit.
I am currently taking them to court. TDS adjudication does not apply to 'counter claims'.
No professional service was offered.
On asking for example of their professional sevice for taking the hundreds of pounds in fees (for a storage cupboard in winter) - they hung-up.

We used Acorn to assist us in letting our property. Alex was incredibly unprofessional and we would warn others to be aware of his "sales pitch". He did initially find us tenants (after a long period), but those tenants did not match what we understood he said they were like (they were smokers and had children). Alex had said that the management team were going around to check the property (as required under the terms of the contract). After a short period of time, the tenants just left (without notice) . Alex phoned us saying he would put the property back on the market and that it was all in good condition. After a few weeks, we went round to the property to find it in a complete mess - furniture had been destroyed, walls drawn over by the children etc. We swiftly moved to Robert Stanford, who so far have been much more satisfactory and clearly run better checks on future tenants and comply with terms of their management agreement. The whole process was so stressful and would urge others to avoid!

To begin with the I lost £800 of my deposit with the agency making claims for damage that have been reported from the beginning of the tenancy.
The inventory was completely unprofessional, having items in check in that never existed and having items missing in check out that you could see evidence of their existence in the inventory photos. when we challenged their credibility they promised as that they'll come back with the correct inventory but they never did.
We entered the property a week later than the date we agreed because the boiler was out of order and the house was not professionally cleaned. The garage Door was in disrepair for 7 months and we had one of our bikes stollen at the end of the tenancy from within our garage, something that is really shady.
They asked money for a mattress they replaced and have been in place at the end of the tenancy and the funny thing is that the The Tenancy Deposit Scheme award them for that even when the photos were proving that the mattress have been left in the property at the end of the tenancy. Not only I've been in a mattress that I had to cover with 3 blankets in order to avoid injury, they got me double pay for it.
The experience of my tenancy there was horrible. They have a good sales department but avoid to book a property from them at any cost, it's a fraud and they try to make money out of you at any change.
I still wonder how the TDS ruled an award for the landlord, which is really shady, the inventories where not valid, you could see in the paper contradictions, they ruled an award for an item that was clear evidence for its existence in the photos of the check out. I really don't understand how.
