RUN AWAY!!!
To begin with the I lost £800 of my deposit with the agency making claims for damage that have been reported from the beginning of the tenancy.
The inventory was completely unprofessional, having items in check in that never existed and having items missing in check out that you could see evidence of their existence in the inventory photos. when we challenged their credibility they promised as that they'll come back with the correct inventory but they never did.
We entered the property a week later than the date we agreed because the boiler was out of order and the house was not professionally cleaned. The garage Door was in disrepair for 7 months and we had one of our bikes stollen at the end of the tenancy from within our garage, something that is really shady.
They asked money for a mattress they replaced and have been in place at the end of the tenancy and the funny thing is that the The Tenancy Deposit Scheme award them for that even when the photos were proving that the mattress have been left in the property at the end of the tenancy. Not only I've been in a mattress that I had to cover with 3 blankets in order to avoid injury, they got me double pay for it.
The experience of my tenancy there was horrible. They have a good sales department but avoid to book a property from them at any cost, it's a fraud and they try to make money out of you at any change.
I still wonder how the TDS ruled an award for the landlord, which is really shady, the inventories where not valid, you could see in the paper contradictions, they ruled an award for an item that was clear evidence for its existence in the photos of the check out. I really don't understand how.
What agent could do to change your mind?
Being fair and professional, sent the mattress I paid for to me. Paying me reparations for my stolen bike and 7 months of disrepair.

Totally unprofessional our property was non traditional construction, ( which is fine) but some mortgage companies won't lend on, he told us to lie to lure people through the door â¹ï¸. Not our style, our house was quite exceptional as we had a swimming pool in our garden ,large extension bar & many other quirky details, we always knew it was what you may call a marmite house. I basically did Acorns job for them even to the point of talking to our buyer as in the end she never trusted Matt or any of his staff,. I personally would not recommend Acorns they are expensive & most definitely don't go the extra mile. Save your money & go with a cheaper estate agent. Missed appointments. Lateness, shoddy customer service phone calls not returned, staff leaving daily I could go on & on .Acorns never sold our house it sold it self with a little help from me.

Then I got calls from Mo, pressuring me to give over all my deposits info, max offer and MIP, I refused due to the manner the way I was spoken to, he made me feel very uncomfortable. Then I got another call from Matt pressuring me to do the same, then Andrew Roberts, to be fair Andrew seemed more composed out the three but my god three estate agent to call you is anyone's nightmare, so I reluctantly handed my over my MIP because I wanted to let the vendor know I am serious. I got an email back from Mr Robert informing the vendor went for a lower offer because apparently i could be a liability and will let me know if the situation changes. What a waste of my time and stress.

If you are thinking of selling a property or using them in any other capacity I would give them a miss entirely. For something so important these unprofessionals cannot be relied upon

I highly recommend Joshua, he has been so helpful and professional throughout the sale process of my house from the moment that we met when he came to my house to value, the lovely photos that he took and the way that he conducted my open house receiving 3 asking price offers in just a few days of the property being listed for sale, he has always returned my calls and been fantastic at progressing the sale with regular updates and taking control of the chain above to get everyone to finally agree to the same move date, I have bought and sold 4 times and Joshua and the rest of the staff have been the best agent Ive delt with by far, I would recommend them to anyone , thank you for making this move as stress free as possible

What agent could do to change your mind?
Firstly they could have found me a proper tenant first time around instead of wasting time with a totally unsuitable tenant.
They could use a proper inventory company that knows what they are doing.
They can try to concentrate on the telephone call they are on so they know what property they are discussing.
To call back when you have left a message.
To send you a statement every month without having to chase them.
To act promptly and efficiently, and if they have too many properties to look after hire more staff

I was advised by a friend not to use Acorn when I decided to let out my flat, however having met with the very enthusiastic letting agent I thought that she may have been unlucky with having poor service given to her, biggest mistake of my life. From the moment I signed on the dotted line, problems began. My specifications were very simple, only one person in the flat, as it is too small for two, no animals as again the flat is too small, someone with a salary that can afford the flat, but then I thought that would have been obvious. Acorn introduced to me a couple, early 20s with a big dog?? after being persuaded to at least think about it as they were such lovely people I then asked to see their references, and it then transpired one of them didn't work and the other earned a salary that was no more than the rent, I promptly refused to let my flat out to them to the dismay of Acorn. It took them almost three months till I had a suitable tenant and that was thanks to a lovely lady called Rachel Boud who seems to be the only person I have dealt with that actually knows what she is doing. What has however been the worst thing of all is having to deal with the head office, the incompetence and total lack of interest by the lady I have had to deal with is to say the least shocking. On the rare occasions that you do manage to get hold of her, she constantly gets confused and will discuss other flats, she very rarely call you back and when you chase her she doesn't even remember that she has spoken to you. To get a copy of the statement each month has for the most part been impossible, I have had to constantly chase them for this, calls and e-mails just to get a simple statement. The people that does the inventory reports for Acorn and is actually a subsidiary company to Acorn, have done an extremely poor job, not noticing things that has been damaged or disappeared I personally removed something from the flat to see if it was going to be noticed, however it was not. They seem to use the same check in report for various tenants, although you are charged a fee for each check in. The report was over 10 days late due to problems with the system. And as they had done such a poorly job with the inventory I lost money when I had a dispute with one of my former tenants. And it is always somebody else's fault and although they are very sympathetic it is nothing they can do. So all I can say if you want to pay one of the highest management fees out there for a service that is almost non existent then this is the company to go to. However if you would like proper service I suggest you find another estate agent.

To start off I had requested a viewing with James for a property requiring total modernisation. After the viewing I put in an offer £20,000 below the guide price as the property was completely overvalued by some incompetent moron by at least £25,000. Unfortunately I did not realise that the property was overvalued at the time but noticed the condition of the property so offered substantially less than the asking price. James then proceeded on telling me that the vendor had an offer that was ABOVE the guide price and they were close to accepting it, basically urging me to offer more than the asking price. I did offer above the asking price (£10,000 more) and the vendor accepted. At that point I was delighted. I will admit I should have done more research on the local area, but we all make stupid mistakes, however what James and his agency done was lie. Not make a mistake. On the day of signing the contracts I mentioned my problem with the asking price and an agent (Possibly called Yuill) told me that properties in that area in that condition usually do go for around that price. I, being gullible, believed this and proceeded with the sale. After the completion date, I then did some more research and found out that Yuill, too, was a lying (word I can't say on here. Just imagine a word that describes someone that has scammed you out of £30,000) After I had refurbished the property, I made a grand LOSS of £20,000. At the time of writing this review, there is a property on the street in the same condition as the one I bought and is at least £50,000 over valued. AVOID THESE "*" LIARS AT ALL COSTS.

What agent could do to change your mind?
The agent could have acted with more due attention and sympathy for the tenant which the company also represents. Her communication skills are awful and desires much improvement.

We have had the worst experience a tenant can imagine with our rental from Acorn. Our review is however mixed as not all aspects of the tenancy arrangement have been negative. We received great service from the letting office represented by Mr Callum Haughton. He was very courteous and patient, and genuinely a great service professional.
Our horrors began when the letting process was over and we actually moved into the new rental. The landlord had promised to undertake some painting, refuse removal and cleaning before we moved into the property. This we had put to Callum who then got the assurance from the landlord. After we moved in we realised that the landlord had reneged on his promises and nothing that we agreed had been done. We then began our discussions with Acorn to get this sorted. Callum was still trying to assist us but the matter at hand was now one for the attention of the property management office.
We sent numerous emails to Cleo Lawrence complaining about the situation we were in. We had to sleep on a mattress because it didn't make sense getting settled without the house cleaned and painted. The walls were filthy and full of nails. The boiler pipes were dangerously exposed and there was a whole pile of garbage in the backyard. All this for 1100 pounds per month and we were not having it.
Our main complaint is the poor customer service offered by Ms Lawrence, who responded to us very intermittently during our whole dilemma. What is also appalling is the lack of due diligence by Acorn who did not. Check to see if the works had been done before we moved in. They were very quick to ask us for their fees and deposit though. It appears that Acorn is acting only in the interest of the landlord. We asked that they ask for compensation on our behalf for our inconveniences and we got an agreement for 100 pounds discount. It was only when I withheld 100 pounds from the rent owed that calls and responses from Cleo came pouring in, justifying my statement that Acorn only seems to be acting on behalf of the landlord and not the tenant. The tenancy agreement gives rights to both parties and Acorn is obligated to act on the behalf of both. I am not sure Acorn is different from most in this regard but I am letting others know nonetheless.
I forgot to mention that my wife is pregnant and because of the ordeal I was forced to leave my wife in the house with a stranger while he painted and with paint fumes, for 3 weeks in the first month of rental. To think that after all of that we barely received a discount of 100 pounds.

He could have refunded my entire 3 years. they didnt do what i paid them to do, so a total refund is all i would accept as the right thing to do. anything less would be an insult. I simply detest this company for what they have put me through since that god forsaken day that i agreed to do business with them.

Another job i pay them to do, is to check my property every 6 months. my property went unchecked for almost 2 years. Finally, when the tenants moved out, they lost the keys again. In case this hasnt been made clear enough, avoid this company like the plague. You have been warned.

Terribly horrid service by all. Our boiler broke and we called the agency a number of times to get it fixed. Lived with no hot water or heating for 1 month.
Only interested in taking money, and will only ring when there was problem with rent (which we ensured was paid on time.)

Only interested in taking money, and will only ring when there was problem with rent (which we ensured was paid on time.) Terrible customer service. Asked for a number of other things to be fixed in the flat and was either promised someone would call (which never happened) or was put on hold for an eternity until we hung up. Absolute disgrace.

Recently moved into a rented property let by ACORN lettings in south-east London. I paid all my fees up-front, provided all the necessary paperwork, i.e., references, statements and such like.
However, what was to be a new beginning in my new home quickly became a living nightmare. The radiators stopped working, the water pressure in the flat caused the taps to spit water in torrid bursts and when it rained, water would seep into the living room in rivulets to create a small-sized lake at the entrance to the living room.
Despite all my attempts to get the property manager to do anything about it, I have come against a brick wall of inactivity and prevarication of all the issues mentioned above. They were only too happy to take my money at the start and with the busy nature of my job, I just haven't got the time to chase them around.
