I would also like to make it very clear, that even with the TDS dispute process invoked we will also be initiating civil action even it is just to protect future Landlords from such unreasonable behavior. We shall also be informing other specific and potential landlordsagencies of the experiences we have encountered with these individual tenants. As you are aware, we do not experience the same level of unreasonable behavior with our other properties as we have seen with these individuals.
I appreciate that the words were from ex landlord but Sophie at Walmsley caused half the issue by simple misunderstanding. I'm also not sure they should be sending threats to tenants but Sophie thinks otherwise.

Walmsley lettings in reading are the most dishonest and misleading agent I have ever let with.
Upon check in, we took many photos of the property, but were advised by our agent Lauren that we didn’t need to be so worried about being charged for every little thing, as walmsleys aren’t like some of the other agents that screw people over. We were also provided with pictures of how the property should look, taken on a 20 year old digital camera….
The property was filthy, thick dust was around the skirtings, we were given a blood stained mattress protector, a 3 legged table and dirty Crockery - we were told by the agent that we HAD to keep all these items in the flat - even the blood stained mattress protector?!
Upon check out, Walmsleys seem to have found the funds for an IPhone 15 with flash to take photos of EVERY TINY spec of dust in the property, even though they expect us to move into a property in such a terrible condition.
Their check out clerk used flash photography and zoom on every spec of dust, yet when we moved in the check in report was made using no zoom, no flash and a terrible camera.
Walmsleys will continue contributing to the terrible state of the lettings market unless someone does something about them. We are yet to reach a resolution

I have been with Walmsley for about 4/5 years now and would say they're the best agency I have rented with. Their service is always timely, whenever there are any maintenance issues, their response is fast and efficient usually sending out a contractor within 1-2 days. The quarterly visits are carried out sensitively, and are not made to feel as if there is an invasion on your privacy. They are always open to liaising between the landlord and I for matters which will benefit both of us, they're not biased towards one party which I have experienced in the past.
A lovely team of enthusiastic, polite and understanding individuals - I recommend Walmsley to everybody I know who is looking to let accommodation

Walmsley Estate Agents provide the service we anticipated and expected when we put our home of 36 years on the market in early 2018. From initial contact through valuation, marketing, viewings and ultimate management of the actual sales process we were treated most efficiently and with consideration. Finn Barnard- Weston was our main contact during the sales process and he kept us well informed as to the results of viewings, Mr Walmsley oversaw the project and was always available for advice with suggestions on price and marketing tactics. Finally and importantly the actual sale was managed by Paula Abbott. She liaised with our buyers agent and solicitor as well as our solicitor ensuring that with persistence the sale went through smoothly and to everyone's satisfaction. Fortunately after many viewings Mr Walmsley was able to find us the house we were looking for and we went through the buyers experience with the same degree of satisfaction as our sellers experience.

As landlords, we feel completely let down by Walmsley. Firstly, they failed to investigate what proved to be illegal subletting by the tenants (as later confirmed by many official letters found at the house addressed to people not living there). We were alerted to the subletting by neighbours' complaints that several vehicles were regularly parked outside the property when only three adults lived there. Walmsley said they were powerless to do anything because they could not carry out surprise visits or even visual checks after office hours. We therefore had to end the tenants' contract and switch to another agent. But long after the tenants had stopped paying rent and supposedly moved out, Walmsley had still failed to retrieve our keys. This meant that for weeks the new agent was unable to market the property. Walmsley also failed to do a professional checkout or clean after the tenancy had ended - a clear breach of their agreement with us. Moreover, throughout the process we had virtually no written communication from them - only countless phone calls reporting the tenants' complaints of unfair treatment, refusal to pay rent due, refusal to allow the new agents access etc. All in all, we were shocked at the lack of professionalism Walmsley showed, and - when we complained to them directly - by their refusal to accept responsibility for any of the problems we encountered.

They are the worst Letting agent I have ever encountered !! I rented a property which was managed by them. At the start of tenancy they will make you to go through the inventory with them and sign the document before handing over the house keys. It took more than four hours to verify that inventory document as it was incorrect and minutely written. It appeared as if they were using the same inventory document from previous years without reviewing it. I found lot of cleaning issues. Beth who came for inventory check-in was very rude and impatient and I complained against her but no action or apologies from their side. They are very lazy when you want to get something repaired. My family was left without heating and hot water for few days and they didn't bother to get someone quickly. I had to complain to the Council against them. I terminated the tenancy as soon as six month are completed. The checkout inventory document was just two page document and without sufficient photos.Now they want to deduct money from the deposit claiming that house requires minor cleaning and not providing sufficient proofs to justify the deductions and I have now raised the dispute against them to get the deposit.
They might be good for home owner and definitely won't recommend as a tenant.

I wanted to thank the entire Walmsley for the management of the property.
Because the house we rented requires frequent repairs we reported the issues to them and didn't have to be repeated - Just call once and briefly get call back from professional repairs - was sorted out every time.
Inspection visits in a relaxed atmosphere, and if you have any problems with the house it was all fixed in a few days.
Soon we need to move out but even then we have been offered assistance to find a new house (which we didn't use because we sorted out earlier) Everything was always on time and professional, taking into account the interests of both sites.
So far, I think of Walmsley as The Best Agency with which we have ever come across (exactly 5) and if we wanted to rent or let a house - Walmsley are the first that we consider. Others should learn from them. I understand that the agencies are there to make money but in this case they are also a human being.
We always get a concrete response without lies or delays.

What agent could do to change your mind?
If they had been clear that I would be staying outside of the campus (about 30 min walk from my workplace -they assured me it would be a 5 min walk) or if they had been transparent about the time I had to leave the property and not ignored me I wouldn\'t be so pissed. I had to pay extra not to sleep on the street or in the airport...after I had been very clear about my flight date and done everything with half a year in advance....that doesn\'t seem normal in an agency that \"works harder for you\".

Walmsley thought it was enough to ask the guy ( a week later) what happened and since he said it would never happen again they assumed we were happy. We kept pushing for something to be done (him being moved or us moving to a different property) but we were just ignored.
I dealt with two staff members. The first, Laura hardly ever returns e-mails and when she does she is useless. My house mate had to sleep in the cold because she "forgot" (couldn't be bothered) to get her the bedding pack she paid for. I am very sorry that I ever rented a room with them. It's terrible that the University of Reading doesnt manage short-term properties anymore. Walmsley can get away with murder. I had no other choice because I'm and Erasmus student but please seek out other agencies.
DO NOT USE WALMSLEY!

What agent could do to change your mind?
Walmsley could have taken the time to discuss the issue further; we offered a 6-month upfront rental payment which was not communicated to the land-lord. For surety it is stipulated that the tenant should earn 2.5 times the amount of rent per annum, the tenant was fully covered by her own salary and on top of this her children would also sign as guarantor.
Walmsley staff could process a little faster so that their tenants could know in advance whether they will be moving or not.

They could have decided this on the day that they met her when they saw she was in crutches, and she had in fact told them about her operation, but instead they accused her of being evasive about the nature of her working status. Even though her children, earning well above average income, would sign surety for her or offer a 6 month upfront rental payment, this agency did not bother to consult with the land-lord to communicate the opportunity, and took it upon themselves to judge the tenant's character.
Walmsley is inefficient as they were not available to open the door on the 1st of May - a house which had already been standing empty for weeks, increasing opportunity costs for the land-lord and extra discomfort for the tenant who had to live in a limbo between residences until they could give her the keys.
Within this period Walmsley wasted resources for credit checks which has now affected the tenant's record, and not to mention the cost of the deposit that would not be returned because of this 'admin' process.
Waste of time and money!

This company has low morals and acts unprofessionally. The company actively encourage people to bid against each other in an unethical manner. Their properties are also vastly overpriced. They are also poor at communicating for example we placed an offer on a property which subsequently sold a few days later yet they did not inform us. Would recommend you do not sell or buy from this agent.

One in particular to look out for is JENNY STARK who will illegally add items to your check out to do list at the end of your tenancy AFTER you have signed it and send you a bill knowing they can just take it from your rent deposit. The rent deposit scheme is a joke and allows this sort of behaviour by agents and landlords. WATCH OUT FOR THIS COMPANY THEY WILL RIP YOU OFF! [[EDIT ORIGINAL END]]
