I have recently rented a property with Spencers estate agents and I must express my upmost satisfaction with the experience I had. I would particularly like to mention Zak Jones who was incredibly helpful, always available to answer my questions and address any concerns I had. Standout for me was the speed at which Zak and the estate agents operated. Thanks to his efficiency, I was able to secure a fantastic rental property in a short period of time.

Comments on Agent Fees
Real bad considering they did nothing to help me I don\'t know what they were talking my money for because as an agent they were useless.

I rented a house and had soo many problems. Spencers were not interested as long as they got the rent. Which I stupidly paid in advance. There was a fridge on the drive which I was told would be removed the following Monday after moving in, the same fridge was still there 12 months later when I moved out, despite numerous complaints and requests for it to be removed. The rear fence adjoining neighbours yard was damaged a big section of which had collapsed and left a 6ft side gap unrepaired for months despite me going through correct maintenance reporting procedures. And also various other things like a gas hob not working again not being fixed in spite of correct maintenance processes being used. Also rented house with gas fire only for it to capped 3months into 12mth tenancy. This is just the tip of the iceberg so to speak I had far to many problems to go into here. Going back to the fridge on the drive, this rendered the drive unusable for the whole tenancy, at one stage I moved the fridge to the side of the drive and parked car on drive for a few days then one windy day the fridge was blown into my car causing considerable denting and scratches. Really not impressed especially when told by Lauri when moving out that 'I wouldn't be charged for removal of fridge on drive'. I've been renting for many years and this is by far the worst experience I've ever had. Be very wary and careful when dealing with Spencers because they're only interested in taking your money and nothing else.

Please be aware that Spencers Countrywide Leicester cannot be held liable for advertising and renting a property which has major problems .We were put into a property with a boundary wall that had broken down , black mould throughout, raw sewerage flowing out the back garden , overgrown garden , leaking roof , infestation of subterranean termites , electrical lights not working , leaking shower , broken taps , and filthy from previous tenants . After two years and £830 in court fees Judge Atkinson has today ruled that they were entitled to do so and that there is nothing wrong with them advertising the property on their website without checking it -although they had been managing it for 3 1/5 years . Apparently this is fine and Ms Chloe Simpson their Senior Property Negotiator has denied any wrong doing in advising us that the house was" lovely". Judge Atkinson explained that this was mere "puffing" . We ought to have been more aware but we were under pressure to find a home and we went on the website and had a 20 minute viewing with the previous tenant . Apparently that was out fault. We spent three dreadful months at the property .We have been fined £400 for daring to challenge Countrywide . They are the ultimate mafia and protected by the courts. Judge Atkinson has said that as the previous tenant did not complain the fact that the wall had fallen down etc etc was fine . They were well within their rights to re let the property without advising the new tenants. We lived on a building site , project managed and paid for the electricity to rebuild the wall . Judge Atkinson said that is fine again. No problem . So be warned . Do not rent from Countrywide - the house is on the market but since it is infested with termites one wonders if Country wide will advise the prospective purchasers -any guesses and of course they cannot be held liable. I wish I had read the reviews. As one of them said . You have been warned .

What agent could do to change your mind?
The agency comes across, unfortunately, as money grabbing opportunists. They must be making a fortune charging tenants! They should drop these disproportionate charges as customers will not come back to use them again.

Beware Spencers have a lot of hidden costs. Make sure you read the contract especially with regards to exiting the property. For example, you could be charged 30 pounds for not cancelling your direct debit, or 30 pounds for not being there on the day you leave the property.
The most shameful charge is having to pay 20 pounds for a reference if you choose to change agencies when you move house.
It is not fair and is frankly rediculous, when would you ever get charged for a reference? This is the only example I have ever come across.
Oh and its 125 pounds to renew your tenancy after a year. They tried to charge us this when we just wanted to extend our tenancy by a month. The representative from Countrywide tried to say that it wasn't possible. It took a lot of phone calls to get them to drop it. Who in their right mind would pay 125 pounds to renew a contract, put in a get out clause, for the pleasure of staying on for one month extra?
