This is the second time we have used SBK and we found them to be extremely professional and helpful. This is the second time we have used SBK and we found them to be extremely professional and helpful. The staff were friendly and nothing was too much trouble as although we had a relatively short chain things did get complex and the staff did a lot of chasing to get the issues resolved as quickly as possible. We were always kept informed of the situation in some cases 2/3 times a day. We would certainly recommend them to friends and family.

Extremely unprofessional company.
I made an offer of the full asking price but then had the estate agent, Philip Charman moaning that the Surveyor recommended by my Solicitor would take too long and persuaded me to use one recommend by him.
Philip Charman arranged the survey but failed to inform the Surveyor that 180 houses are soon to be built close to the property.
The Survey showed that the house had been neglected and required a lot of repairs, some of which were urgent.
Philip Charman was not at all happy about the Survey and I became victim to his tantrums.
He would not permit me to have a second viewing of the property of allow me to have professional quotes done to ascertain how much the works would cost. He was adamant that all the works could be done for eight-thousand pounds even though he had no evidence to back that up. The Surveyor said that the house stands to lose fifty-thousand pounds plus the cost of all the works yet Philip Charman would only reduce the price by eight-thousand pounds.
He ranted down the phone at me. He put the house back on the market without informing me or answering my emails.
All in two days!
He has cost me thousands of pounds in survey and legal fees and I will be informing the ombudsman.

WeI had experience of SBK over a period of 8 months whilst looking to buy a house in the Locks Heath area in 2015. We negotiated on 3 separate properties that were managed by SBK and in particular found the following issues unsatisfactory:
. The company has a policy of advising their sellers not to accept an offer from a potential buyer until he/she has a complete change in place which has also been verified by their staff. This lost us and ultimately a seller a sale at full asking price for the sake of 2 days to confirm a complete chain. This policy is too rigid and in practice handicaps sellers and buyers. We noticed that the seller of this particular property eventually got another agent to sell his property. . We had 5 separate viewings with SBK and their agent was late 4 times and didn't turn up for the 5th. . When we finally had an offer accepted on another property that was managed by SBK it was based on the understanding that completion would be achieved in 10 weeks. This information was fed to the rest of the chain who were content because they were all keen and ready to complete in this timescale. However, in reality the chain had too wait over 5 months for SBK's seller to have a local property refurbished before completion could be achieved. SBK had a clear personal interest with the local developer who refurbished this property and resisted providing a plan or visibility on progress with the refurbishment. In hindsight, our offer may well have been different had the truth about the completion timescales been known from the onset.

Company wouldn't offer guarantor service, gentleman - lettings manager (gentleman) was friendly about this, and tried to work around it.
However when I went into the branch to discuss with the lettings secretary, she was very rude and condescending, and didn't seem interested in our business... Read Full Review
What agent could do to change your mind?
Re-train your female lettings secretary and explain that a customer isn\'t to be treated like something on the bottom of your shoe.

Company wouldn't offer guarantor service, gentleman - lettings manager (gentleman) was friendly about this, and tried to work around it.
However when I went into the branch to discuss with the lettings secretary, she was very rude and condescending, and didn't seem interested in our business at all; considering it was an empty office and the phone didn't ring once whilst I was there, maybe she needs re-training in customer service, as I left the office in such a bad mood that 3 days later I am still willing to leave a review on every website on the first 3 pages of google.
Would not use SBK again even if it was the perfect property.
