They’re an absolute joke. We had to wait for 2 weeks for our money to be returned. In May we’ve paid the holding fee for a property where we were supposed to move in on July and then 2 days before the move in date we were told that the landlady is not even allowed to rent the house because she did not have the permit to do so. Why did they take the property and why they didn’t do all the necessary checks at the very beginning only god knows. We then had to chase them up so they can return our money back. We had to wait for the agent to speak to her manager, call them numerous times, send them loads of emails to get the money back in the end after 2 weeks. Can’t say how much inconvenience that caused us. Terrible service. I would never recommend. I would definitely rate them with 0 stars.

I wanted to view a property at monton street in M14, the guy at the office said that the owner is willing to accept 165000 pounds ,
Then another guy called Chris at the Stockport office cancelled the viewing for the property scheduled for Saturday and said u can view on Tuesday , on a day before viewing he phoned and said we cannot show you the property as the tenant in the property is out of the town ,and the owner is willing to accept anything above 175000 for the property ,advertised for 170000.. I took off from my work for this viewing but he phoned and cancelled the viewing for Tuesday on Monday evening,then he rescheduled the viewing for next Tuesday to which I agreed and managed to take the day off on Tuesday ,on Monday a day before viewing I called the Sanderson James office to confirm the viewing and the same guy Chris said yes ,we will see you at the property..on Tuesday the viewing was at 1.30 pm and at 10:30 he phoned me and say that the tenant is not at the property as he had to go out in emergency as his relative is not well .. so again he put me off ..without even showing the property he's saying that we want to sell the property for 175000 which is advertised on their website for 170000
I am not happy
I want to escalate this and teach them a lesson
For being so unprofessional
They do not own the property they inflate the prices by saying that the property is under offer and if u can pay higher
Poor owner does not know anything about it

I have had the misfortune of dealing with Sanderson James twice (I would have rented a diffrent property if i had known)
Late / unavailable to hand us keys costing us a fortune in van rental.
Then contacted me nonstop once I said I would be moving. I emailed them to stop this harassment as I was starting a new job and in training ( they promised for a 6th time but continued to call in office hours for the next 3 weeks)
Interlaced with sending me unsolicited text messages demanding I contact them at my expense.
Which is illegal under Data protection due to (computer txt with NO return message number ! or option to Optout)
Hope they go out of business and nobody else has this stress.

Sanderson James have had my property on the market for almost 8 months. When they initially visited their sales representative made a number of promises of which none of which were kept. I had to chase the branch on over 17 occasions to get simple things completed that were incorrect or where they hadn't delivered on the promises they had made.
They have been awful at keeping me up to date on viewings that were scheduled in. On at least 5 occasions they had appointments made with prospective buyers where neither the buyer or the viewings rep had turned up. Makes you question whether or not these were genuine appointments. I have a record of each of these should anyone wish to contact me.
On the few occasions that the viewing rep has been at the property (twice, maybe three) she made a number of blunders in describing my property. Just to name a few:
- Told a prospective buyer that my Nest thermostat was an app based alarm system.
WTF...??
- The CCTV in my house was connected to the police and would be carried over to the new buyers.
Nope, as I wouldn't pay the subscription for someone else.
- The allotment at the back of my house was actually part of the property.
I'd told her before the prospective buyers arrived that this wasn't the case. She ignored that completely.
There are a number of other estate agents in the Levenshulme area that are far better at both service and delivery that I would suggest you try. Don't fall for the BS in their sales pitch when they come to visit you.

When I decided to let my house five years ago I wanted the whole experience to be hassle-free. Sanderson James are consistently rated as being the best letting and estate agents in the area. Based on their reputation I decided to go with SJ and soon understood why! Their approach is a combination of efficiency and common sense. They organised all maintenance and sourced local suppliers. They are always looking to find the best value for money when it comes to maintenance and truly understand the priorites of a landlord. When I decided that I wanted to sell the same property SJ were the obvious choice as they knew the property.. it took them all of 2 weeks to find a buyer and the entire sale was smooth and efficiently managed. I would highly recommend Sanderson James in the Manchester area.

As soon as I had signed the tenancy agreement and handed over the extortionate agency fees, all 'care' from Sanderson James disappeared. I entered the property and it was FILTHY!!! I complained immediately but it took them nearly a week to send a 'cleaner' (who did nothing!) by which time I had thoroughly cleaned the majority of the property myself anyway. The bed (in a one bedroomed property) was held together with a shoelace and the fridge/freezer compartment was broken which meant that all items in my fridge became wet - it took them 9 WEEKS to finally sort this out and that was after several emails, phone calls and then eventual threat of not paying rent. Upon leaving the property I was accused of owing rent (because the incompetent staff are unable to do the simple job of checking a tenants account), I did not owe rent which they eventually realised, however, there was no attempt to apologise for their pure incompetence. The state of the property when I moved in was a joke, rubbish left in bins, dust, dirt and cobwebs everywhere, brown scummy marks all over the bathroom and mould all over the bedroom walls, yet Sanderson James had the cheek to try and charge me �180 for 'damages' when I left the property when I had had the carpets professionally cleaned and the entire flat scrubbed from top to bottom. The property had never been so clean! I raised this with the Tenancy Deposit Scheme (TDS) who awarded me back �115 (highlighting the level of Sanderson James' ridiculous claims) the �65 paid, however, was due to 'unclean bathroom tiles' the tiles had been scrubbed with a sonic scrubber and in no way were worse off than when I entered the property - the photographs taken by Sanderson James upon moving in were distant and of poor quality, however, miraculously upon leaving the property, photos taken were very close up and clear. Total con-artists.

Overall my experience with Sanderson James has been a diabolical experience from start to finish. No one in the office has any idea what the other members of staff are doing or how to even do their own jobs. I have lived in 6 properties over the last eight years whilst at uni and I have never once had a problem with an agency or lost a single penny from any deposit until I encountered Sanderson James. My advice is to avoid them at all costs if you value your sanity and your money - dealing with such incompetence for an entire year is very hard work!! However, if you are unfortunate enough to be with them already then, as I found, the only was to get them to pull their finger out is to threaten withdrawal of rent!

This was the first house that I have ever sold and I didn't have a clue where to start. I decided to go with Sanderson James as opposed to other local agents as they followed up on my initial enquiry and their level of customer service with me made me confident that this would be their level of service with others. Tara, Paige and Chantelle kept in touch with me at every opportunity. I also lived away from the property so it was really important to have that level of trust with them taking care of everything for me. They most certainly did. I had the first offer in a matter of weeks and unfortunately this buyer decided to withdraw quite far into the process. Tara really helped me pick up the pieces, arrange to get an important report and subsequent work done on the house and in a matter of days the offers were coming in again. In fact I had two in one day at they helped me acheive the asking price. Once again, the support and service I received was brilliant. Tara is a true professional and I would not hesitate in recommending them for the sale or purchase of your property. When I look back now I realise how invaluable their service was and with all of the ups and downs of a hosue sale, I really could have not done it without them. They made a potentially stressful situation very easy to navigate. Worth every penny, without a doubt. Thank you!

After searching endlessly for an agent online I decided to take a walk along Stockport road where there is a great selection of agents and I preferred dealing with someone face to face rather than using an impersonal online service. I spoke to a few agents based on this road but after walking into Sanderson James I knew this would be the one for me. I was greeted immediately by a lady called Tara who even offered me a hot drink whilst I waited to speak to the branch valuer. After a good chat the values managed to answer all questions I had relating to selling my property and put a lot of my concerns to rest. They didn't take long to get my property on the market and I was surprised by the response, I was always given feedback on viewings and if I was not available Sanderson James offered to do the viewings around my timetable. The whole process didn't take long an I felt like i made the right decision in choosing them. I would recommend to anyone who wanted a personal and professional service.

Emma came out to my property and promised me she would be able to sell my property for me. The team bent over backwards to show me that they were not like the other agents in the area. I received a good amount of viewings and was provided with feedback for each one, I wasn't on the market long before I received an acceptable offer. Tara then dealt with my sale from start to finish, she made what seemed to be a complicated, intense hard few weeks very simple and easy. After the experience with the previous estate agent, I lost all faith in thinking selling a property would be anything but difficult. The team at Sanderson James was incredible.

I bought a house of Sanderson James and it was the worst buying experience I have had since becoming a investor 20 years ago, not to mention I have properties all over Manchester at least 25 off the top of my head I would never touch them again. I felt really pressured and it caused me a lot of stress Bianka was just as bad as Tara but she was professional and always got things done for me and I heard people shouting at her in the back ground to tell her to get it in for the month but she is always unavailable now. They are not professional especially in their speaking manner and they are your best friend when they want something. 3 houses in total and no respect I know their fees are expensive without me buying the houses they would of not had their fee which they always wanted for the end of the month when we are all busy... I think the staff are the way because of the people in charge serious changes need to be done.

I bought a property in April 2015. I got the mortgage arranged, survey, solicitors organised, etc. Firstly, Sanderson James initially denied a survey had even been done. I had left it with the mortgage company to contact them, so I was surprised to hear this, as my broker had previously told me the survey had been instructed. It turned out this was false. In fact, we were waiting for the valuation report to come back. Only a few days later I received the report and the mortgage offer.
It was then time to instruct my solicitor to do the searches, etc.
Then stage 2 from Sanderson James. Now they told me exchange had to take place within 14 days. This was 3 days after I got the survey report back. The solicitor would have had my paperwork for 24 hours at most at this point. My solicitor confirmed this would be impossible, as the average time is 6-8 weeks, which is about right as that is how long I have expected things to take with all other properties I have bought. By the time all the paperwork has been done, searches, etc, this all takes time, so that would be a fair estimate. Sanderson James however decided that was far too long. They told me there was another interested party. This despite the property being on the market for 9 months, and if I couldn't exchange within the 14 days the vendor would pull the contract.
Sanderson James told me they had sent emails to my solicitor and not had responses. What kind of responses they were hoping for, I don't know, as it was not yet time for them to get involved as I hadn't had the survey report back. No buyer will instruct a solicitor to begin work, thus incurring fees, without the survey report. What if there was a problem with the property? Then you lose a survey fee AND search fees.
I have found out the vendor is in fact one of the associates of Sanderson James. So what is going on? Well it appears to me as though they were playing me to try and increase my offer. That was never going to happen! So I am now left �365 out of pocket through this appalling situation. Reading the comments on here it looks like I am not the first person this has happened to. I only wish I'd read these comments first before buying (or trying to buy) this property.
Another theory could be they were wanting me to use their solicitors instead of my own. I got a quote from them which was too expensive so I went with my own. Sorry, but I choose which solicitors I use thank you very much, nobody else.
There are no winners apart from the survey company here. I have already complained to Sanderson James, and spoken to the area manager by phone. I am not at all happy with what she said, so I will now be taking my complaint to the Ombudsman, and going to the small claims court for the �365 I have lost.
I don't think Sanderson James will be in business for much longer, as more and more people become aware of their sharp practices. I have never known any agent behave like this before. Sanderson James will learn now though, I am not one of those cry baby clients who will just roll over and accept this kind of situation. They are the ones in the wrong and I will take action against them.
I would also like to add, I am also a letting client, and they are managing a property of mine. This property will now be withdrawn and managed by another agent. As inconvenient as this is for me, I need to deal with agents I can trust.

Ok so where do I start.... firstly I would like to thank Sanderson James for not only being a great agent that ACTUALLY sells your house. I was with another local estate agent for 13 months initially I had both agents come out and value my house and went with the other agent( regretted that completely) I was approached by Emma a number of times regarding my property and she was so persistent in telling me she could sell it and how hard the team at Sanderson James worked but just used to say I would call her back (fobbing her off). After months of no viewings or call backs and genuinely lack of communication I decided to give Sanderson James ago. Emma came out to my property talked me through there type of buyers they had and how they would market this house to the right people (she gave really good advise and information) within 4 weeks of my house being on the market they had a buyer and I have completed on the sale. Even though it wasn't on long the service I received was next to none everything from communication, advise up to the point of the sale completing. I would recommend anyone to sell the house with Sanderson James as they do what they say your not just another house for them to sell. Dedicated team work and it pays off well done!

I have just let my second house through SJ and I have always found them helpful, my rent is on time and they are open late which no other agent was incase I needed any updates but I have dealt with the sales and letting office and always found them to be good infact the advice and buying another... I have just let my second house through SJ and I have always found them helpful, my rent is on time and they are open late which no other agent was incase I needed any updates but I have dealt with the sales and letting office and always found them to be good infact the advice and buying another investment was professional and I'm happy but, it's a small family firm from what I understand but each to there own!
