Terrible experience with the Islington branch.
We stayed in a lovely apartment but it was so badly managed, we could not believe it. Multiple Issues with the maintenance team, lettings team and lettings management. Sent complaints before, during and after we moved out. Requested follow ups multiple times via phone, email and in person. Never heard from anyone. We ended up trying to deal with their maintenance subcontractors at one stage because they were so rude and unhelpful when they finally did return our calls. Also ignored the contractual obligations in returning deposit though by that stage nothing surprises us. Several staff members were rude and claimed they were too overworked to help us, even though we had waited patiently for weeks. Every dealing was painful. I could say so much more, but overall I was just shocked they have any customers.

Worse experience especially bad during Covid. Shame on them! No apologies nothing - tempted to let the new tenants in the property know what we have had to put up with.

I would not recommend Portico under any circumstances and share the same complaints as many of the people on here.
While we were renting our flat, we had a lot of trouble reaching them whenever things needed fixing (oven, toilet, heating). Our property manager changed literally every month and we were never informed, so we ended up having to email a number of people just to find out who our point of contact was.
However, the worst part of our experience has been after our contract ended. We received our check-out report a few days after the move-out date, but have not heard anything about our deposit since. We have called and emailed them muliple times over the last couple months, but they never reply to our emails and whenever we call, the person in charge is "not available". It has now been almost 3 months since we moved out and we have still not heard anything about our deposit.
Overall, very unreliable and uprofessional. I will not be renting through them ever again and would not recommend it to anyone.

When we tried to use Portico's complaints systems to try and elicit a response from them, this was also simply ignored.
Portico then tried to blame us for some of these reported maintenance issues and to make deductions from our deposit when we eventually moved out of the property. They also tried to make deductions for things that were clearly evidenced as already broken or damaged when we moved in (as evidenced by their own check in report).
I definitely would not live in another property if it was managed by Portico.

Avoid letting from Portico at all costs.
We rented in the Highbury and Islington area and received what can only be described as shockingly awful customer service. Almost all our emails over the course of the year have been ignored from broken boilers to how the moving out process works.
It has been two months and we still have not received our deposit back. All our emails have been ignored and we have not received any information regarding this. We have been forced to waste our time referring this issue to the deposit holder even though we left the property in immaculate state and should have been given back our entire deposit immediately.
Avoid renting through Portico.

BUT I left the flat at 9am and the clerk came before 11am, called me asking to open the door as no one was in. Ha-ha-ha! The other thing is if they were to send anyone to the flat before the clerk they had to send an email 24-hours prior anyone attending the property as before 11am we were still tenants. Also, if they had a chance to read their own contract they would know how to notify us and the timing (People, READ THE CONTRACT). So, I got my money back for the cleaning but I still do not understand such lie. In addition, during the renting time never responded to a repair request.

Portico also likes to take advantage of their clients. Despite clearly stating in an email 2-3 months before the end of our 12 months contract that we won't be renewing it, the team at Portico was looking to make us pay for an additional month of rent. Their rationale was that we did not confirm that we wanted to terminate our 12 months contract (which in our minds was static, specifically because we pay on a 6 months basis), and the statement 'We don't believe we are ready to sign up for another 12 month contract [...] and we are ready to move out' does not clearly state that we are moving out (in their opinion). From all the flats I rented in London, I never had to either give a 2 months notice or pay an additional month vs the actual length of the contract.
Fees are very high and management of properties is definitely not the best. Our flat was not professionally cleaned when we moved in, we lived for 3 months without hot water or heating until Portico finally sent someone in, and washing machine was broken for 1 month before someone was finally able to come in.
