Is very disappointing that Pearsons Estate Agents Waterlooville refused to refund my holding deposit on property as a landlord's decision for not wanting a guarantor(which is a hidden clause that wasn't explained prior to my referencing) for their property indirectly turned to be my... Is very disappointing that Pearsons Estate Agents Waterlooville refused to refund my holding deposit on property as a landlord's decision for not wanting a guarantor(which is a hidden clause that wasn't explained prior to my referencing) for their property indirectly turned to be my fault as a potential tenant. I have requested the refund of my £248 deposit and the property manager stated that I have to forfeit my hard earned money and nformed me that she won't respond to either my mail or call.

I have requested the refund of my £248 deposit and the property manager stated that I have to forfeit my hard earned money and nformed me that she won't respond to either my mail or call.
I am devastated and regret trying to let an apartment through them.
Treating me without respect or is it because of my race as a black.
This is unjust.

We signed with them at the end of July 2020 to sell our house. Was me who took the photographs for them to list our house on “Rightmove” and “On The Market”. We had viewings booked straight away. Few days later in August we had an offer under the asking price which we accepted any way not before asking Paul if he truly believed that the buyer was serious and with the capacity to buy, and also IF THERE WERE MORE VIEWING REQUESTS. Paul confirmed that the buyers were serious and that nobody else ask to see our house. They immediately marked the listing as SSTC in all the sites, they removed all the photographs so the house won't appear on the searches anymore. I called Pearsons to say that I wanted the house back on the sites just in case the sale fail, so they could be able of taking the contact details of more people interested in the house. Rebecca said that the buyer requested taking down the listing from the websites. I should have guessed at that point, knowing that they were busier than ever before (Paul's words) because the stamp duty holiday, that they weren't going to put more effort and time in our house just to earn few more quids. In the meantime, we found a house to buy, our dreamed house, we placed an offer and was accepted. End of September Pearsons called us to say that our buyer decided to pull out. We called the agent of the house that we were trying to buy to explain the situation asking if they could wait for us until we find a new buyer. Pearsons said that they were doing everything possible, CALLING ALL THE PEOPLE THAT SHOWED INTEREST IN OUR HOUSE IN THE PAST and ADVERTISING OUR HOUSE IN THEIR NEWSLETTER THAT COVER 500 POTENTIAL BUYERS. They activated the listings on the mayor sites, but because the house was originally listed in July was appearing on the last pages of the searches. I asked Nikki to change the date of the listing (she said that wasn't possible) and I asked them to pay for a “Premium Listing” or “Featured Property” in “Rightmove” and a “Spotlight Property” in “On the Market”, which would give us more visibility. Nikki didn't know what I was talking about because she is “not familiar with those websites”. Well, you think a real estate agent should know extremely well these sites, because, let face it, all their sale leads are coming from there. Even “On The Market” advertise all their listings in “Facebook Marketplace” so you have even more visibility because of them, not the estate agent. Few hours later Rebecca called me saying that she managed to list the house as new listing and as “featured property” in “Rightmove”. We started with the viewings again. There were 2 viewings on a Saturday for which I requested feedback and they couldn't give us any BECAUSE THE TELEPHONE NUMBERS WERE WRONG. I asked Sophie how was that possible, she said that some times they communicate with the viewers only by email. MEANING THAT THEY DIDN'T VERIFY IF PEOPLE WERE GIVING REAL CONTACT DETAILS (AND NOT FAKE NUMERS AS THEY DID) AND IF THEY WHERE CAPABLE OF BUYING. BASICALLY THEY LET TOTALLY EXTRANGERS COME IN TO MY HOUSE, CHECK OUT OUR STUFF AND IF THAT WEREN'T ENOUGH, IN THE MIDDLE OF A PANDEMIC. One of that viewings was booked by a lady that came with her daughter and her mentally disable son. They spent quite long time in my toddler's room while we were down stairs. When she was leaving, she said that our house was gorgeous and “joked” with us saying that they were doing house viewings as only entertainment available in lockdown, because her son loves to see other children's rooms and their toys. Seems like she wasn't jocking. She gave a fake telephone number, Pearsons never checked. In November we received the call from the agent of the house that we wanted to buy. We lost the house. After some mistakes made by Sophie while she was showing our house, I told them that I'd prefer to conduct the viewings on my own. So I received the last couple. I showed them the house. They made an offer that very same day and we sold the house to them. Weeks later they came back to visit the house and told us that THEY WANTED TO SEE OUR HOUSE IN AUGUST BECAUSE THEY LOVED IT, they even had a date for viewing but PEARSONS CALLED THEM TO CANCEL THE VIEWING saying that we've accepted an offer. Meanwhile this couple tried to buy another house but the sale fall through so they checked out “Rightmove” and they found our house on the market again… NOT BECAUSE PEARSONS CALLED THEM BACK… because THEY FOUND THE HOUSE IN RIGHTMOVE. They told us that they also DIDN'T REQUEST OUR HOUSE TO BE MARKED AS SSTC or anything like that.

If Pearsons would have called these people in the first place, we wouldn't have lost the house that we wanted to buy and the money already spent on that house's searchings.
After that we tried to avoid Pearsons at all cost, dealing directly with our and buyer's solicitors and with the buyers themselves on their personal mobile numbers and emails. Still Pearsons had a substantial commission. Absolutely awful experience.
