What agent could do to change your mind?
Get rid of the bonus system for the mortgage partner services
These bullies would not pass on an offer until we had registered with their mate who tried to sell us a mortgage and as we had two DIPs already we were not interested but had to go through the hoops. Then agent 1 who was very nice seemingly said that the owners would do repairs. We made an offer on this basis. Then agent 2 more senior and aggressive said they would not accept it which was code for he would not pass it on to the vendors. He then invented over several days a cock and bull story about calls and negotiations under the asking price which we now find out never occurred. To cover himself after complaining the branch manager sent a copy of an offer letter several weeks too late.
After all this we start to get abusive emails as they have changed our registration from my name to a Mr Urankar ("you are a ******"). Very clever. Very funny. Very in breach of sections 1 and 3 of the Malicious Communications Act 1988.
Ombudsman letter on its way.

I have seen various properties with Palmer Snell, & had the 'you must meet with our mortgage adviser' lecture every time I was even remotely interested in a property. I wanted to put in an offer on a house, & despite telling them numerous times that my finances were in place & I had a mortgage in principle, they insisted I see their inhouse mortgage adviser otherwise any offers I made might be rejected by the seller in favour of someone vetted by their inhouse mortgage broker. Not legal I'm told by many sources. Having explained my worries to Palmer Snell regarding conflicts of interest etc, I was assured the mortgage adviser would not discuss salary/deposits with the estate agent, yet when I went to see them, I had to answer all these questions with 2 estate agents (including mine!) sitting within 5 feet. The mortgage adviser, although enthusiastic, didn't expect me to have done my howework, therefore I could see he was not being honest about costs, or explaining them very well. Rather than give me mortgage quotes on the spot, I was asked to come back a second time (which I didn't, after being asked the ludicrous question "in an ideal world, how much would you be willing to pay for insurance" - not being funny, anybody's answer to that question is "as little as possible" but he wanted me to specific PER type of insutance). Despite having been told that seeing the mortgage adviser would mean that I would be placed atop a list meaning I would receive property details ahead of anyone else, I have heard nothing from them since, despite my chasing the mortgage adviser for quotes various times. Ditto, I don't receive any more information from Palmer Snell... except from their OTHER branches where I am not looking for houses, & whose relentless emails advertise properties £50k out of my price range. I would avoid these people at all costs.

DO NOT USE PALMER SNELL IN PARKSTONE, POOLE!!!!
Having sold various properties before, I am not inexperienced in dealing with agents, and Palmer Snell appeared to be professional in their attitude. They provided lots of "selling spiel" which I took for its worth. Once a buyer had been found, things went rapidly downhill. She was persuaded to use their own solicitors (confirmed by the agent himself as nothing short of useless!) and when it came to the point of exchange (after several weeks of waiting for their solicitors to complete enquiries) I then found that they had not asked my buyer where she was locating her funds from. The agent I was purchasing through had taken this step once I had agreed to purchase a property, so they knew when funds would be available. My buyer then took a further 10 working days to obtain her funds and exchange and completion had to take place on the same day as we had been waiting so long. I was on holiday at this point and the first 10 days were ruined with the stress of waiting to see if completion would actually take place. Having written to Palmer Snell (at the suggestion of my solicitor) due to their shoddy and incompetent service, they have responded saying that if I do not pay their fee in full, they will take legal proceedings against me. I will pursue with the Ombudsman because their service was appalling. BUYER BEWARE THEY SAY!!!!
